Owned lots vs leased land (in general terms)
Across the Valley, many 55+ manufactured home and RV communities work on a land lease: you own the home, but you rent the lot under it from the park owner and pay site rent. In a land-owned community, the lot itself is part of what you buy, and shared areas are typically run by an owners' association that you pay assessments to.
Venture Out falls in the second group. Its website says "homeowners own their land" and states there is no land lease. The community is governed by a nine-member Condominium Board of Directors, and its posted governing documents include a Declaration/CC&R, bylaws, rules and regulations, architectural guidelines and an amendment covering rental of lots.
Marketing language is a starting point, not a title review. For any specific home, read the legal description, the title commitment, the current assessments and the rules in the disclosure packet during your contingency period. This page is general information, not legal or tax advice; talk with a title professional or attorney about your situation.

Where it is
Venture Out sits on E. Main Street in east Mesa, and the community describes its setting as just west of the Superstition Mountains. Rather than quote drive times, I map the specific lot you like to the stores, doctors and routes that matter to you.
Amenities and recreation
The amenities page on the community website lists the following (counts change over time, so confirm on tour):
- Pools: 2 heated pools (the East Pool Complex, with a wheelchair lift, and the West Pool), 4 hot tubs and bath and shower facilities
- Courts and games: 11 pickleball courts, 8 tennis courts, 20 shuffleboard courts, 5 bocce courts, a croquet court, 9 horseshoe pits, cornhole areas, table tennis, lawn bowling and a putting green
- Outdoor: a batting cage, 2 golf driving cages and a one-acre dog park
- Fitness: a 20,000 sq ft facility with strength machines, cardio equipment and free weights, plus group fitness sessions
- Indoor spaces: billiards hall, library, bistro, laundry facility and locker rooms
- Services: on-site U.S. Post Office, ATM, notary, copy and fax service, an on-site realty office, and RV hookups
- Utilities listed: water, sewer and trash provided, DirecTV included, fiber optics available and Wi-Fi hot spots
Ask about seasonal hours, guest policies and pool and hot tub rules, which the community posts separately.
Activities and clubs
A Social Board organizes activities and events, and an on-site Activity Office handles tickets, loan items and volunteer sign-ups. The posted calendar shows winter-season events such as a Monday night concert series and Friday night dances, so expect the busiest schedule from fall through spring.
The clubs page lists 28 resident clubs, including:
- Sports: pickleball, tennis, bocce, croquet, horseshoes, cornhole, shuffleboard, table tennis, lawn bowling, softball, golf and water volleyball
- Arts and crafts: fired clay arts, glass arts, silversmiths, rock and gem, sewing, carving, woodshop and creative writing
- Hobby and service: amateur ham radio, electronics, A/V service, handymen service, library service, a poolroom club, a theater group and a solos club
Grab a current calendar on tour and ask which groups meet year-round.
Home types and what to inspect
The community says both RV lots and homes come up for sale, and it also runs a separate rental RV area called Happy Landings. That means one listing can be a manufactured or park model home on an owned lot, and another can be a lot set up for an RV. Read each listing carefully and confirm what is actually being sold. Ask Terry for floor plans or examples that fit your size and update goals.
Resales vary a lot in age, updates, Arizona rooms, carports and sheds. What I look at on tour:
- Roof, skirting, underbelly and drainage around the home
- HVAC age and duct condition
- Any additions and whether they went through the architectural committee
- Covered outdoor living and storage for carts or bikes
- Lot edges and how the home sits next to neighbors
HOA and governance basics
Venture Out has two boards. The Condominium Board handles the association, governing documents and assessments. The Social Board has its own articles, bylaws, an agreement for use of recreational facilities and club rules. Board meeting agendas, minutes and financial documents are posted for residents. Rules on age occupancy, rentals, guests, pets and exterior changes live in the governing documents, so get the current packet before you commit. I do not publish assessment amounts on this page; ask for the current figures with any listing.
Buying tips
Most purchases here are resales. Use an inspector who knows manufactured and park model homes, read the association packet during your contingency period, and confirm how title treats the lot. Financing for manufactured homes and RV lots can come with extra lender conditions, so start the lender conversation early. If a listing mentions an assumable FHA or VA loan, assumption is subject to lender approval.
Who it fits by home features
Often a fit when you want:
- A manufactured or park model home with the land included rather than site rent
- Lots of courts, pools and club space inside a gated community
- A smaller, low-maintenance home and lot
Often a miss when you want:
- A site-built single-family home on a standard subdivision lot
- A full-size golf course inside the gate (Venture Out lists driving cages and a putting green)
- No association rules or architectural review
