Arrowhead Ranch Homes for Sale in Glendale, AZ 85308

Arrowhead Ranch is a lake-and-golf master-planned community in north Glendale. It started as a citrus farm, was bought for development in 1978, and was annexed by the City of Glendale in 1979. Building took off in the late 1980s and continued through the 1990s and beyond, so today you will find a mix of homes, a chain of man-made lakes, two golf courses and easy access to the Loop 101. I help buyers and sellers in Arrowhead Ranch and across the Northwest Valley, and here is what I think you should know before you tour.

Where Arrowhead Ranch is

Arrowhead Ranch is in the northern part of Glendale. It runs roughly from 59th Avenue west to 75th Avenue, and from Union Hills Drive north to just past Deer Valley Road. The Loop 101 is right next door, so it is a quick drive to Peoria, the I-17, Scottsdale and downtown Phoenix.

Shopping is close. Arrowhead Towne Center, a large regional mall, sits just south along Bell Road, and the Bell Road corridor has grocery stores, restaurants and services. For hiking, Thunderbird Conservation Park is a short drive away.

The history

Before it was a neighborhood, this land was a citrus farm. It was bought for development in 1978 and annexed by Glendale in 1979. Early phases started in the late 1980s, when this part of the Valley was still considered the far West Valley. The savings and loan crisis of the late 1980s slowed early progress, and the plan was reworked in the early 1990s. Many builders took part over the years, including Hamilton, Blandford, Shea, Centex, Pulte and Continental.

The homes

Most homes in Arrowhead Ranch are single-family houses. Because the community was built in five phases over many years, you will see everything from 1980s and 1990s homes to newer builds, in a wide range of sizes. Some homes sit on lakes, some on the golf courses, and many on regular interior lots. Waterfront and golf course lots usually draw the most interest.

With older homes, I pay close attention to roof age, AC age, plumbing and any updates. For lake lots, I also check what the HOA maintains along the water and what the owner is responsible for.

Things to do

  • Legend at Arrowhead: a public golf course designed by Arnold Palmer that opened in 1989.
  • Arrowhead Country Club: a private club in Phases One and Two. Living on the course does not require a membership.
  • Lakes and greenbelts: the lakes and paths are for walking and enjoying the views. Check the HOA rules on fishing and boating, which are generally not allowed.
  • Arrowhead Towne Center: a regional mall with stores and restaurants.
  • Thunderbird Conservation Park: desert hiking trails a short drive away.

Schools

Many Arrowhead Ranch addresses are served by Deer Valley Unified School District. Schools listed on recent sales include Arrowhead Elementary, Hillcrest Middle School, Mountain Ridge High School and Deer Valley High School. Which high school a home is assigned to depends on the address, and boundaries can change, so always confirm the school for a specific home with the district.

HOA basics

Arrowhead Ranch has HOA coverage across the community, and many phases and sections have their own associations, so a home may have more than one. The associations manage the lakes, greenbelts and common areas and enforce the CC&Rs. HOA rules, services and dues can be quite different from one section to the next, so I pull the documents for each home we look at.

Buying in Arrowhead Ranch

Arrowhead Ranch gives you a lot of choice: lake lots, golf lots, interior lots, older homes ready for updates and homes that are already redone. I help you sort through the phases and look at recent sales of similar homes, not just the community average. If you are just starting, read my first steps to buying a home in Arizona, and ask me about assumable loans with my assumable mortgage guide.

Selling your Arrowhead Ranch home

In a community this varied, pricing comes down to your phase, your lot and what has been updated. A lake or golf lot and a remodeled kitchen can make a big difference. I price with sales from your section first, then the wider community. My pricing guide and Glendale home values seller guide walk through how I do it. Call me for a free, no-pressure price opinion.
