Ventana Lakes Homes with a Golf Cart Garage
Some Ventana Lakes homes have room for a golf cart, either as an extended bay or a short side garage, but plenty do not. Ventana Lakes has no golf course, so a cart here is for getting around the lakes, clubhouses and pools. I measure the bay and check association rules before calling any home a cart-garage match.
Ventana Lakes golf cart garages at a glance
- Community: Ventana Lakes, an active adult (55+) community with Peoria and Sun City addresses, per the Ventana Lakes Property Owners Association.
- Age rules: age-restricted; the details are in the recorded CC&Rs.
- Amenities on vlpoa.org: nine lakes of about 30 acres, four clubhouses, two pool and spa sites, sport courts and a putting green. No golf course is listed.
- Cart rules: in the association's governing documents (CC&Rs, Bylaws and Rules), posted in the public document folder linked from vlpoa.org.
- State law: A.R.S. 28-101 defines a golf cart. A.R.S. 28-966 covers neighborhood electric vehicles, a different class.
- Listings button: shows Ventana Lakes listings that mention a golf cart. That is a keyword match, not a measured bay.

A quick note on that button. It pulls Ventana Lakes listings whose remarks or features mention a golf cart. Some of those will have a true cart bay. Others mention a cart because one conveys with the sale, or because the third bay is "golf cart sized" by the listing agent's eye. I treat every result as a candidate until I have a tape measure on it.
What a cart garage looks like in Ventana Lakes
In practice, cart storage in Ventana Lakes shows up in three ways. The first is an extended garage, where the car bay runs deep enough to park a cart in front of or behind the car. The second is a short side bay with its own smaller door, sized for a cart rather than a third car. The third is a remodel, where an owner added depth or a separate door after the home was built. Each one works differently, and the plan name alone does not tell you which you are looking at.
The detail that trips people up is usable length. A water heater, a softener loop, a freezer or a wall of shelves can take two feet off a bay that looked fine in photos. A four-seat cart with a rear seat kit needs more room than a two-seater. I ask for the floor plan, then I measure with the garage door both open and closed.
If you plan to enlarge a bay or add a cart door, that is an exterior change. The CC&Rs are where architectural approval rules live, and the association lists a Community Standards Coordinator on its contact page. Get the approval process in writing before you sign a contractor.
Where you would actually drive a cart here
Because Ventana Lakes has no golf course of its own, the cart question is about short trips inside the community. The association site lists four clubhouses: the Yacht Club, the Landings, Lakeside and Edgewater. Pools and spas sit at two sites, North Park Pool and Spa on W. Irma Lane with a Peoria address, and Coves Pool and Spa on W. Irma Lane with a Sun City address. Sport courts, including pickleball, tennis, bocce and shuffleboard, plus the putting green, are at the Landings complex or behind the Yacht Club.
Most of the nine lakes have walking paths around them. Before you assume you can take a cart on a path or park it at a particular clubhouse, read the rules in the governing documents or ask the office. When I show a home, I drive the route to your most-used clubhouse or pool with you.

Association cart and parking rules come first
The Ventana Lakes Property Owners Association posts its governing documents in a public folder linked from vlpoa.org. The current set includes the CC&Rs (2020), the Bylaws, a collection policy and an adopted rule. Those documents, not a listing photo or a neighbor's habit, decide where carts and other vehicles can be parked or stored and what exterior changes need approval.
The public pages on vlpoa.org talk about lakes, clubhouses and pools, not cart parking. So I do not guess. During escrow I read the documents with you and, if something is unclear, we ask the onsite office at 10874 W. Chino Dr., Sun City, AZ 85373, phone 623-566-6001, open weekdays 8:30 am to 4:00 pm. Questions worth asking:
- Can a cart be parked in the driveway overnight, or only inside the garage?
- Are carts allowed at clubhouse and pool parking areas, and where?
- Are carts allowed on lake paths, or are paths for walking only?
- What approval is needed to add a cart door, extend a garage or install an outdoor charging outlet?
Arizona law in general terms
Arizona's definitions statute, A.R.S. 28-101, defines a golf cart as a motor vehicle with at least three wheels on the ground, an unladen weight under 1,800 pounds, designed to be and operated at no more than 25 miles per hour, and designed to carry no more than four people including the driver. The same statute separately defines a neighborhood electric vehicle as an emission-free electric vehicle with at least four wheels that meets federal low-speed vehicle standards.
A.R.S. 28-966 is the statute for neighborhood electric vehicles, neighborhood electric shuttles and motorized quadricycles. It sets their speed limits and keeps them off highways posted above 35 mph, except to cross at an intersection. It is not a golf cart statute, so do not read it as one. Whether your particular cart can go on a public street depends on what the vehicle is and how it is equipped and registered. Our blog post on street-legal golf carts in Arizona walks through that, and the Arizona MVD is the source for registration questions. This is general information, not legal advice.
What I check before you buy
- Bay length and width, with the door open and closed.
- Door height against your cart's roof and windshield.
- Equipment in the bay that steals length: water heater, softener, freezer, shelving.
- A nearby outlet and how the charger cord will run.
- Floor slope and where rain from the driveway goes.
- Whether a cart conveys with the sale, and if so, that it is written into the contract.
- The CC&Rs and rules on vehicle parking, storage and exterior changes.
- Any past architectural approval for a remodeled or added cart bay.
Questions buyers ask
Does Ventana Lakes have a golf course?
No golf course is listed on the association's site. Its amenities are the lakes, four clubhouses, two pool and spa sites, sport courts and a putting green. A cart here is for short trips inside the community.
Do all Ventana Lakes homes have a golf cart garage?
No. It depends on the original plan and any remodel. Some homes have a deep garage or a short side bay; many have a standard two-car garage.
Does the listings button show only measured cart garages?
No. It shows Ventana Lakes listings that mention a golf cart. I confirm the bay size and door height on site.
Where are the association's cart and parking rules?
In the governing documents (CC&Rs, Bylaws and Rules) in the public folder linked from vlpoa.org. The onsite office at 623-566-6001 can answer questions.
Is a cart garage the same as a three-car garage?
Not always. A cart bay can be shorter and narrower than a car bay, with a smaller door. If you need room for a third car, measure for a car.
