Sun City Grand Homes with Golf Cart Garage

Sun City Grand homes with a golf cart garage give you a dedicated spot to park and charge a cart, so the car garage stays open for vehicles and storage. Cart space depends on the original floor plan and any later remodel, so confirm the bay on the floor plan before you write an offer.

What a cart garage means in The Grand

The Grand Community Association describes Sun City Grand as a golf cart community, and many owners use a cart for errands, club visits and golf. A cart garage can mean a longer bay off the main garage, a shorter side bay sized for a cart rather than a car, or space a past owner carved out during a remodel. Grand homes were built in two broad series (the 9100 and 9200 series) with several plan groups, but I have not found an official source listing which plans came with a cart bay, so I treat every listing on its own merits.

A listing photo with a cart parked inside does not prove the space fits your cart plus a charger, shelves and a step ladder. Ask Terry for the floor plan on any listing you like. For several common Grand models I have drawn plans you can study now: Iris, Verde, Cedar, Celebration, Heritage, Legacy, Mariposa, Monterra, Silverstone, Sundance, Madera and Stonecrest. Compare the drawing with what the seller has today.

Why buyers want this feature

  • Keep the car garage free for vehicles, a workbench or storage
  • Charge the cart indoors, out of the sun and monsoon rain
  • Pull out of the bay and onto Grand streets, which the association notes are posted at 25 or 35 mph
  • Avoid hunting for a place to park the cart at home

Seasonal owners also like a covered, lockable spot they can leave tidy while they are away. See closing up an Arizona home for summer for the rest of that list.

Golf cart rules to know

Arizona law defines a golf cart as a vehicle with at least three wheels, an unladen weight under 1,800 pounds, built for and operated at no more than 25 mph, and carrying no more than four people. The Grand's buyer information says carts used on streets must be street legal with lights and turn signals, insured and tagged like a car, and kept to streets with a speed limit of 35 mph or less.

The association's Rules and Regulations add a few points worth knowing:

  • Carts may not park or operate on sidewalks.
  • Carts may not park where signs, red curbs or striped pavement prohibit it at amenities, and spaces signed for golf carts are reserved for carts.
  • Motorized vehicles are not allowed on the community's trails.
  • Carts used on Grand golf courses must meet the association's golf car specifications, and courses are entered from the golf shop area.

Rules change, so read the current Rules and Regulations and CC&Rs from the association before you close. For how The Grand compares with other cart-friendly areas, read golf cart communities in Arizona and Sun City vs Sun City West vs Sun City Grand.

What to check before you buy

  1. Measure the bay length, width and door opening against your cart, and bring your cart's numbers to the showing.
  2. Confirm the door height clears the cart's roof and windshield.
  3. Look at floor slope, drains and whether rain runs into the bay.
  4. Note water heaters, softeners, shelves or HVAC equipment that use up cart length.
  5. Find the outlet you would charge from and ask whether any electrical work was permitted.
  6. Ask the association about any exterior change you have in mind. Owners must apply for and receive approval from the Standards Department before making exterior changes, so a new cart garage after closing is not guaranteed.

Questions buyers ask

Do all Sun City Grand homes have a golf cart garage?
No. Cart space depends on the original plan and any remodel. Ask for the floor plan before you fall for a listing photo.

Is a golf cart garage the same as a three-car garage?
Not always. Some homes have a short side bay sized for a cart, not a third car. Measure the space either way.

Can I drive my cart on Sun City Grand streets?
The association says street-legal carts that are insured and tagged may use streets posted 35 mph or less, and Grand streets are posted at 25 or 35 mph. Carts may not use sidewalks.

Can I add a cart garage after I buy?
Exterior changes need an application and approval from the association's Standards Department, so ask the association before you count on it.
