New Listings Sunland Village Mesa: Village and East 55+

New listings in Sunland Village, Mesa, come from two different 55+ communities: Sunland Village and Sunland Village East. Each has its own association, governing documents and resale paperwork. The newest Active homes in both are below, and I keep the two searches and the two sets of documents separate.

I am Terry Day, REALTOR® with DeLex Realty. The first thing I ask anyone watching this market is which Sunland they mean. A buyer who requests the wrong association's packet can lose a week, and in a short-lived listing a week matters.

Two communities, two sets of documents

Sunland Village. The Sunland Village Community Association describes itself as a residential 55+ community in Mesa. Its main entrance is at Diamond Avenue and Greenfield Road, and the association office is at 4601 E. Dolphin Avenue. Construction started in 1974 and finished in 1984 with 2,685 homes, a mix of single-family homes, villas and condos. Every owner and resident is governed by the CC&Rs and Bylaws, which the association posts in the Documents section of its site.

Sunland Village East. SVE is its own Mesa 55+ community with its own HOA and its own governing documents: Restated CC&Rs, Bylaws and Architectural Guidelines. The association reports 2,437 homes, 1,657 single-family residences and 780 condo units. Those condos fall under four sub-associations: Garden Condo I & II, Garden Condo III, Golf Condo I, and Golf Condo II & Golf View. Each one has its own documents and its own management company, so a condo buyer in SVE is usually dealing with two layers of association.

One more name that causes mix-ups: Sunland Springs Village is a different Mesa 55+ community altogether. It is not part of either association above and is not in the feed below.

If a listing or a map pin looks ambiguous, I pull the legal subdivision and the association name before I schedule a showing. I never compare golf rules, assessment calendars or guest rules across the two names as if they were one community.

What to check fast on a new listing

When something new comes on, these are the checks I run in the first hour:

  1. Which community owns the address. Sunland Village or Sunland Village East, and for an SVE condo, which of the four sub-associations.
  2. The CC&Rs. Read the age rules, leasing rules and architectural rules in that community's own documents. Both associations post them online.
  3. HOA resale documents. Arizona law sets the clock. For a single-family home in a planned community, A.R.S. 33-1806 has the association deliver the resale disclosure package within 10 days after the seller notifies it of the accepted offer. For a condo, A.R.S. 33-1260 does the same, and the condo package also covers insurance. An SVE condo can involve both the master association and a sub-association, so expect two sets of paperwork.
  4. Golf lot or not. A home on or next to the course comes with its own questions: views, stray balls, fencing or wall rules, and any golf-related language in the documents. SVE's site links to its golf club; confirm with the association and the club how the course relates to the lot you are looking at.
  5. Home features. Single-level layout, any steps at the entry, garage size and patio cover. These vary a lot in communities built decades ago, and some homes have been updated while others are close to original.
  6. Recent sales in the same community. Compare a Sunland Village home with Sunland Village sales and an SVE condo with SVE condos. The two communities are not one pricing pool.

Who these listings fit, by home features

These listings tend to work well for buyers who want an established East Valley 55+ community with a choice of single-family homes, villas and condos, and who are comfortable reviewing older construction with a good inspection. They fit less well if you want brand-new construction, a builder warranty or a newer floor plan. For that, compare other options on the Arizona 55+ hub or the 55+ community finder.

On every new resale I also check the loan type. Some homes have an FHA or VA loan a buyer may be able to take over. Assumability is subject to lender approval, and I confirm it before anyone counts on it.

How to hear about a home the day it lists

The newest listings are below and the feed updates as homes come on. For a heads-up without checking the page every day, call or text me at 602-483-4665. Tell me:

  • Sunland Village, Sunland Village East, or both
  • Single-family, villa or condo
  • Bedrooms, garage and patio needs, and whether you want a golf lot
  • When you plan to be in Mesa to see homes

When something fits, I call you that morning so you can see it while it is still Active.

Nearby communities buyers compare

Buyers watching Sunland often also watch Fountain of the Sun, Leisure World and Sun Lakes. I compare them by home features, documents and amenities rather than by reputation. Questions people ask

Are Sunland Village and Sunland Village East the same community?

No. They are separate Mesa 55+ communities with separate associations and separate CC&Rs. Sunland Village Community Association runs sunlandvillage.org, and the SVE HOA runs svehoa.com. Sunland Springs Village is a third, unrelated community.

What should I check first on a new Sunland listing?

Which association owns the address, the age and leasing rules in that community's CC&Rs, when the HOA resale documents will arrive, whether it is a golf lot, and the floor plan.

How do condo resale documents work in Sunland Village East?

An SVE condo sits under the master association and one of four condo sub-associations. Under A.R.S. 33-1260 the condo association has 10 days after the seller's notice to provide the resale package, and the master association has its own disclosures, so plan on reviewing both.

Can Terry let me know about new Sunland Village listings?

Yes. Call or text 602-483-4665 and tell me which community and what you need in a home. I will reach out when something new fits.

Are assumable loans available on these resales?

Some resales may have an FHA or VA loan that can be assumed, subject to lender approval. I check the loan type on new listings and confirm it with the lender before an offer.

Watching two communities at once is easier with one person keeping the documents straight. Terry Day, REALTOR® with DeLex Realty, can walk you through the newest Sunland Village and Sunland Village East listings and the paperwork behind each one.
