Corte Bella Homes with Pool
Corte Bella homes with a pool come two ways: a private pool in your own backyard, or a home without one that relies on the community pool at the Corte Bella club. Adding a pool later means association rules plus a permit, and county code calls for a barrier at least 60 inches tall.

Two kinds of pool life in Corte Bella
When buyers tell me they want a Corte Bella home with a pool, my first question is which kind they mean. Some want water a few steps from the back door, on their own schedule. Others are happy to swim laps at the club pool and skip the weekly pool service. Those are two different searches, so settle it before a listing photo does.
I am Terry Day, REALTOR® with DeLex Realty. Corte Bella is a gated, age-restricted community in the West Valley with a Sun City West mailing address. The community website describes it as a 55+ community, and the age and occupancy rules are set out in the CC&Rs, so read those documents for the exact terms. Corte Bella has its own club amenities, including an 18-hole golf course designed by Greg Nash, a fitness center, a day spa and the pool. KemperSports has owned the golf club since 2021.
The Corte Bella community pool
Here is how the Corte Bella club describes its pool area:
- Lap and resort pool in one: a combination lap and resort-style pool, listed on the club site as a 25-yard pool.
- Spa: a spa next to the pool.
- Shade: a shade structure covering one end of the pool.
- Hours: the fitness center and pool share posted hours that start early in the morning and run into the evening, with separate kids' hours for visiting grandchildren and other young guests.
- Paperwork: the club posts fitness and pool rules plus a resident and guest liability waiver and a separate waiver for minors.
Pool hours, guest rules and kids' hours are set by the club and can change, so check the current posted schedule and rules before you plan visits with family. I do not quote fees here; ask for current figures in the resale disclosure package once you are under contract.
Buying a Corte Bella home with a private pool
Corte Bella is an established community, so homes for sale are resales and private pools vary in age, size and condition. Here is what I walk through with buyers on a private-pool tour:
- Equipment: pump, filter, heater if there is one, and controls. Ask for service records and recent repair invoices.
- Shell and deck: cracking, surface wear and deck movement. Consider adding a pool-specific inspection.
- Barrier: fence, gates, latches, and any house or garage doors that open toward the pool. More on the county rules below.

Adding or changing a pool: association approval in general terms
Like most Arizona planned communities, Corte Bella has rules and regulations covering changes to the outside of a home and yard. In general terms:
- Get written approval from the association before a pool, spa, fence or equipment change starts.
- Expect the review to look at pool location, walls and gates, equipment placement and screening, and drainage.
- Keep association approval and contractor bids as separate steps, and have the contractor build to the approved plan.
- Ask for the current rules and design guidelines in the resale documents, since they can change.
Maricopa County pool permits and barrier rules in general terms
For homes in unincorporated Maricopa County, the county says pool barrier permits must be issued before the barrier is installed, the pool is plastered or the pool is filled with water. Confirm which agency issues permits for your parcel before you hire a contractor. The county's residential pool and barrier rules, in general terms:
- A barrier is required for water deeper than 18 inches, wider than 8 feet at any two points, or both. Fountains under 12 inches deep are excluded.
- The top of the barrier must be 60 inches above finished grade on the outside, and gaps and openings are limited so a small child cannot slip through.
- Gates must be self-closing and self-latching and swing away from the pool, with the latch at 54 inches or higher or on the pool side.
- If a house or garage wall forms part of the barrier and has a door to the pool area, a separate barrier is required, or an approved door alarm.
- Pools cannot sit in the required front yard and must be at least 3 feet from all property lines.
This is a general overview, not legal advice. Confirm the specifics for your lot with Maricopa County and the Corte Bella association.

Pool home or no-pool home, by home features
A private-pool home gives you an enclosed backyard with water and the equipment, cleaning and inspections that come with it. A no-pool home means less yard work, with the club pool available under community rules. If you want a brand-new pool on the lot, plan on a remodel with association approval and a permit.
Some resales carry FHA or VA loans that a qualified buyer may be able to assume, subject to lender approval. I check for that on every listing we look at. If you are comparing communities, see Sun City West homes with a pool, the Arizona 55+ living hub and active adult 55+ homes in Arizona.
Before you tour, ask me for floor plans so the model name matches the interior you are walking.
