Golf at Apache Wells Country Club
The club's own site describes an 18-hole, par 71 layout of about 6,100 yards with five par 5s and six par 3s. It also lists a driving range, tournaments, golf instruction and a turf conversion and water conservation project. The course is operated by KemperSports, which lists Jack Snyder and Milt Coggins as designers and 1963 as the year built.
The club offers both public tee times and member tee times, and runs White Feather Bar & Grill along with banquets and social events. Golf membership is handled by the club, so ask for the current membership terms in writing and confirm how they relate to the homeowners association for the lot you are considering. I do not publish membership or green fee amounts here.
A tip for golf-lot buyers: stand in the backyard on a busy morning. Cart traffic and stray balls feel different in person than in a listing photo.
Activity complex and recreation
According to the community, the Activity Complex includes a library, craft rooms, a game room, ceramics, billiards and lapidary, and woodworkers have a stand-alone woodshop building. Other amenities listed are a pool and spa, a fitness center, shuffleboard, and outdoor games such as bocce ball, cornhole, pickleball and softball. The community also describes many clubs and groups.
Some neighborhoods inside the broader Apache Wells area have their own association and amenities. A recent Apache Wells 2 townhouse listing, for example, showed its own HOA with a community pool, heated spa, clubhouse and fitness center. Ask for the disclosure packet for the specific property, not a general Apache Wells summary, and confirm which amenities that address can use.
Home types: manufactured and site-built
Apache Wells is not a single home series. Listings show a mix:
- Manufactured homes on owned lots. A recent listing in Apache Wells Mobile Park Unit 3-B was a multi-wide manufactured home on a fee simple lot, with the land included in the sale.
- Single-family homes. Other listings are classified as single-family residences with block and stucco construction.
- Townhomes. Apache Wells 2 has townhouses with a separate HOA.
Because the construction type changes from street to street, I confirm each property using the listing, county records and the association documents. Ask Terry for floor plans and for recent examples of each home type.
What that means on tour:
- Order an inspection that matches the construction type in front of you. Manufactured homes, site-built homes and townhomes each have different things to check.
- Confirm on the title report that the lot is included, rather than relying on the listing remarks.
- Read every association packet that touches the property during your contingency period.
Association basics
Apache Wells Homeowners Association, Inc. is registered with the Arizona Corporation Commission as a nonprofit corporation, with a Mesa place of business on N 56th Street. Rules for age occupancy, rentals, pets, guests and exterior changes are in the CC&Rs and related documents. The community says residents can own or rent, full time or seasonally. Separate association or club fees may apply depending on the property. I do not publish dues amounts on this page.

Buying tips: resale, financing and assumable loans
Homes here are resales. Manufactured-home financing can come with extra lender conditions, so talk with your lender early about the specific property. If a listing mentions an assumable FHA or VA loan, assumption is subject to lender approval. I do not quote rates or payments.
