I am Terry Day, REALTOR® with DeLex Realty. Below is my shortlist of Casa Grande communities that describe themselves as 55+ or age-qualified on their own websites. Rules differ from one community to the next, so always read the governing documents before you write an offer.

Palm Creek Resort and Residences

Palm Creek is the community most out-of-state buyers ask me about first. Sun Communities operates it and calls it an active 55+ community. The resort has an 18-hole executive-style golf course with a pro shop and putting green, lighted pickleball courts, tennis, an outdoor pool, a fitness center, a clubhouse with meeting space, a bowling green and 11 grassy dog parks, one of them with an agility course.

Homes at Palm Creek are manufactured homes, park models and RV sites, and buyers generally own the home while paying site rent to the resort. For the full resort breakdown, see my Palm Creek Golf and RV Resort page, then come back here to compare the rest of the city.

Age-qualified RV resorts in Casa Grande

Encore runs three RV resorts in Casa Grande that each state on their own pages that they are age-qualified (55+). These are mainly RV site communities with seasonal and annual stays, so they work differently from buying a home on a lot.

Fiesta Grande RV Resort

Located on East Florence Boulevard, Fiesta Grande is the biggest of the three, with 766 sites for self-contained RVs. Amenities include a pool and spa, fitness center, pickleball, shuffleboard, bocce, a putting green and mini golf, plus a ballroom with a stage, a library, a craft room and a full-time activity coordinator.

Casita Verde RV Resort

Casita Verde, on North Trekell Road, is a smaller resort with 192 sites. It offers a pool, a game room with billiards, a library, horseshoes, a picnic and barbecue area and Wi-Fi in the clubhouse. The resort says reservations with children are not accepted.

Foothills West RV Resort

Foothills West has 182 RV sites and lists a minimum check-in age of 55. It has a clubhouse, pool, spa, shuffleboard, bocce, a library, laundry and RV storage, and it sets aside pet-friendly sites for owners with pets.

Val Vista: manufactured homes and RV spaces

Val Vista, on West Val Vista Boulevard with a Casa Grande address, is a 55+ manufactured home community that also has RV spaces. Roots Management Group lists a gated entry, a clubhouse with a community kitchen and craft rooms, a pool and spa, a fitness center, pickleball, billiards, shuffleboard, mini golf, a dog park, a library and a propane filling station. It sits west of central Casa Grande, so map your regular errands before you tour.

Site-built 55+ homes: Robson Ranch in Eloy

Robson Ranch Arizona is in Eloy, not Casa Grande, but buyers who want a conventional site-built home in a 55+ setting often add it to their Casa Grande trip. Its documents say homes are intended for occupancy by at least one person 55 or older per home, with limited exceptions spelled out in the rules. The community has an 18-hole championship golf course, the Desert Sky Sports Club with 16 pickleball courts and indoor and outdoor pools, the Ranch House with a grill and ballroom, and a Creative Arts Center with a wood shop, ceramics and stained glass studios. Plan it as a separate tour day.

Casa Grande 55+ value versus the Valley

Casa Grande often prices differently from 55+ communities in Scottsdale, Gilbert, Mesa or the Sun Cities, mostly because so many of its options are manufactured homes, park models and RV sites rather than site-built houses. Lower purchase prices are only part of the picture. Site rent, HOA dues and resort fees affect the long-term cost, and those differ widely from one community to the next.

Market snapshot: Manufactured and mobile homes across Casa Grande (all communities, not only 55+) had 22 closed MLS sales from Aug 14 to Nov 2, 2026, with a median sold price of $192,500 and a median of $146 per square foot. On Nov 6, 2026 the MLS showed 96 active listings, with the middle 90% listed from $28,000 to $339,900. Many resort park models sell through the resort office instead of the MLS. Before you choose, think through:

  • How often you will travel to Phoenix, the East Valley or Sky Harbor in a typical month
  • Whether you want an RV site, a park model, a manufactured home or a site-built house
  • Whether you plan to stay seasonally or live there full time
  • Whether the land is owned or leased, and what that means for resale

Buying tips for Casa Grande 55+ homes

  1. Find out early whether you are buying a home and the land, or a home on a leased site. Title, lending and resale all depend on it.
  2. Bring in a lender who knows manufactured homes and park models before you make an offer.
  3. Inspect roofs, HVAC, plumbing and any add-on rooms carefully on older manufactured homes and park models.
  4. Read the CC&Rs or park rules for age occupancy, guests, pets and rentals.
  5. Get current site rent, dues and fees in writing from the community or the listing documents.
