Viewpoint Golf Resort Mesa: 55+ RV, Park Model and Golf Living
ViewPoint RV & Golf Resort sits at 8700 East University Drive in east Mesa (85207), next to the ViewPoint Golf Resort courses: an 18-hole championship course and a 9-hole executive course. It is an age-qualified resort with a minimum check-in age of 55, offering RV sites, rental cottages and manufactured or park model home resales.
I am Terry Day, REALTOR® with DeLex Realty. I bring Viewpoint up when a buyer's Mesa shortlist includes RV sites, park models or manufactured homes with golf next door, not only site-built ranch homes. The ownership path here is different from a standard deeded subdivision, so I sort home type, site arrangement and paperwork before anyone falls for a porch photo. For the wider picture, see my Mesa 55+ manufactured home communities guide and the Arizona 55+ living hub.

Where it is
Viewpoint is on the east side of Mesa around University Drive and Hawes Road, in the same part of town as several other East Valley RV and manufactured home resorts. The resort points to its Loop 202 access and its views toward the Superstition Mountains. For most buyers the decision is less about the city and more about whether an RV-resort setup matches how they travel, store a coach and use a winter home.
Golf and amenities
Golf is the centerpiece. The official golf site lists an 18-hole, par 71 championship course with tree-lined fairways and bunkers, and a 9-hole executive course for quick rounds and short-game practice. There is a driving range, lessons, tournaments, Fat Willy's Clubhouse Pub & Grill, banquet rooms and an event center. The course runs men's and women's 18-hole and 9-hole leagues, and residents book through a separate resident tee time page.
On the resort side, the official site lists:
- Swimming pools, hot tubs and sauna
- Fitness centers
- Pickleball, tennis, shuffleboard and softball
- Ballroom, billiards, library and restaurant
- Hair salon and massage, laundry, mail center
- Picnic and BBQ areas, two dog parks, hiking and nature trails
The resort also keeps a separate activities website. Ask for the current calendar on your tour, and ask what summer looks like if you leave for the hot months, since winter and summer occupancy feel very different. If pickleball is a priority, my 55+ pickleball communities guide compares other options, and my 55+ golf communities guide covers the golf side.
On tour, confirm in writing:
- How resident play and tee times work
- Whether golf is billed separately from site or resort charges (get the structure from the official packet)
- Golf cart rules inside the resort and on the course
Owning vs renting a site, home or park model
This is the section that prevents expensive surprises. In a resort like Viewpoint, a listing can mean very different things, and none of them is the same as a site-built house on a deeded lot.
Buying a manufactured or park model home on a rented site. Home resales at Viewpoint are marketed on the operator's home-sales site by lot number. In a land-lease setup, you typically buy the home and sign a separate agreement with the resort for the space under it. Ask the resort office how the site is held for the specific lot, and get the site agreement before you write an offer.
Renting an RV site. The resort offers nightly, seasonal (28 to 184 days) and annual (185 days or more) RV stays. Extended stays use an "Agreement for Use of RV Site," and the resort says annual guests must hold a Thousand Trails membership or Camping Pass. Read those terms closely, because they differ from a home purchase.
Renting a cottage. The vacation cottages are rentals, not homes for sale. They are a useful way to try a season before buying.
Arizona law treats these differently. The Arizona Department of Housing publishes the Arizona Mobile Home Parks Residential Landlord and Tenant Act (A.R.S. 33-1401 and following). It requires a signed written rental agreement for a mobile home space and written notice at least 90 days before a rent increase takes effect at renewal. The same Act excludes recreational vehicles and smaller park model trailers (single chassis, on wheels, 320 to 400 square feet) from its definition of a mobile home. Arizona has a separate long-term RV space law. So the first question for any listing is which law and which agreement apply to that exact home or site.
Before you write an offer, I want in writing:
- What exactly transfers: the home only, a site agreement, or something else
- Whether the home is titled as personal property, and how lenders and insurers treat it (financing is subject to lender approval)
- Resort rules for home age, additions, carports, sheds and golf carts
- Site rent adjustment language and renewal terms, in general terms from the official agreement
I do not treat a park model on a rented site as interchangeable with a site-built home in Sun Lakes. Different title, different lending, different exit plan.
Home types at Viewpoint
RV sites: rented sites for your own coach, on nightly, seasonal or annual terms. Confirm pad size, hookups and the resort's rules for your rig before you book long term.
Park models: smaller homes, often with a covered porch or an added Arizona room. Ask how the specific home is classified, since that drives which Arizona law and site agreement apply.
Manufactured homes: larger HUD-code homes on resort sites. Community listings show these sold by lot number at the University Drive address.
What you will not find: a conventional stucco ranch with a two-car garage on a deeded lot. For that, look at site-built 55+ communities such as Sun Lakes or Leisure World.
Buying tips
Inspect the home and the site. For park models and manufactured homes, look at the roof, plumbing, electrical, skirting, tie-downs where applicable, and any porch or Arizona-room additions, and ask whether additions were permitted. For RV sites, confirm the pad, hookups and parking rules for the coach you own.
If financing is part of the plan, start lender conversations early. Many manufactured and park model homes in land-lease resorts are financed differently from site-built homes, or bought with cash, so get lender guidance on the specific home first.
Compare Viewpoint with other Mesa 55+ resorts where home types overlap; my Mesa manufactured home communities page lays those out. If you decide mid-tour that you want a conventional subdivision after all, Sunland Village and Fountain of the Sun are site-built Mesa options.
Resort rules
Age rules, guest stays, pet limits, vehicle and RV storage, and rental policies live in the resort's agreements and rules. Get every fee from the official packet for the specific site. I do not put dollar amounts on this page because they change and vary by site and stay type.
