Grayhawk is a master-planned community in North Scottsdale, ZIP 85255, just north of Loop 101 along Thompson Peak Parkway and Scottsdale Road. It has just under 3,800 homes, from condos and townhomes to single-family and custom homes, built from 1996 to 2008, and it surrounds the public Grayhawk Golf Club with its Talon and Raptor courses.
Grayhawk is in my own farm area, and it is one of the North Scottsdale communities buyers ask me about most. It gives you a wide range of home types in one place, a daily-fee golf club you do not have to join, and quick access to Loop 101, Kierland and the Scottsdale Airpark. Here is what I want you to know before you tour.

Grayhawk sits just north of the Loop 101 freeway in North Scottsdale, with Thompson Peak Parkway running through it and Scottsdale Road along its western side. That puts Kierland Commons, Scottsdale Quarter and the Scottsdale Airpark business district a short drive south. Mayo Clinic's Phoenix campus and HonorHealth Thompson Peak Medical Center are nearby, and TPC Scottsdale, home of the WM Phoenix Open, is also close. Desert Ridge in Phoenix is just across the freeway to the west.
Grayhawk opened in 1996 and finished building in 2008. A January 2016 community article put it at about 3,800 homes on more than 1,600 acres, split between two areas: The Park, with about 2,000 homes, and The Retreat, with about 1,800. There are dozens of named subdivisions, such as Halcon Villas, Talon Point, Crown Point, Windsong, Montevina, Cachet and Avian.
You will find condos, townhomes, villas, single-family homes on golf and desert lots, and custom estates, plus a life-care retirement community. Halcon Villas, for example, was built by Edmonds-Toll around 1999 and 2000 and is gated. Because the home types range so widely, I compare homes inside the same subdivision first.
Grayhawk Golf Club has two 18-hole courses. Talon opened in 1994, designed by David Graham and Gary Panks, and Raptor opened in 1995, designed by Tom Fazio, along with the clubhouse. The club is open to the public with daily-fee play and no memberships. The city's Grayhawk Park, at 20726 N. 76th Street, has sports fields, courts, sand volleyball, a playground and a ramada. Residents also have community pools, tennis courts and walking trails, and the McDowell Sonoran Preserve is a short drive east.
Grayhawk is served by Paradise Valley Unified School District, not Scottsdale Unified. Sources consistently name Grayhawk Elementary and Pinnacle High School. The middle school varies by address: recent listings show Explorer Middle School, while other sources list Mountain Trail Middle School or Desert Shadows Middle School. Please confirm the assigned schools for a specific address with the district.
The Grayhawk Community Association is the nonprofit master association, managed by CCMC, with an office on Thompson Peak Parkway. The Retreat has its own village association, and many condo and subdivision associations sit underneath, so some homes pay more than one HOA. The Retreat is guard-gated, with Raptor Retreat and Talon Retreat inside it, while The Park is mostly ungated. Ask for every association's rules and resale documents early.
Grayhawk is built out, so every home for sale here is a resale. When you tour, I check which area and subdivision the home is in, how many associations it belongs to, and what it backs to, whether golf, desert or a street. If you want to lower your monthly costs, ask me whether the seller has a loan you could take over; my assumable mortgage guide explains how. New to Arizona? Start with first steps to buying a home in Arizona.
A Raptor Retreat golf home and a Park condo are different markets, so your price needs to come from the right subdivision and lot type. I will pull recent sales near you and walk you through a plan. Read my North Scottsdale home values seller guide and how to price your Arizona home to sell, then call me.
Is Grayhawk a gated community?
Part of it is. The Retreat is guard-gated, and some smaller enclaves in The Park have gates, but most of The Park is open.
Do you have to join a golf club to live in Grayhawk?
No. Grayhawk Golf Club is a public, daily-fee club with no memberships, so anyone can book a tee time on Talon or Raptor.
What school district is Grayhawk in?
Grayhawk is in Paradise Valley Unified School District. Grayhawk Elementary and Pinnacle High are the schools most sources name; the middle school depends on the address.
Are there new homes in Grayhawk?
No. Building finished in 2008, so homes for sale are resales, which lets you see the lot, views and HOA history before you buy.
