Garden Lakes Homes for Sale in Avondale, AZ 85392

Garden Lakes is a lake community in north Avondale, ZIP 85392, between Thomas Road and Indian School Road near 111th Avenue, just over a mile from both I-10 and the Loop 101. Two lakes sit at its center for boating and fishing, surrounded by single-family homes built mostly from the late 1980s through the 1990s and several large parks.

The HOA traces Garden Lakes back more than 35 years to a waterfront plan by developer Charles Keating. The project changed hands after the savings and loan crisis, before that original vision was finished, and other builders completed the neighborhoods. What remains is one of the few places in the West Valley where you can live on a lake with a short freeway drive to downtown Phoenix. Here is what I want you to know before you tour.

Where it is

Garden Lakes sits in the northern part of Avondale, between Thomas Road and Indian School Road, centered near 111th Avenue and Garden Lakes Parkway. The HOA notes that I-10 and the Loop 101 are each just over a mile away and that Phoenix is about 15 minutes off. That makes it one of the easier West Valley neighborhoods for a commute east.

Shopping is close by. Indian School Road has grocery stores and restaurants, Gateway Pavilions is a short drive south on the Avondale side of the Loop 101, and Desert Sky Mall is a few miles east in west Phoenix.

The homes

Garden Lakes is made up of single-family homes in a range of sizes, from one-story homes on interior streets to homes that back right onto the water. Listing data shows most homes were built from the late 1980s through the 1990s, and older listings and local agent write-ups name builders including UDC, Pulte and Continental. The management company counted about 2,200 households when it took over in 2017.

The big choice here is lakefront or interior. Lakefront homes give you the view and, in some cases, private access to the water. Interior homes are usually a short walk to the parks and shared lake access points.

Things to do

The two lakes are the heart of Garden Lakes. The HOA says residents use them for boating and fishing, and the community has boat ramps and docks. Around the water you will find several large parks with open fields, picnic areas and lake access. Kimberly Park has a ramada and is where the HOA's landscape and lakes committee meets. The HOA has rules on boats and fishing, so ask me for the current lake rules before you plan on a boat.

Schools

Two schools sit on Garden Lakes Parkway, right at the edge of the community:

  • Garden Lakes Elementary (Pendergast Elementary School District)
  • Westview High School (Tolleson Union High School District), which opened in 1989

Attendance boundaries can change, so please confirm the assigned schools for any address with the districts before you buy.

HOA basics

The Garden Lakes Community Association runs the lakes, parks and common areas, and it has been managed by CCMC since September 2017. Some sections may also have their own smaller association. For any home, I ask for the CC&Rs, the lake rules, the resale disclosure and the current fee schedule. On a lakefront home, I also ask who maintains the shoreline, wall or dock behind the house, because that can be the owner's job rather than the HOA's.

Buying in Garden Lakes

Most homes here are 25 to 35 years old, so the inspection is important. I look at the roof, the air conditioning, the plumbing, the water heater and any pool equipment, and I ask what the seller has already replaced. On a lakefront lot, I also look at the shoreline and any dock, and I check the lake rules for the kind of boat you want to use.

Homes with older FHA or VA loans may be assumable, which is worth asking about. See my page on buying a home with an assumable mortgage in Arizona, and read the first steps to buying a home in Arizona if you are just starting.

Selling your Garden Lakes home

Lake views and water access are rare in the West Valley, so if you have them, they should lead your listing photos and description. If your home is on an interior street, highlight updates, the walk to the parks and the quick freeway access. Price against true comparable sales, keeping lakefront and interior homes separate. My article on how to price your Arizona home to sell explains my approach, and I am happy to run a pricing review for your home.
