I am Terry Day, REALTOR with DeLex Realty. When I help buyers here, I look at the house, the lot, the association papers and the club access as separate pieces of one purchase.

Where CantaMia sits inside Estrella

Estrella is a large master-planned community in Goodyear with lakes, parks and trail systems. CantaMia is one gated neighborhood within it, set aside for residents 55 and older. Not every Estrella address is in CantaMia, so I always confirm the subdivision on the title report before comparing homes, because the age rules, the clubhouse and the dues follow the neighborhood, not the larger Estrella name.

If a mountain view or an open parcel behind a lot matters to you, we check the lot lines and any posted city planning notices. A view today is not a promise that the land next door stays empty.

Builder history and new homes

CantaMia was first developed by Phoenix builder Joseph Carl Homes. Avatar Holdings bought Joseph Carl Homes and CantaMia in 2010 and promoted the neighborhood as a boutique active adult community. Taylor Morrison now builds at CantaMia; it opened six new model homes in 2019 and still markets new homes there, including quick move-in homes and several floor plans.

If you visit the sales office, know that the builder's sales staff represent the builder. You can bring your own agent, and many builders ask that your agent be registered on the first visit, so call me before you go.

The Village Center and amenities

The heart of CantaMia is the Village Center, a clubhouse of about 29,000 square feet that Estrella describes as reserved for CantaMia residents. Published amenity lists include:

  • Indoor lap pool and spas, plus an outdoor resort-style pool
  • Cardio and weight room, a yoga and aerobics studio, and locker rooms with steam and dry saunas
  • Tempo Café and Bar, a demonstration kitchen and a technology center
  • Card rooms, billiards, ping pong and an art studio
  • Pickleball, tennis, bocce and horseshoes outdoors
  • Lakeside catch-and-release fishing, a dog park and walking paths

Estrella notes its amenities can change, so ask the association for current hours, guest rules and any reservation steps before you buy. Beyond CantaMia, Estrella's lakes and miles of trails add more to do nearby; ask which of those are open to the public and which are tied to a specific association.

Activities and clubs

CantaMia runs classes and resident clubs through the Village Center, and the larger Estrella community adds its own events and volunteer groups. Schedules change through the year, so I suggest asking the lifestyle staff for the current activity calendar and club list. If you play pickleball, ask how open play and court reservations work.

Golf near CantaMia

CantaMia does not have its own golf course. The Golf Club of Estrella is a public, daily-fee course in the master plan, and Estrella states that access is not included with a home purchase. Tee times or a membership are arranged with the club directly. If golf is a priority, you may also want to look at PebbleCreek in Goodyear, another 55+ option on the west side.

Home models and floor plans

CantaMia homes are single-level, built over several builder eras, so plan names vary by year. Ask Terry for the floor plan of any home you like and we will match the drawing to the actual house. On resales, check that patio enclosures, room additions or casitas have permits. On new homes, compare the written specs to the model and ask what is standard versus an upgrade.

HOA basics

CantaMia is age-restricted (55+); rules are in the CC&Rs. A home here can carry both CantaMia and Estrella-level obligations, so ask for the resale disclosure packet, current budget, rental rules, architectural guidelines and recreation policies. Fees change, so get the current amounts in writing from the association.

Buying tips: resale or builder home

For a resale, look closely at roof condition, the cooling system, drainage around the patio and any past alterations. Some resales carry an existing FHA or VA loan that may be assumable with lender approval, so ask your lender how assumptions, equity and VA entitlement work. For a builder home, review the warranty, the inspection schedule and how change orders are handled.
