Estrella is a master-planned community of about 20,000 acres in Goodyear, ZIP 85338, in the foothills of the Sierra Estrella south of I-10 along Estrella Parkway. It has single-family homes from several builders, including newer villages such as Lucero and Montecito and the CantaMia 55+ neighborhood, plus lakes, trails, residents' clubs and a golf course.

Where Estrella is
Estrella spreads across the foothills of the Sierra Estrella mountains in the south part of Goodyear. Estrella Parkway is the main way in from I-10, and the welcome center is at 8175 S. Hillside Drive. The Loop 303 freeway was once expected to run through Estrella but was moved to the west of the community.
Estrella Mountain Regional Park, a Maricopa County park of about 19,840 acres with roughly 33 miles of trails, sits on the community's edge. Day-to-day shopping is mostly north toward I-10 for now, and a Sprouts-anchored shopping center is planned on Estrella Parkway at North Lake, with groundbreaking targeted for early 2027.
History and what is new
Estrella started in the 1980s, and for years the whole master plan was called Estrella Mountain Ranch. Today that name usually refers to one part of a much larger community. In October 2021, Estrella Partners, a group made up of Harvard Investments, Toll Brothers and Värde, bought more than 18,000 acres of entitled land here, with Harvard Investments as managing partner.
Since then, the growth has shifted to newer villages. Lucero, a 617-acre village near the entrance on Estrella Parkway, broke ground in 2019 and has Casa Lucero, a welcome center and café, plus more than 10 miles of trails. Montecito broke ground in early 2025 with 508 homesites. In 2025, Goodyear's City Council approved the Estrella 14 plan for about 1,505 acres east of Estrella Parkway, with up to 6,034 homes, a planned residents' club and a commercial core at Willis Road and Estrella Parkway. As of 2023, Estrella had about 7,600 homes, with room for thousands more.
The homes
Most homes in Estrella are single-family. Neighborhood names you will see include Lucero, Montecito, Acacia Foothills, Solvida, Vidrio, Beacon and CantaMia, which is Taylor Morrison's 55+ neighborhood. In Montecito, lots run from about 47 to 65 feet wide, with Lennar and Richmond American building there. Lennar opened its models in Montecito in December 2025, and Richmond American, Taylor Morrison and Brightland have all built in Lucero.

Things to do
- Lakes: about 72 acres of lakes, including North Lake, home to the Starpointe Residents' Club and the Yacht Club of Estrella.
- Trails and parks: about 65 miles of trails and more than 50 parks, plus over 500 acres of open space.
- Golf: the Golf Club of Estrella, a Nicklaus Design course open to the public.
- Estrella Mountain Regional Park: hiking, biking and horseback trails right next door.
Schools
Most of Estrella is in the Liberty Elementary School District, which includes Estrella Mountain Elementary on San Miguel Drive, Westar, Liberty and other schools, and high school students are typically served by Estrella Foothills High School in the Buckeye Union High School District. Assignments vary by address, so please confirm with the districts for the specific home.
HOA basics
Estrella has community association fees and rules that pay for its lakes, clubs, parks and trails, and the setup can differ from one village or neighborhood to the next. The CantaMia 55+ neighborhood has its own amenities and rules. Before you buy, ask for the HOA documents for the specific home, including which associations it belongs to, the CC&Rs, rental rules and reserve study.

Is Estrella the same as Estrella Mountain Ranch?
Estrella is the full master plan, and Estrella Mountain Ranch is the older name that now usually refers to one part of it. My Estrella Mountain Ranch page covers that original lakeside area.
Are new homes being built in Estrella?
Yes, builders are active in the newer villages. Lennar opened models in Montecito in December 2025, and Richmond American, Taylor Morrison and Brightland have built in Lucero.
Does Estrella have a 55+ section?
Yes, CantaMia is a 55+ neighborhood within Estrella built by Taylor Morrison. The rest of Estrella is open to all ages.
What schools serve Estrella?
Most of Estrella is in the Liberty Elementary School District, and Estrella Foothills High School (Buckeye Union High School District) is the usual high school. Confirm with the districts for the specific address.
