Trilogy at Wickenburg Ranch: Golf, Club Life and One 55+ Neighborhood
Trilogy at Wickenburg Ranch is a gated golf resort community by Shea Homes in Wickenburg, Arizona. Shea describes it as an all-ages community with one 55+ neighborhood, so the age rule depends on the street. Owners share a private club with the Big Wick and Li'l Wick golf courses.

The 55+ neighborhood vs the all-ages streets
This is the first thing I sort out with any buyer here. Shea Homes markets Wickenburg Ranch as a "55+ and all ages" resort community, and its Wickenburg page says it plainly: an all-ages community with one 55+ neighborhood. That means most of the community has no age restriction, and one section does.
- The 55+ neighborhood: an age-restricted (55+) section. The occupancy rules, including any rules on younger residents and guests, are written in the CC&Rs for that section. Read them before you write an offer.
- All-ages neighborhoods: no age restriction under the documents for those parcels. The same club and golf courses are part of daily life.
Shea's pages do not name which neighborhood carries the 55+ rule, so I confirm it for each address with the title report, the recorded CC&Rs and the HOA before we tour. When I send you listings, each one gets a "55+" or "all ages" label so there are no surprises at the front door.
Wickenburg Ranch Golf & Social Club
The club is the center of the community. Shea lists it at about 42,000 square feet, managed by Troon Privé, and reserved for homeowner members. A recent Troon Privé magazine feature on the club says it went fully private, so the facilities are for members and their guests.
Amenities named by Shea and the club feature include:
- Dining at Jake's Spoon, Jake's Sip, Wick's Hideaway and the Outpost poolside bar and grill, plus a Market Place for coffee and casual meals
- Sophie's Culinary Parlor in the culinary studio
- Alvea Spa, a full-service spa, and a fitness center
- Resort pools and an event hall
- The Art Barn for classes and studio time
- Tennis, pickleball and bocce courts
- Miles of walking trails, including Pioneer Trails
Hours, menus and class calendars change by season. On a tour I like to stop at the club on a weekday and again on a weekend so you can see how busy it really is.
Big Wick, Li'l Wick and how membership works
Big Wick is the 18-hole, par-71 championship course. Shea notes that Golf Digest named it a top new course in North America in 2015. The views reach out to the desert ridges, and the Troon Privé feature points to the view from the 14th tee toward Vulture Peak.
Li'l Wick is a 9-hole par-3 course that Shea calls a "party golf" experience, with music playing along the holes. It is a relaxed way to play a quick round with friends.
The club's membership has two levels, as described in the Troon Privé feature:
- Social membership: required with home ownership. It covers the club facilities, member events, unlimited Li'l Wick play and a limited number of Big Wick rounds.
- Golf membership: optional. It adds unlimited Big Wick play, the practice facility and more golf guest privileges.
Membership terms can change, so I always ask the club for the current membership documents in writing during your inspection period. Costs are not listed on this page; get them from the club and HOA.
Homes and floor plans
Shea currently shows five Trilogy collections here: Resort, Freedom, Vista, Ranch and Sky. Every plan is single story. The Resort Collection is duplex homes; the others are detached single-family homes. Shea lists a range of about 1,342 to 3,249 square feet, two to four bedrooms and two- to four-car garages.
Ask me for floor plans on any model you like. With resales, I compare the original plan to what the owner added: casitas, extended garages, enclosed patios and outdoor kitchens all change how a home lives. Lots on desert hillsides also call for a careful look at grading and drainage during inspection.
New homes are released in phases, so the plans and lots available from Shea change over time. Resales sit alongside new construction, which gives you more choices on view, lot and plan.
Small-town Wickenburg outside the gate
Life here includes the town itself. The Town of Wickenburg says it was settled in 1863 and incorporated in 1909, and Arizona Highways calls it the state's fourth-oldest town. It sits where U.S. 60 and U.S. 93 meet, and the town limits reach into both Maricopa and Yavapai counties.
A few things that are part of everyday life in town:
- Health care: Wickenburg Regional Medical Center is listed on the town's site.
- Town services: a public library, a municipal airport and a senior transportation service called Freedom Express.
- Outdoors: the Vulture Mountains Recreation Area and the Hassayampa River Preserve.
- Events: the Wickenburg Chamber lists Gold Rush Days and Senior Pro Rodeo each February, a Bluegrass Festival in November and a Christmas Parade of Lights in December.
I ask buyers to spend part of a tour day in town: a grocery run, lunch downtown and a look at the routes you would drive often. I do not quote drive times to Phoenix or Scottsdale; we map them from the actual address.

Buying tips for Wickenburg Ranch
- Confirm whether the address is in the 55+ neighborhood or an all-ages area before you order inspections.
- Read the social and golf membership terms before you assume unlimited Big Wick play.
- Ask for the HOA and club documents early: transfer requirements, rental rules, architectural rules and parking.
- For a resale with an FHA or VA loan, ask about assumability. Assumption is subject to lender approval; my assumable mortgage guide covers the steps.
