Where Velda Rose Estates is

Velda Rose Estates has a Mesa mailing address in ZIP 85205, but the homeowners association notes that the community sits outside any city limits. In practice that means Maricopa County laws and rules apply, residents vote in county, state and federal elections, 911 calls are answered by Rural Metro Fire and/or the Maricopa County Sheriff, and Rural Metro charges an annual subscription for fire service. Trash pickup is arranged by each homeowner with a private hauler; the association keeps a list of companies that serve the area.

When I write an offer here, I ask the seller for their current trash and fire subscription details so the buyer can set them up before closing.

Clubhouses and amenities

The association runs two clubhouses for members in good standing:

  • Colby Clubhouse: the larger building, used for dinners, breakfasts, potlucks, movie nights and watching sporting events, with a pool, a spa and shuffleboard courts. The association's monthly meetings are held here on the second Monday of the month, with no meetings in summer.
  • Butte Clubhouse: a smaller building for small gatherings and parties, with a refrigerator, sink and small cooktop, plus its own pool and spa.

Members can reserve a clubhouse for private parties through the association's reservation manager; there is a refundable deposit and an hourly charge, and the clubhouses cannot be used for commercial purposes. The association also publishes a newsletter about nine months of the year and a monthly calendar of activities, so ask for the current calendar when you tour.

Homes in Velda Rose Estates

Every home listed in Velda Rose Estates on November 6, 2026 was a resale single-family home, built between 1962 and 1972. All 12 were single-story; most had 2 bedrooms and 2 baths, two had 3 bedrooms, and listed sizes ran from about 1,050 to 1,750 square feet. Closings in the last six months also included a townhouse.

Because these homes are 50 to 60 years old, the inspection matters more than the paint color. On every Velda Rose tour I look at:

  • Sewer or septic: most current listings show a septic tank and a few show public sewer, and the association has run a septic survey. Confirm which one the home uses, and on septic, plan for a septic inspection.
  • Roof, HVAC, water heater and electrical panel: ages and permits.
  • Additions: Arizona rooms, enclosed patios and carport conversions, and whether they were permitted.
  • Plumbing and drainage: older supply lines and how water moves away from the slab in monsoon season.

Floor plans are not posted by the association, so ask Terry for the floor plan on any home on your shortlist.

Velda Rose Estates vs Dreamland Villa vs Leisure World

Buyers who look at Velda Rose Estates usually tour two other east Mesa 55+ communities too:

  • Velda Rose Estates: 55+, outside city limits, two clubhouses with pools, an HOA with Declarations and Rules and Regulations.
  • Dreamland Villa: a 55+ age-restricted retirement community, also in ZIP 85205, with Read Hall and Farnsworth Hall, pools, pickleball, shuffleboard and bocce courts and a nature trail, per the community's site.
  • Leisure World: a gated community with guard houses at every entrance, 2,664 homes on 958 acres and two private golf courses, per the association.

None of these is better than the others. They differ in size, gates, golf and how the association is set up, so read each community's documents and tour more than one before you decide.

HOA documents to read before you buy

Ask for the full resale packet early. Read the Declarations and Rules and Regulations for the age rules, rentals, guests, parking, exterior changes and pets, and ask how architectural approval works for paint, patio covers and solar. Get any dues or fees only from the official packet; this page does not list dollar amounts. If a listing mentions an assumable FHA or VA loan, assumability is subject to lender approval.
