Palm Creek Golf and RV Resort, Casa Grande: Pinal County 55+ Resort Living

Palm Creek Golf and RV Resort in Casa Grande is a large age-restricted (55+) resort in Pinal County, operated by Sun Communities. It combines RV sites, park models and manufactured homes with an 18-hole par-3 golf course, pickleball courts, pools and a busy clubhouse calendar, in a city between Phoenix and Tucson.

I am Terry Day, REALTOR with DeLex Realty. When buyers ask me about Palm Creek, the scale of the resort is the first impression and the ownership paperwork is the second. Both matter before you write an offer.

Where Palm Creek sits

Casa Grande is in Pinal County. The City of Casa Grande describes itself as located at the junction of Interstate 8 and Interstate 10, between Phoenix and Tucson in the Sun Corridor. That puts Palm Creek south of the main East Valley and West Valley 55+ clusters.

That location is a tradeoff, and I say so on the first call. Phoenix appointments and airport trips are a different daily map than they are from Mesa or Surprise. Buyers who want to be next door to Sun Lakes or Sun City Grand usually stay in Maricopa County. Buyers who want a large resort with a full winter calendar in Pinal County put Palm Creek on the shortlist. I suggest driving your own routes to the places you visit most before you decide.

Golf, pickleball and resort amenities

Sun Communities lists an 18-hole, par-3 executive-style golf course with two lakes, a creek crossing one fairway, a putting green and a pro shop. Golf course home sites are part of the resort layout.

Pickleball is a big part of the resort's identity. Sun Communities describes the courts as state-of-the-art and says they host national competitions. The operator does not publish a court count, so I ask for the current open-play schedule and court reservation rules on tour.

Other amenities the operator lists include:

  • Clubhouse and activity center
  • Outdoor pools and hot tubs
  • Fitness center and fitness classes
  • Tennis, bocce, shuffleboard, horseshoes, softball and lawn bowling
  • Craft spaces for woodworking, lapidary, stained glass and ceramics
  • Library, computer center and common-area Wi-Fi
  • Dog parks, pet wash station, laundry facilities and a mail center
  • Gated entry and 24-hour security

Sun Communities cites a weekly activity calendar in the triple digits during the season. Ask for a printed calendar. Large resorts can look quiet on a summer weekday and packed in February, and that seasonal rhythm is part of what you are buying. RV sites, park models and casitas

Palm Creek mixes several kinds of living in one resort:

  • RV sites with full hookups and 30 or 50 amp electric, including back-in and pull-through sites, offered through the resort's booking channels.
  • Park models, often sold as pre-owned vacation homes through the operator, with smaller footprints and porch living.
  • Manufactured homes in the newer residences area, which the operator markets with two-bedroom, two-bath floor plans.
  • Cottage and casita-style homes: the resort also rents cottages and village homes by the night, and some sale listings may use the word casita. Confirm what the home actually is, how it is titled, and whether it is for sale or only for rent.

For each address or site, I confirm in writing what transfers, what the site rent arrangement is, and how resort rules treat additions, carports, sheds and golf carts. Title language drives lending and resale. I will not let a porch photo skip that step.

Owning a home on a leased site

Operator home listings note that the listing price does not include site rent or other fees. In plain terms, buyers generally buy the home and rent the site from the resort. That is different from a deeded house in a Del Webb style subdivision. Before you write an offer, ask:

  • What the purchase contract actually conveys: the home only, or more
  • How site rent is set and how increases are handled (I keep dollar figures off this page; get the current disclosure from the resort)
  • Lease term, renewal and transfer rules if you sell later
  • Whether you can sell the home in place, and any resort approval steps for a buyer
  • How insurers and lenders treat that home and title type

If you are comparing resort living with other manufactured and park model options, my page on 55+ manufactured home communities in Mesa walks through the same questions for East Valley parks.

Buying tips from the field

Inspect the home and the site. For park models and manufactured homes, focus on roof, plumbing, electrical, HVAC, skirting, tie-downs and any additions or Arizona rooms. For RV sites, confirm the pad size, utility hookups and storage rules for your coach.

Ask the resort office for the current rules and regulations, the site rent disclosure and any pending changes. Read them before the inspection period ends, not after.

If a listing mentions assumable financing, assumability is subject to lender approval. Many park model and manufactured home purchases on leased sites use cash or specialty lenders, so start the lending conversation early.

How Palm Creek compares

Palm Creek is one of the larger Pinal County 55+ resorts. If you want a site-built home with a golf and pickleball lifestyle closer to the same corridor, I often add Robson Ranch in Eloy to the same tour day. If you are open to Maricopa County, I can line up a separate day in Mesa or Sun Lakes. My 55+ community finder and the Arizona 55+ living hub help narrow the list by home type and amenities.

Palm Creek often matches a search for:

  • A large 55+ resort with RV sites, park models and manufactured homes
  • An on-site par-3 golf course and tournament-level pickleball courts
  • Smaller home footprints than a typical Valley ranch

It is usually not the match for a search for:

  • A deeded, site-built home with land included
  • Daily errands in central Phoenix, Scottsdale or Sun City without a longer drive
  • High-rise or mid-rise condo living

Questions buyers ask

Is Palm Creek a 55+ community?
Yes. The operator and booking listings describe it as age-restricted (55+). Occupancy details are in the resort's governing documents and rules, so read them before you buy.

What kind of golf course does Palm Creek have?
An 18-hole, par-3 executive-style course with a pro shop and putting green. Ask the pro shop about resident play rules and seasonal tee time demand.

Can I buy a casita, or only an RV site?
Sale inventory can include park models and manufactured homes, and RV sites are available through the resort. Some cottage-style homes are rentals only. Confirm the home type and sale status for each listing.

Do I own the land?
Generally, buyers purchase the home and pay site rent to the resort. Operator listings state that the price does not include site rent or other fees. Get the current site rent disclosure in writing.

How do I schedule a tour?
Call me at 602-483-4665. I will sort out home type and ownership path first, then decide whether a same-day comparison with Robson Ranch or a Valley resort makes sense.
