Superstition Springs Homes for Sale in Mesa, AZ 85209

Superstition Springs is an East Mesa area around Superstition Springs Center and the US 60, with homes mainly in ZIPs 85206 and 85209 between Southern Avenue and Baseline Road. It mixes single-family homes built mostly from the mid-1990s to the early 2000s with gated condo communities, and it is home to the Greg Nash-designed Superstition Springs Golf Club.

Superstition Springs is not one gated master plan. It is a group of subdivisions, such as Superstition Springs Village and Superstition Lakes, that grew up around the mall and golf course. That gives you a wide range of home types close to shopping, a hospital and the freeway. Here is what I want you to know before you tour.

Where it is

The area centers on Superstition Springs Center at 6555 E Southern Avenue. When the mall opened in 1990, it sat at the end of the US 60. Today the freeway runs well past it, and owners also use the Loop 202 for trips around the East Valley. Homes spread south toward Baseline Road along streets such as Superstition Springs Boulevard, Juanita Avenue and Knowles Avenue.

Banner Baywood Medical Center is close by at 6644 E Baywood Avenue, which is handy for anyone who works in health care or wants a hospital nearby.

The homes

You will find a real mix here. Superstition Springs Village has single-family homes built around 1995 and 1996, with Ryland and Trend among the builders in MLS records. Other single-family sections were built through the early 2000s. There are also gated condo communities such as Superstition Lakes, built around 2000 with its own condo association, on Superstition Springs Boulevard.

This range lets you compare a condo with low exterior upkeep against a single-family home with a yard, all within a few minutes of the same freeway exit. Since most homes are 20 to 30 years old, I look closely at roofs, HVAC systems, water heaters and any updates.

Things to do

Superstition Springs Golf Club, at 6542 E Baseline Road, is an 18-hole Greg Nash design that opened in 1986, is run by Arcis Golf and has hosted PGA Tour qualifying. Monterey Park, at 7045 E Monterey Avenue, has pickleball courts, a playground, basketball and picnic areas.

Superstition Springs Center still anchors shopping, with Dillard's and JCPenney. Sears closed in 2018 and Macy's closed in March 2025, and the City of Mesa has said staff are working on a revitalization plan for the area. Mesa also approved a 395-unit apartment project near the US 60 and the mall in 2021. I keep an eye on these changes because they can shape the area over the next few years.

Schools

School assignments depend on the section. Listings in Superstition Springs Village (85209) show Gilbert Public Schools: Superstition Springs Elementary, Highland Junior High and Highland High School. Superstition Lakes condos (85206) show Wilson Elementary, Franklin at Brimhall and Skyline High School, which point to Mesa Public Schools. Please confirm schools for any specific address directly with the district.

HOA basics

Listings in Superstition Springs Village name the HOA as Superstition Springs, while condo communities such as Superstition Lakes have their own associations. Rules, amenities and dues differ by association, so I pull the HOA documents for each home and check rental, parking and exterior rules before you write an offer.

Buying in Superstition Springs

Start by choosing between a condo and a single-family home, and then check which school district serves the address. Because many owners bought years ago, you may find sellers with low-rate loans; my guide to buying a home with an assumable mortgage in Arizona explains how a takeover works. Selling your Superstition Springs home

Buyers here shop on condition and location, so I price your home against recent sales of the same type in the same subdivision and school area. Fresh paint, clean systems paperwork and good photos help a lot. My Mesa home values seller guide and my article on how to price your Arizona home to sell explain how I set the list price.
