Its roughly 1,700 single-family homes, duplexes and fourplexes surround about 30 acres of lakes, and it has a full clubhouse but no golf course.

Where it is
Ventana Lakes is in the northwest part of Peoria, centered near 107th Avenue and Beardsley Road. Loop 101 is a few miles east, and Arrowhead Towne Center is a bit over two miles away. Bell Road shopping is nearby, and Westgate in Glendale is about 15 minutes south. 107th Avenue splits the community between Peoria and Sun City mailing addresses, so check the city and ZIP on each listing. The homes
The property owners association was incorporated in 1986, and most homes went up in the late 1980s and 1990s. Lennar was the main builder, and Shea Homes finished the original build-out around 2000; Greystone homes are here too. Much later, in 2017, the City of Peoria approved 69 new homes on two parcels that had sat empty for more than 30 years. K. Hovnanian built them as Four Seasons at Ventana Lakes, finishing around 2020.
Sources put the total at about 1,700 homes. You will see detached single-family homes and attached duplexes and fourplexes, many single-story. Lakefront lots are the most requested, and some come with a private dock. Because most homes are 25 to 35 years old, I look closely at roofs, HVAC and plumbing.
Things to do
The lakes are the main event. About 30 acres of water run through nine stocked lakes with waterfalls. Only non-motorized boats are allowed, and fishing is catch-and-release. Waterfront owners may build a personal dock, subject to association approval.
The Landings clubhouse has a fitness center, an aerobics studio, sauna and steam rooms, a library, billiards and a ballroom with a cafe. The Yacht Club building has rooms for arts and crafts and cards. There are four pools, two of them heated, plus tennis, pickleball, bocce, volleyball and walking paths. A full-time activity director keeps the club calendar busy. There is no golf course inside Ventana Lakes, but other golf courses are a short drive away.
Schools
Ventana Lakes is an age-restricted community, so school assignment rarely matters for buyers here. A listing in the community shows Peoria Unified School District (Parkridge Elementary and Sunrise Mountain High). Confirm with the district for any specific address.
HOA basics
The Ventana Lakes Property Owners Association runs the community, with an on-site office and HOAMCO as the management company. The association maintains the lakes, the clubhouse and the pools, sets the 55+ occupancy rules and approves exterior changes, including docks. Ask for the CC&Rs, the dock rules and the current budget before you write an offer.
Buying in Ventana Lakes
Start with the big choice: a lakefront home or an interior street, and a detached house or an attached duplex or fourplex. If you want a dock, check whether the home already has one and what the rules say about adding one. Confirm that at least one buyer meets the 55+ rule, and ask the association about its approval steps early.

Water views and docks drive interest here, so photograph them well and point out any recent updates. Clubhouses and amenities
Buyers usually come to Ventana Lakes for the water, then are surprised by how many separate buildings there are. The association counts four clubhouses, and each has a different job:
- The Landings is the main clubhouse, open around the clock to residents with an ID and key. It has a lounge, a library, a small conference room, the fitness center, a spa and sauna, and a kitchenette.
- The Yacht Club hosts entertainment events and the weekly bingo game, and it opens for association events.
- Lakeside is used by smaller groups for cards, dominoes and yoga.
- The Edgewater rooms are arts and crafts rooms used for watercolor, quilting and ceramics, with kilns.
The association lists four pools and spas spread around the community, so many homes are a short walk or golf cart ride from one.
Activities and clubs
The sports list is long for a community this size: pickleball, tennis, racquetball and handball, bocce, shuffleboard, volleyball, basketball, ping pong, billiards and a putting green. Clubs the association names include pinochle, ceramics, ping pong and bocce.
A full-time activities director plans monthly concerts, seminars, luncheons, bus trips and art classes. On the lakes, the association allows barbless catch-and-release fishing and non-motorized boats such as canoes, paddle boats and kayaks. Swimming, motorized boats and stand-up paddleboards are not allowed. Ask for the current activity calendar when you tour.
Golf

Home models and floor plans
Several builders worked here over the years, so plans vary from street to street. You will see detached homes and attached homes, and lakefront lots change how the main rooms and patio are laid out. A home with the family room facing the water lives very differently from one where only the bedroom has the view.
I compare each listing with its original plan, then look at patio enclosures, added rooms, docks on lakefront lots and association approvals. One more tip: the association calls the community northwest Peoria, but some mailing addresses here say Sun City, so do not be confused when you see both.
