55+ neighborhoods and all-ages neighborhoods
This is the first thing I sort out with anyone looking here. Shea Homes labels Trilogy at Verde River "Partial 55+" and calls it a 55+ and all-ages resort community. Its home listings use the phrase "All Ages with 55+ Neighborhoods." In plain terms, the community as a whole is not age-restricted, but certain neighborhoods inside it are.
What Shea's public pages do not do is spell out which streets or sections carry the 55+ designation. So I treat every home one at a time:
- Ask which neighborhood the home is in and whether that section is age-restricted (55+).
- Read the recorded CC&Rs for that section. That is where the occupancy rules live, not in a listing remark.
- For a new build, ask the Shea sales team to confirm the designation of the specific homesite in writing.
If the 55+ designation matters to you, settle it before you pay for inspections. If it does not, the all-ages sections give you more homes to look at.
Desert setting
Verde River sits in the Sonoran Desert at the far east end of Dynamite Road, next to Tonto National Forest and near the Verde River itself. The club describes views toward the Mazatzal Mountains, Four Peaks and Weaver's Needle. This is open desert country, not a strip of shopping centers, so I suggest mapping the trips you make every week from the actual address before you commit. I do not quote drive times.
If you are also looking at larger lots out this way, my Rio Verde acreage homes page covers the horse property and land side of the area, which is a very different setup from a gated golf community.
Verde River Golf & Social Club
The club is the hub of the community. Shea lists roughly 30,000 square feet of indoor club space, and the club's own site counts more than 30,000 square feet of buildings and covered patios. Here is what the official pages list today:
- Dining: Needle Rock Kitchen and Tap, Eddy's Poolside bar and grill, a private dining room, and a coffee bar and market
- Pools: Resort pools used for laps, aqua fitness and lounging
- Fitness and spa: A fitness facility running Trilogy's Afturburn program, and Alvea Spa
- Courts: Tennis and pickleball
- Studios and events: A culinary studio, an art studio, social spaces and an events center
- Outdoors: The Outfitter, the starting point for outdoor outings, including kayak rentals per Shea
- Clubs: Homeowner-led clubs plus Trilogy's national programs
One detail worth knowing: the club says some of these spots are open to the public, including the golf course, The Outfitter, Eddy's Poolside, Needle Rock Kitchen and Tap and Alvea Spa, while other areas are for members only. Ask the club how membership works for the home you are considering and what access comes with it.
Golf
Shea says the course was transformed in 2016 with guidance from Tom Lehman, and the club describes it as a re-envisioned course with views of the forest and Four Peaks. Because part of the club is open to public play, ask about member tee times, seasonal patterns and practice areas when you tour.
If you want a golf-side homesite, walk the lot. Views, washes and how close the cart path runs all change from one street to the next.
Homes and floor plans
Every home Shea lists here is single-story, in either a detached or duplex design. Shea currently groups its plans into four collections: Resort, Vista, Ranch and Sky, with sizes running from about 1,342 square feet up to about 3,249 square feet and two to three bedrooms. Shea also lists quick move-in homes, so new construction and resales both show up.
Ask me for floor plans on any model and I will send them. On a resale, compare the original plan to what is actually there. Patio enclosures, added outdoor kitchens and garage changes can make two homes with the same plan name feel different.
HOA and club documents
Before you buy, read the HOA documents and the club membership rules side by side. Look for the age designation for your section, rental rules, architectural rules, guest rules and any transfer fees. I do not list dollar amounts on this page because they change; we get current figures in writing during escrow. For legal questions about the documents, talk with an Arizona real estate attorney.
Buying tips
- Confirm whether the home is in a 55+ neighborhood or an all-ages neighborhood first.
- Keep the house price separate from club and HOA costs when you compare homes.
- On a resale, have the roof, cooling system, drainage and lot grading looked at.
- If a listing mentions an assumable FHA or VA loan, assumption needs lender approval. My assumable mortgage guide explains how it works.
- Compare with other options. Encanterra in Queen Creek is another Shea club community in the East Valley, and other Valley Trilogy communities include Trilogy at Vistancia and Trilogy at Power Ranch. My Del Webb vs Robson vs Trilogy post compares the builders.
