Solera at Johnson Ranch is a gated, age-restricted (55+) Del Webb neighborhood of 727 homes in San Tan Valley, built between 2004 and 2008. It has its own private 10,000 square foot clubhouse, and residents also have access to the amenities of the surrounding Johnson Ranch master community.
I'm Terry Day with DeLex Realty. A buyer will often tell me, "I like Del Webb, I want single-level living, and I want to see what my budget buys outside Chandler." That is when I open the map to Solera at Johnson Ranch. Here is what I tell buyers about it.

This is the comparison that brings many of my buyers here. Sun Lakes and Solera Chandler sit closer to Chandler's shopping and job centers. Solera at Johnson Ranch is a shorter list: one Del Webb neighborhood built in a five-year window, one private clubhouse, and a San Tan Valley location.
What buyers usually weigh when we line up similar square footage:
What you give up in that trade: a longer trip to Chandler, Gilbert and Phoenix errands, and a smaller amenity footprint than the largest 55+ areas. I tell buyers to drive the route at the times they would really travel before they decide.
Solera at Johnson Ranch is in San Tan Valley, ZIP 85143, in Pinal County. The clubhouse address is 31891 N. Echo Canyon Road. The neighborhood sits inside the Johnson Ranch master-planned community, which is open to all ages outside the Solera gate. The San Tan Highlands golf course runs along both Solera and the rest of Johnson Ranch.
Solera has a private 10,000 square foot clubhouse for residents. The community lists these features:
Solera residents also have access to the Johnson Ranch master community amenities, which the community lists as heated outdoor pools and spas, tennis courts, a pickleball court, a pitch and putt golf course, a disc golf course, a catch and release fishing pond, a softball field and soccer fields. That second layer matters when family visits and you want options beyond the private clubhouse.
The 18-hole course next to Solera opened in 1997 as The Golf Club at Johnson Ranch and was renamed San Tan Highlands in 2023. It plays as two nines, the Lowlands and the Highlands, with six sets of tees and up to 7,162 yards from the back. The course says it is open for public tee times, and it also offers memberships. Golf is run by the course, not by the Solera association, so ask how play works before you buy.
Fairway lots get the views and the cart traffic. Interior lots are quieter. If golf views matter, I line up both so you can feel the difference on the same tour day.
Solera's activity list is long for a neighborhood of its size. Recent groups include:
Because Solera is smaller than the largest 55+ communities, the club scene is tighter. Ask a resident on your tour how they got involved; the activities calendar changes with the season.
Del Webb built all 727 homes between 2004 and 2008, so the floor plans come from one builder and one era. That makes it easier to compare homes once you know the model names. Ask me about any listing and I will help you compare its layout with others that have sold.
Solera has its own association, and the neighborhood also sits inside the Johnson Ranch master association. Before your inspection period ends, review:
The age rules are in the CC&Rs, and the board handles any waiver requests at its meetings. I walk buyers through the documents so the layered structure is clear before closing.
Resale only. Del Webb finished building here in 2008, so every home is a resale.
Inspect the systems. Roofs, HVAC units, water heaters and any remodel work deserve a careful look on homes this age.
Know both sides of the gate. You are buying in a gated 55+ neighborhood inside an all-ages master plan. That is a plus for some buyers and a drawback for others, so drive both parts of Johnson Ranch.
Assumable FHA and VA loans. Some sellers have loans a qualified buyer may be able to assume, subject to lender approval. See my assumable mortgage homes page, and I check every listing for this before a showing.
Solera at Johnson Ranch works well for buyers who want a gated Del Webb home, a private clubhouse, a public golf course next door and access to master-plan amenities. It may not fit a buyer who wants a short daily drive into central Chandler, several clubhouses under one name, or new construction.
Is Solera at Johnson Ranch a 55+ community?
Yes. It is an age-restricted 55+ community, and the rules are in the CC&Rs. The Johnson Ranch master plan around it is open to all ages.
Is this the same as Solera Chandler?
No. Solera at Johnson Ranch and Solera in Chandler are separate Del Webb communities with separate associations and locations.
Does Solera at Johnson Ranch have its own clubhouse?
Yes. Residents have a private 10,000 square foot clubhouse, and they can also use the Johnson Ranch master community amenities.
Is there pickleball?
The Johnson Ranch master community has a pickleball court, and Solera's pickleball group plays at the Lakeview Courts in Johnson Ranch.
Is golf included in the HOA?
The San Tan Highlands course is run separately from the Solera association and offers public tee times and memberships. Ask me for the current setup before you write an offer.
How do prices compare with Sun Lakes?
I can pull recent closed sales for Solera at Johnson Ranch and any Sun Lakes or Chandler community you are considering so you can compare similar homes side by side.
Can I assume a seller's mortgage here?
If the seller has an assumable FHA or VA loan, a qualified buyer may take it over, subject to lender approval. Call me at 602-483-4665.
