Sun City West Homes with Casita
Sun City West homes with a casita are resales whose listings describe a detached casita or a guest suite, so confirm which one you are buying. Sun City West is age-restricted (55+), with rules in the CC&Rs for each lot, and the association says a casita may not be rented separate from the main home.
Sun City West casitas at a glance
- Community: Sun City West, an unincorporated, age-restricted (55+) community in Maricopa County; rules are in the CC&Rs
- Occupancy: the CC&Rs require at least one resident 55 or older in each home and say no one under 19 may reside there
- Casita or guest suite: listings use the word for both a detached room and an interior bedroom with a bath; check the floor plan
- Renting: the association's CC&R brochure says a casita or room may not be rented or leased separate from the primary structure
- CC&Rs: more than 100 different sets across the community, so pull the set for the exact lot

Plain talk about that button: it shows Sun City West listings whose description mentions a casita or guest quarters. It is a word search of listing remarks, not a verified feature filter. Some results will be an interior guest bedroom, and a few may mention a casita in passing. Confirm each one with the photos, the floor plan and the disclosures.

Casita versus guest suite
Buyers use these words as if they mean the same thing. In listing remarks they often do not.
- Detached casita. A separate room, usually with its own door and often a bath, on the same lot as the house.
- Guest suite. A bedroom with its own bathroom inside the main house. Some have a separate outside door, many do not.
Maricopa County's zoning FAQ defines an accessory building as one that is subordinate to, and incidental to, the main building or use on the same lot.
When a buyer tells me they need a casita, I ask what the visits look like. Sometimes a guest bedroom with its own bath on the far side of the house does the job. Sometimes a separate door is the whole point.
Age rules and visiting family
Sun City West is age-restricted (55+). The CC&R page on suncitywest.com quotes the standard language: each home must be occupied by at least one person 55 or older, and no person under 19 may reside in the home. A casita does not change that. Plan on anyone staying in the casita being treated the same as anyone staying in the house.
Sun City West is also zoned under Maricopa County's Senior Citizen overlay, according to newspaper clippings archived by the Del Webb Sun Cities Museum. The county ordinance section for that overlay (Section 1006) says no person 18 or under may reside in a dwelling unit for more than 90 days. If your family visits for long stretches, ask the CC&R Department how the rules apply to your lot before you buy.
For how visits work in the original Sun City, see can grandchildren visit Sun City AZ. The two communities have separate associations and separate rules.
Guest passes at the rec centers
Overnight rules and recreation center rules are different things. The Recreation Centers of Sun City West say all facilities are private (golf and bowling are semi-private) and that a guest fee applies to most activities. Here is what the guest and children policy and the guest pass page say:
- A member checks guests in. Guest wristbands are sold at the four rec center monitor stations, the Sports Pavilion, the RH Johnson Library and the Membership office.
- Members can buy guest passes for the day of use plus up to two more days.
- Guests under 16 must be with a responsible adult at all times. Children are not allowed in the fitness centers or hot tub areas.
- Children under 6 are not issued wristbands because they are not charged.
- Someone living in the home more than 30 days without a member card is no longer a guest and needs a Tenant Activity Card to use the facilities.
Can you rent out a Sun City West casita?
Not by itself. The association's CC&R brochure says a casita or room in a house may not be rented or leased separate from the primary structure. When the whole home is rented, at least one tenant must be 55 or older, and the rental must be registered with the Maricopa County Assessor's Office.
Some streets also sit inside a smaller HOA. The brochure says many of those HOAs add their own rental limits, so read both sets of documents.
This is a general summary, not legal advice. Read the current CC&Rs for the lot before you rely on any of it.
What to check before you buy
- What the word means. Read the remarks and photos to tell a detached casita from an interior guest suite.
- The lot's CC&Rs. With more than 100 sets in the community, guest and exterior rules can differ by street. The CC&R Department takes requests through its CC&R copy request form or at 623-544-6661.
- Original or added. If the casita looks like a later addition, ask the seller for permit records. Sun City West is unincorporated, so permits come from Maricopa County. The county's Permit Center is at 602-506-3301.
- Bath and cooling. Check for a shower, not just a half bath, and ask how the casita is cooled.
- Side by side. Compare casita and no-casita homes in similar condition before you decide what the extra room is worth to you.

Questions buyers ask
Do all Sun City West homes have a casita?
No. Only some homes have a detached casita or a guest suite. Use the listings button, then confirm each home with the floor plan and photos.
Can I rent the casita separately?
No. The association's CC&R brochure says a casita or room may not be rented or leased separate from the primary structure. If the whole home is rented, at least one tenant must be 55 or older.
Can grandchildren stay in the casita?
They can visit, but the CC&Rs say no one under 19 may reside in the home, and that includes the casita. Ask the CC&R Department how this applies to your lot.
Can my guests use the rec centers?
Yes, with a member. A guest fee applies to most activities, guests under 16 need a responsible adult, and children are not allowed in the fitness centers or hot tub areas.
Where do I get the CC&Rs for a home?
Request them from the RCSCW CC&R Department through the form on suncitywest.com or by calling 623-544-6661.
