Las Sendas Homes for Sale in Mesa, AZ 85207

Las Sendas is a master-planned community in northeast Mesa that climbs into the foothills at the base of the Tonto National Forest. It has more than 3,400 homes, dozens of gated enclaves, a Robert Trent Jones Jr. golf course and big views of Red Mountain, the Usery Mountains and the Superstitions. Where Las Sendas is

Las Sendas sits in the northeast corner of Mesa, near the Loop 202 Red Mountain Freeway and McDowell Rd. McDowell Rd runs through the community and splits it into a north side and a south side. To the north and east, the land rises toward the Tonto National Forest, which is why so many streets here have open desert and mountain views.

The Loop 202 is the main route for most residents, heading west toward Tempe, Scottsdale and Sky Harbor Airport, which is roughly a 20-minute drive from the golf club. I always suggest test-driving your own commute at the time of day you would actually make it.

History of Las Sendas

According to the community association, developers Scott Walker and Buddy Johnson started this project in 1995 under the name Falcon Ridge and bought 16 bronze sculptures for it. That same year Blandford Homes took over the project and renamed it Las Sendas. Building ran from the mid-1990s into the 2000s and beyond. Later sections include Mountain Village at Las Sendas, a gated area built in 2007 and 2008, and Desert Creek at Las Sendas, which Ryland Homes started building in 2013.

The homes

Most homes in Las Sendas are single-family, with some townhomes and patio homes. The community is known for its gated neighborhoods. The association lists enclaves such as Stonecliff, Whispering Ridge, Echo Canyon, Tapestry Mountain, Granite Ridge, Ironwood Pass, Desert Vistas, Trailridge, Windsong and Grayfox. Homes higher on the hillside tend to have the widest views, while lower sections are closer to the main roads. Large areas of natural desert were left in place between neighborhoods, so many backyards look out on open land instead of another house.

Things to do

The Golf Club of Las Sendas was designed by Robert Trent Jones Jr. and opened in 1995. It sits around 1,800 feet above sea level, on land that was once the El Rancho Grande dude ranch, and from the course you can see the Usery Mountains, Red Mountain, the Superstitions and, on clear days, Camelback and the McDowells. The club and Las Sendas Spa & Fitness are run separately from the homeowners association, so check with the club about current access and memberships.

The association's own amenities include The Trailhead, a members' club and event venue, the Boulder Mountain Pool and other pools, tennis, pickleball and bocce courts, ramadas, parks, an extensive trail system and resident clubs. Next door, Usery Mountain Regional Park covers 3,648 acres along the Tonto National Forest and is home to the popular Wind Cave Trail.

Schools

Las Sendas is in Mesa Public Schools. Schools that serve Las Sendas addresses include Las Sendas Elementary School, Fremont Junior High School and Red Mountain High School. Boundaries can change, so please confirm the assigned schools for any address with Mesa Public Schools before you buy.

HOA basics

Las Sendas has a community association with an elected board and CC&Rs. It manages the common areas, the amenities and the gate system, which includes 62 gates. Each home gets its own gate code, and residents use remotes or tags at the gates. Since a 2022 amendment, short-term rentals are not allowed in Las Sendas, which matters if you are thinking about a home as an investment. The community also takes part in the Firewise USA program because of its location next to open desert. When you are under contract, I will make sure you get every HOA document and know which rules apply to the home.

Buying in Las Sendas

Views, gates and lot position drive a lot of value here, so walk the street and look at what sits behind the home before you fall for the kitchen. Is all of Las Sendas gated? No. Las Sendas has many gated enclaves, but not every street is behind a gate. Check each home.

Is the golf club part of the HOA? No. The Golf Club of Las Sendas and Las Sendas Spa & Fitness are run separately from the community association.

Can I rent my home out short term? No. Short-term rentals have been banned under the CC&Rs since a 2022 amendment. Longer leases follow the association rules.

What school district serves Las Sendas? Mesa Public Schools. Confirm the schools for a specific address with the district.
