What to check fast on a new listing
- Status and showings. Make sure the home is still Active and find out how showings work.
- CC&Rs. Sunland Springs Village is a 55+ community, and the occupancy rules are in the CC&Rs. Read them before you write an offer. The association posts its governing documents at ssvhoa.com.
- HOA resale documents. Under Arizona law (A.R.S. 33-1806), once the seller tells the association about an accepted offer, the association has 10 days to deliver the resale disclosure package. It includes the bylaws and rules, the declaration, recent board minutes, the budget, the latest reserve study if there is one, any pending lawsuits and any unresolved violations on the home. Look for any talk of special assessments, too.
- Golf lot or not. "Golf view" can mean a lot right on the course, a lot near it, or a peek between two houses. Check the plat map and stand on the back patio before you pay for a golf lot.
- Orientation and shade. Notice which way the back patio faces, how much afternoon shade it gets, and how deep the garage is if you have a golf cart.
