Palm Valley Homes for Sale in Goodyear, AZ 85395

Palm Valley is one of the West Valley's original master-planned communities, spread across roughly 9,000 acres of former farmland just north of I-10 in Goodyear. It has a 27-hole golf club, gated and non-gated neighborhoods, and some of the easiest freeway access on the west side. Where Palm Valley is

Palm Valley sits on the north side of I-10 in Goodyear, roughly a mile up from the freeway around Litchfield Rd. That location is the big selling point. I-10 is right there, and Loop 303 and Loop 101 are both close, so getting to downtown Phoenix, the Loop 303 job corridor or the rest of the West Valley is simple compared with communities farther out.

Shopping is close too. Palm Valley Pavilions West sits at the I-10 and Litchfield Rd interchange, and there are more stores and restaurants along the freeway corridor. Abrazo West Campus, a Level I trauma center that opened in 2003 as West Valley Hospital, is on McDowell Rd. I always suggest test-driving your own commute at the time of day you would actually make it.

History of Palm Valley

SunCor Development, a subsidiary of Arizona Public Service's parent company Pinnacle West, bought about 10,000 acres of farmland in Goodyear in 1987 and planned Palm Valley on it. The community grew in phases over the years that followed, and its golf club opened in 1993. In 2010, Sunbelt Holdings bought SunCor's remaining assets there, including commercial and industrial land. Today the residential side is largely built out, so most purchases are resales.

The homes

Palm Valley was built in phases, and you will see names like Palm Valley Phase 1 through Phase 8 and Palmilla Lakes on listings. Most homes are single-family, in a wide range of sizes, with some condos and townhomes mixed in. Gated sections include Vistas at Palm Valley and Pyramids at Palm Valley. Because building happened over many years and with different builders, two homes a few streets apart can feel quite different in age, style and lot size.

Things to do

Palm Valley Golf Club is the community's best-known amenity. It has 27 holes, played as the North, South and West nines, designed by Arthur Hills. The club is run by Arcis Golf and is open to the public, with memberships available. You do not need to be a member to live in Palm Valley.

Spring training is a short drive away at Goodyear Ballpark, which opened in 2009 and hosts the Cleveland Guardians and Cincinnati Reds. Community parks with playgrounds and ball fields are spread through the neighborhoods, and the White Tank Mountains and Skyline Regional Park are within easy reach for hiking.

Next door is PebbleCreek, a separate active adult community by Robson Communities that opened in 1993. It has its own golf and amenities and is not part of Palm Valley.

Schools

Palm Valley is served by Litchfield Elementary School District for kindergarten through 8th grade and Agua Fria Union High School District for high school. Schools that serve Palm Valley addresses include Palm Valley Elementary School and Western Sky Middle School in Litchfield Elementary, and Millennium High School in Agua Fria Union. Boundaries change, so please confirm the assigned schools for any address with each district before you buy.

HOA basics

Palm Valley's HOA setup depends on the phase. Different phases have their own associations, such as Palm Valley Phases II and III and Palm Valley Phase V, and gated sections such as Vistas at Palm Valley have their own sub-association. That means one home can belong to more than one association. When you are under contract, I will make sure you get every HOA document and know exactly which associations apply to the home.

Buying in Palm Valley

Palm Valley appeals to buyers who want an established community with mature trees and quick freeway access instead of a drive to the edge of town. Since homes vary so much by phase, start by deciding which matters most: golf frontage, a gated street, a newer section or a particular school. Is Palm Valley Golf Club public? Yes. It is a 27-hole club run by Arcis Golf, open to the public with memberships available.

Is PebbleCreek part of Palm Valley? No. PebbleCreek is a separate active adult community by Robson Communities that sits next to Palm Valley.

Is there one HOA for all of Palm Valley? Not exactly. Associations are set up by phase, and gated sections have their own as well. Check the HOA documents for each home.

How close is the freeway? Very close. Palm Valley sits just north of I-10, with Loop 303 and Loop 101 nearby.
