What to check fast on a new Westbrook Village listing
When a Westbrook Village home posts, I run through a short checklist before anyone falls for the photos.
- Status and showings. Confirm the home is still Active and read the showing instructions.
- CC&Rs and rules. The CC&Rs cover age and occupancy, and the Association publishes architectural standards for things like paint colors, security doors, rock ground cover and solar. If you plan exterior changes, read them before you write an offer.
- Lot type. Note whether the lot backs to golf, faces water or sits on an interior street, then confirm on the plat and in person.
- HOA documents. Plan for the resale disclosure package and read it closely, including any special assessments, before your inspection period ends.
Golf lots: a closer look
Westbrook Village Golf Club runs two 18-hole courses: The Lakes, the original course, and The Vistas. The club is membership based with its own board, and the CC&Rs treat the golf course as separate from the Association's common area, so owning a golf-lot home does not by itself make you a club member.
On a golf-lot listing, I stand on the patio, look at the hole, and think about ball flight, cart traffic and privacy before I think about the kitchen. The Association also posts a Golf Course View Lots document with its architectural standards, so I check it on any home that backs to a fairway.

HOA resale documents and timing
The Westbrook Village Association posts its resale information online, including the CC&Rs, an HOA addendum, recreation center rules and an Age Restriction Policy. Arizona law (A.R.S. 33-1806) requires an association in a planned community with 50 or more properties to give the buyer its resale disclosure within ten days after it gets written notice of a pending sale. I build that timing into the contract so the close date is realistic.
