See all Encanterra golf course homes
I am Terry Day, REALTOR with DeLex Realty. When a buyer asks me about a fairway home in Encanterra, I split it into three questions: which hole and which view, what the club membership actually includes, and which neighborhood rules apply to that street. This page covers the golf side. For the full community overview, see my Encanterra homes for sale page.
The course and the club
The golf course is part of Encanterra Country Club. The club calls it a private 18-hole championship course, a signature design of Ryder Cup Captain Tom Lehman, playing to par 72 from six sets of tees. It is a core layout, which the club says makes it easy to walk instead of ride, and it looks out toward the Superstition and San Tan mountains.
Off the course, Shea Homes describes two resort clubs for homeowners. La Casa is the social center, with about 60,000 square feet of indoor and outdoor space. The Algarve is a smaller club of about 8,000 square feet. Shea Homes also lists golf course homesites on some of its new homes in the community, and availability changes, so ask me what is open today.
How membership works
This is the part buyers most often get wrong. Owning a home on the course and playing the course are two separate things here.
- Social membership comes with ownership. The club says all owners within Encanterra are social members of the club.
- Golf is an upgrade. Owners can upgrade to a golf membership. The club lists two categories: Community (Social) and Golf.
- Owners only, for now. The club says non-resident memberships are not currently being accepted, and both categories are reserved for Encanterra property owners.
- Non-equity, right-to-use. The club describes itself as a private, non-equity club. Its golf page says all memberships are right-to-use, with no member assessments, and that initiation fees are partially refundable.
- Family coverage. The membership sheet says privileges extend to the member's spouse and children up to age 22.
I do not quote dues or initiation fees on this page. They change, and the club's membership office is the right source. Get the current terms in writing, and ask how guest play works and whether a golf membership carries over when a home sells.
55+ streets and all-ages streets
Encanterra is not one single set of age rules. Shea Homes describes it as a partial 55+ resort community, with select 55+ neighborhoods alongside homes open to all ages. A golf course lot can sit in either kind of neighborhood, so the age rules depend on the street, not the view.
For each address I pull the recorded CC&Rs and the HOA documents and read the age provisions with you. I describe the home, the lot and the club structure. I do not describe who should live in any of them. If you are comparing 55+ options across the Valley, my Arizona 55+ living hub and 55+ community finder are good places to start.
The view and the trade-offs
A fairway lot buys you open space and a long outlook. On a core course the homes are grouped around the holes, so the quiet can feel different from a course with houses down both sides of every fairway. The trade-offs are still worth seeing in person.
- Golf balls. Homes along a landing area or on the slice side of a hole see more balls in the yard. Look for patched stucco, replaced panes and dented gutters on the course side.
- Cart path. A path that runs close to the back wall is a different experience from one across the fairway.
- Maintenance crews. Mowers, blowers and irrigation run early on golf turf. Visit once in the morning before you commit.
- What the view actually is. Some lots face a fairway or green, some face a tee box or water, and some catch only a glimpse between homes. The listing remark should match what you see from the patio.
If you plan to play several days a week, being on the course can outweigh all of that.
Where the address really is
Shea Homes and the club both use a Queen Creek, AZ 85140 address. Encanterra is in Pinal County near Combs and Gantzel roads, and it was long described as part of San Tan Valley. In 2019 the Queen Creek Town Council voted to annex it. For any home you like, I confirm the current jurisdiction, because that affects which town or county services and offices you deal with.
Nearby options with a different setup include Solera at Johnson Ranch in San Tan Valley and Trilogy at Power Ranch in Gilbert.
What to check before you buy
- Tour during active play and stand on the patio for at least ten minutes
- Confirm the hole, what the lot faces and which way the yard points
- Read the CC&Rs for that neighborhood, including any age provisions
- Keep HOA documents and club membership documents separate, and get both
- Ask the club membership office about golf membership, guest play and what happens on resale
- Inspect course-side windows, screens, roof edges and walls closely
- Compare recent sales on the course and on interior lots in similar condition
- Ask Terry for the floor plan so the model matches the remodeled interior you walk
Questions buyers ask
What golf course is in Encanterra?
Encanterra Country Club has a private 18-hole, par 72 championship course designed by Tom Lehman, a former Ryder Cup captain. The club describes it as a core layout with views of the Superstition and San Tan mountains, and says it is easy to walk.
Does buying a golf course home include a golf membership?
No. The club says all Encanterra owners are social members, and golf membership is a separate upgrade. A fairway address does not come with golf privileges, so confirm the current membership terms with the club's membership office before you buy.
Can I join the golf club without owning a home in Encanterra?
Not right now. The club says non-resident memberships are not currently being accepted, and its membership sheet reserves both the Community (Social) and Golf options for Encanterra property owners. That can change, so ask the club.
Is Encanterra entirely age-restricted?
No. Shea Homes calls Encanterra a partial 55+ resort community, with select 55+ neighborhoods alongside homes open to all ages. Age rules are set in the recorded documents, so read the CC&Rs for the specific address.
Is Encanterra in Queen Creek or San Tan Valley?
The builder and the club use a Queen Creek, AZ 85140 address. The community sits in Pinal County, was long described as part of San Tan Valley, and the Queen Creek Town Council voted in 2019 to annex it. Confirm the current jurisdiction for any address you are considering.
