Corte Bella is a gated, age-restricted golf community with Sun City West, AZ 85375 addresses in the northwest Valley, near Loop 303 and Grand Avenue. Del Webb built its roughly 1,650 single-level homes from about 2003 to 2007 around an 18-hole Greg Nash course, with its own clubhouse, pool, fitness center and sports courts.
I'm Terry Day with DeLex Realty. Corte Bella often comes up when buyers compare the northwest Valley's active adult communities, and it works differently from the rest of Sun City West in a few important ways. Here's what I'd want you to know before you tour.

Corte Bella homes use Sun City West mailing addresses, and the golf club sits at 22129 N. Mission Drive. Sun City West itself is an unincorporated census-designated place in Maricopa County, with Grand Avenue (US 60) along its southwest side and Loop 303 along its north and northwest edge. Loop 303 is the quick way north toward Lake Pleasant or south toward I-10, and Grand Avenue runs southeast toward Surprise, Peoria and central Phoenix.
Because it isn't a city, county services apply. The HOA lists the Maricopa County Sheriff's Office for law enforcement and the regional fire and medical authority for fire service.
Every Corte Bella home is a single-level, detached Del Webb design, roughly 1,150 to 3,300 square feet, in Santa Barbara, Mediterranean and European styles. Floor plans were sold in collections with names like Villa, Presidio, Catalina and Miramar, and many homes have features buyers ask me about: a casita, a golf cart garage or a three-car garage. Golf course lots and interior lots both come up for sale, so I look closely at lot position and backyard privacy on each one.
Since most homes are about 20 years old now, I pay attention to roof age, HVAC and water heater age, and any updates the seller has made. A home that was refreshed recently can feel very different from one that is mostly original.
Golf is the centerpiece. Corte Bella Golf Club is an 18-hole, par 72 course of about 7,011 yards on 191 acres, with a 6,500 sq ft golf clubhouse, a golf shop, a grill and a practice range. The club is operated by KemperSports and describes itself as semi-private, so non-residents can join or book rounds, and golf membership is separate from owning a home.
Through the HOA, residents have a restaurant (Anacapa), a fitness center, a combination lap and resort-style pool with a spa, sports courts, a day spa, event space and resident clubs. Outside the gates, Lake Pleasant is a drive up Loop 303, and shopping, medical offices and restaurants line Grand Avenue and the Surprise area.
Corte Bella is an age-restricted community. Under the federal Housing for Older Persons Act, a 55+ community must have at least one person 55 or older living in at least 80% of its occupied homes and must follow its own published age policy. The exact Corte Bella rules, including any rules for younger residents and visitors, are in the association's CC&Rs and rules, and outside sources describe them differently, so I always pull the current documents for buyers before they write an offer.
As an active adult community, Corte Bella has no school on site. Much of the Sun City West area is outside any school district, with some nearby areas in Dysart Unified or Peoria Unified. Please confirm boundaries with the district for a specific address.
The Corte Bella Country Club Association runs the community, its gates and its amenities. Local agents describe it as separate from the Recreation Centers of Sun City West, meaning a Corte Bella home generally doesn't come with a Sun City West rec center card, so confirm that for any home you consider. The golf club is also a separate business from the HOA. The association does hold an associate membership in PORA, the Sun City West property owners group, which gives residents access to PORA's vendor list and notary service. Ask for the HOA documents, the rules on rentals and exterior changes, and any transfer fees early in escrow.
Because the community is gated and fairly small, the number of homes for sale at one time is limited, so I set up an alert for the plans and lot types you want. I also check whether a casita or golf cart garage is permitted living space, whether solar is owned or leased, and how the home sits relative to the course. Some Corte Bella homes for sale may have an FHA or VA loan that a qualified buyer can take over; see my assumable mortgage homes page. New to buying in Arizona? Start with my first steps guide.
Buyers here compare plan names, lot location and updates closely, so I price a Corte Bella home against recent sales of similar plans in the same community, not the wider Sun City West market. Read how to price your Arizona home to sell, or call me for a pricing report.
