Buyers searching "Sunland Springs Village" often mix it up with Sunland Village or Sunland Village East. I tour Sunland Springs as its own shortlist, with its own HOA, amenities and comps. Below is how I walk buyers through it when golf, single-level living and an East Valley base are on the list.

Where it is

Sunland Springs Village sits in east Mesa, south of the Superstition Freeway (US 60). According to the HOA, early construction started just south of Baseline Road, and later phases extended south to Guadalupe Road, stretching toward Signal Butte Road. Addresses use the 85209 and 85212 zip codes, and the Superstition Mountains sit on the eastern skyline.

Day to day, life leans toward the East Valley shopping and medical map rather than the West Valley Sun Cities. Single-family streets are City of Mesa streets, while condo and townhome streets are owned and maintained by their sub associations, per the HOA FAQ.

How it differs from Sunland Village and Sunland Village East

The names overlap for a reason. The HOA describes Sunland Springs Village as the Farnsworth family's fourth and final major master-planned retirement community in the East Valley, after Dreamland Villa, Sunland Village and Sunland Village East. Same family of builders, separate communities:

  • Sunland Springs Village: the newest of the group, built from 1997 to 2021, with its own HOA, two rec complexes and the 27-hole golf club
  • Sunland Village and Sunland Village East: older, separate Mesa 55+ communities with their own associations and home stock. See my Sunland Village homes page for those.

When buyers ask me to "show Sunland," I ask which one, then pull comps and amenity rules for that association only. Mixing them is the fastest way to misprice a home or misread rental and guest rules.

Recreation complexes and amenities

The HOA lists two main amenity hubs, the Springwood Complex and the San Tan Recreation Complex, plus the Springwood Auditorium. From the official HOA site:

  • Pools and spas: two heated resort-style pool facilities (Springwood and San Tan) with spas, activity pools and lap lanes
  • Fitness: two fitness centers with 24-hour key fob entry, the larger at Springwood
  • Courts: 12 lighted tennis courts, 12 pickleball courts, 16 shuffleboard courts, 4 bocce courts and a basketball half-court
  • Softball: one field with an electronic scoreboard and spectator seating
  • Shops and rooms: ceramics, lapidary, textile and woodworking shops, card and game rooms, a library and a billiards room with 8 tables
  • Event space: the Springwood Auditorium (opened 2005) for concerts, theater and meetings, plus a smaller auditorium at San Tan
  • Dog park: separate sections for large and small dogs

Amenities run on key fobs (physical fob or app). Ask for the monthly calendar on tour. The HOA notes activity peaks from October through April.

Clubs and activities

The HOA groups clubs into arts and crafts, cards and games, fitness programs, social and special interest, sports and recreation, golf and bingo, and it runs a concert series. Tennis and pickleball courts are reserved through each club's own website, so ask how the club you care about handles signups and open play.

Golf

Sunland Springs Golf Club is a 27-hole executive course that opened in 1997. Golf course listings name the three nines Four Peaks, Superstition and San Tan. A few points buyers often miss:

  • Ownership: in 2016 a group of about 400 Sunland Springs homeowners bought the club from Farnsworth. It has its own board and management, separate from the HOA.
  • Public play: the course is open to the public, so play is not limited to residents.
  • Clubhouse: the clubhouse and the Village Grille are owned and operated by the golf club, not the HOA.
  • Membership: golf membership is a separate decision from HOA membership. Confirm current options directly with the club.

Homes and floor plans

Because construction ran from 1997 to 2021, resale homes span more than two decades of building. The mix includes single-family homes, twin homes, townhomes and garden condos, with the Olivewood condos on the western edge as the final phase. Single-level plans are the norm, and lot types range from interior streets to golf frontage.

Condos, townhomes and twin homes sit in sub associations that carry their own secondary assessment and handle maintenance in their areas. If lower exterior upkeep matters to you, I sort the shortlist by home type and sub association first. Ask me for floor plans on any address you like.

HOA basics

Sunland Springs Village is an age-restricted (55+) community; the HOA states at least one resident must be at least 55, and occupancy details are in the CC&Rs. Other points from the HOA FAQ:

  • The community is not gated. One gate on Signal Butte Road serves the Springs and Desert Trails condos only.
  • The minimum lease term is one month, and short-term rentals such as Airbnb are not allowed.
  • During a lease, the renter has amenity access and the owner does not.
  • Guests can use most amenities under the posted rules and passes.

Never rely on a listing remark for dues or rules. Read the current HOA and sub association packets before you remove contingencies.

Buying tips

Inventory here is resale, so inspections focus on roof, HVAC, water heater, windows, plumbing and any patio additions, especially on the earlier phases. If a listing mentions an assumable FHA or VA loan, treat that as subject to lender approval. I confirm the loan type and servicer rules before anyone builds an offer around a flyer note.

Compare Sunland Springs with nearby options like Leisure World, Fountain of the Sun and the Sun Lakes country clubs. Each has a different scale, gate setup and amenity layout. My Arizona 55+ living hub and 55+ community finder help narrow the list.
