Deer Valley Homes for Sale in Phoenix, AZ

Deer Valley is a part of north Phoenix centered on I-17 and Loop 101, around Deer Valley Road and the Phoenix Deer Valley Airport. Homes range from established single-family neighborhoods and townhomes to newer subdivisions near the mountain preserves. Deer Valley the area is not the same thing as Deer Valley Unified School District, which covers a much bigger region.

I'm Terry Day with DeLex Realty, and I sell homes all over the north Valley. Buyers often find Deer Valley because of the freeway access and the jobs along the I-17 corridor, then get confused by the name, since it shows up on a village, an airport, a road, a school district and several schools. This page sorts that out and shows you what the area is like.

Where Deer Valley is

Deer Valley is one of the City of Phoenix's urban villages, the planning areas the city uses to guide growth. The city's village report describes its edges as the CAP canal and Jomax Road to the north, 16th Street to the east, Greenway Parkway, Greenway Road and Acoma Drive to the south, and 51st and 67th Avenues to the west. Glendale and Peoria sit on its west side.

The heart of it is where I-17 meets Loop 101. That interchange is also where Loop 101 changes names: west of I-17 it is the Agua Fria Freeway, and east of I-17 it is the Pima Freeway. From there you can head south to downtown Phoenix on I-17, east toward Desert Ridge and Scottsdale on the 101, or west toward Glendale and Peoria. Deer Valley Road runs east-west through the middle of the area, past the airport.

The name goes back a long way. Local history traces "Deer Valley" to a 1921 federal land map describing the valley formed by Skunk Creek, which still runs through the area.

Deer Valley the area vs. Deer Valley Unified School District

This is the part that trips people up. Deer Valley Unified School District is a large district that serves parts of north Phoenix, Glendale, Peoria and Cave Creek, plus unincorporated Anthem, New River and Desert Hills. A listing that says "Deer Valley schools" could be in any of those places, many miles from Deer Valley Road.

Most of the Deer Valley village area is inside Deer Valley Unified, but some homes near its southern edge, below Bell Road, are served by other districts. Schools close to Deer Valley Road include Deer Valley Middle School on North 27th Avenue and Barry Goldwater High School on West Rose Garden Lane. School assignment depends on the exact address, so always check with the district before you buy. If you are searching by district instead of by area, see my homes in Deer Valley Unified School District page.

The homes

The City of Phoenix describes Deer Valley as having a wide variety of housing types and densities, and as one of the more active parts of the city for new single-family construction. In general terms, here is what you will see:

  • Near the freeways and the airport: a mix of commercial and industrial land with apartments, townhomes and condos close to the job centers.
  • Established neighborhoods: single-family subdivisions on standard suburban lots, many with HOAs and community parks.
  • Toward the north and west edges: lower-density neighborhoods and newer subdivisions closer to the Hedgpeth Hills, Adobe Mountain and Deem Hills.

Communities near or just outside the village that I cover in more detail include Norterra and Stetson Valley to the north and northwest, and Arrowhead Ranch to the west in Glendale.

Living near Phoenix Deer Valley Airport

Phoenix Deer Valley Airport is a City of Phoenix general aviation airport at 702 W. Deer Valley Road, covering about 914 acres. It handles private planes, flight training, business aviation and similar traffic, but no commercial passenger flights. The airport reports that it is one of the busiest general aviation airports in North America by number of takeoffs and landings.

That means you will hear and see small planes in parts of Deer Valley, especially under the traffic pattern. The Arizona Department of Real Estate publishes a Phoenix Deer Valley Airport noise contour and traffic pattern map. I look at that map with buyers for any home near the airport, and I suggest visiting the home at different times of day.

Things to do

  • Deer Valley Petroglyph Preserve (3711 W. Deer Valley Drive): a 47-acre preserve run by Arizona State University with more than 1,500 petroglyphs on boulders in the Hedgpeth Hills.
  • Adobe Dam Regional Park: a large Maricopa County park behind Adobe Dam with sports fields and other recreation. The Adobe Mountain Desert Railroad Park is inside it on North 43rd Avenue.
  • Deem Hills Recreation Area: a City of Phoenix preserve of almost 1,000 acres with a 5.7-mile Circumference Trail and a ridgeline trail.
  • Shopping: Deer Valley Towne Center at Loop 101 and 27th Avenue, the Shops at Norterra and Happy Valley Towne Center along Happy Valley Road, and Arrowhead Towne Center a short drive west in Glendale.

Jobs

The city describes Deer Valley as a major employment center, and you can see it along I-17 and Loop 101. PetSmart's corporate headquarters is on North 27th Avenue near the 101. USAA has a large Phoenix campus on Norterra Parkway near I-17 and Happy Valley Road. Honeywell Aerospace has had a Deer Valley site on North 19th Avenue. Short commutes are one of the main reasons buyers look here.

Buying in Deer Valley

  • Check the school district and assigned schools for the exact address.
  • For homes near the airport, review the noise contour map and the flight patterns.
  • Ask for the HOA's CC&Rs, especially for parking, RV and rental rules.
  • If a lower payment matters, ask me about homes that may have an assumable FHA or VA loan.
