Leisure World Mesa Homes with Pool
Leisure World Mesa homes with a pool come two ways: a private pool in your own backyard, or a home that relies on the community Aquatic Center. Private pools are allowed on deeded lots with an approved Architectural Control Committee permit and the required Maricopa County permits, and they must go in the back or side yard.

Two kinds of pool life in Leisure World
When buyers ask me for a Leisure World home with a pool, my first question is which kind they mean: water steps from the back door, or a place to swim laps at the Aquatic Center. In Leisure World the answer shapes how long you may wait, because private-pool homes come up only now and then.
Leisure World is an age-restricted (55+) gated community in east Mesa. The association describes 958 acres with 2,664 homes, single-family homes and condominiums, two private golf courses and a clubhouse. Age and occupancy rules are in the CC&Rs and the Rules & Regulations.
Community pools at the Aquatic Center
The Leisure World Community Association describes a large, modern Aquatic Center with swimming pools and a lap pool, swim classes, and a fitness center near the pool and spa. Its FAQ says there is no extra charge for pool and spa use. The current Rules & Regulations say, in general terms:
- Lifeguards: there is no lifeguard or attendant on duty, and swimming alone is discouraged.
- Children and grandchildren: swimmers under 18 have set swim hours at the pools and must be with an adult.
- Spa: spa users must be 15 or older.
- Guests: residents are responsible for their guests at the pool facilities.
Pool hours and rules can change, so check the current posted rules before you plan visits with family. I do not quote association fees here; ask for current figures in the resale disclosure package.
Buying a Leisure World home with a private pool
Leisure World homes are resales, so any private pool will vary in age and condition. On a private-pool tour I walk buyers through:
- Equipment: pump, filter, heater and controls, with service records.
- Shell and deck: cracking and surface wear. A pool-specific inspection is worth adding.
- Pump enclosure: Leisure World rules require pool pumps to be fully enclosed by a wall or noise-reducing material.
- Barrier and permits: walls, gates and doors toward the pool, and whether the pool and fencing had association permits.
Before I treat a private pool as a must-have, I suggest a visit to the Aquatic Center, then we compare a pool lot against a no-pool home in similar condition.

Are private pools allowed? What the Leisure World ACC rules say
Yes, on deeded lots, with approval. The Leisure World ACC Rules & Procedures say any change to a lot or the outside of a home, other than landscaping, needs an approved permit before work begins. The ACC is made up of volunteer owners from each district, appointed by the association board. In general terms, the rules for pools on deeded lots say:
- Pools, spas and their equipment may not go in the front yard or front patio.
- Swimming pools are installed at grade level. Spas and hot tubs may sit above grade.
- Installations and pool safety features must meet current Maricopa County electrical, fencing and safety requirements.
- Pool pumps must be fully enclosed by a wall or noise-reducing material that suits the surroundings.
- Rear and side yard walls are generally limited to 5 feet, with no wood, wire or chain-link. Extra height needed for pool barrier code can be approved by variance.
For condominiums, the ACC rules allow spas only in the limited common area and do not provide for pools. The Rules & Regulations also prohibit inflatable, portable or temporary pools and hot tubs.
The process: submit the association application with a description, dimensions, a site plan and contractor details. Your district ACC member can approve compliant pool requests; anything else goes to the full committee, which is to act within 30 days of complete plans. You post the permit card on the home before work starts, and permits run 180 days.
County and city pool permits in general terms
Leisure World has a Mesa address, but the ACC rules send owners to Maricopa County for permits, and association approval does not replace a county permit. Confirm with Maricopa County Planning and Development which agency permits your parcel before you hire a contractor.
Maricopa County requires a barrier around any pool or spa deeper than 18 inches, and the barrier permit must be issued before the barrier goes in or the pool is plastered or filled. The county rules call for:
- A barrier at least 60 inches tall, measured from finished grade on the outside.
- Gates that are self-closing and self-latching and swing away from the pool, with latches at 54 inches or higher, or on the pool side if lower.
- Where a house wall with a door to the pool is part of the barrier, a separate barrier or an approved door alarm.
Inside Mesa city limits, the City of Mesa reviews pool plans under its own pool and spa code, with similar points: a barrier at least 5 feet tall, self-closing gates and door protections.
This is a general overview, not legal advice. Confirm the specifics for your lot with the association and the permitting agency.
Leisure World home prices right now
All of Leisure World had 25 closed sales Aug 10 to Nov 2, 2026. The median sold price was $324,900, and the median price per square foot was $223. On Nov 6, 2026, 52 Leisure World homes were active, listed from $234,900 to $685,000.
Private-pool homes: only 1 sale in the last 6 months and 1 active pool listing on Nov 6, 2026. That sample is too small for a median, so I price pool homes against similar no-pool sales.

Questions people ask
Does every Leisure World home have a private pool?
No. Private pools are uncommon in Leisure World; only 1 private-pool home sold in the last 6 months. Residents without one can use the community Aquatic Center under association rules.
Can I add a private pool to a Leisure World home?
On a deeded lot, possibly: an ACC permit first, a back or side yard pool at grade level, an enclosed pump, and any required Maricopa County permit with a barrier at least 60 inches tall. Condominiums are limited to spas.
Is Leisure World age-restricted?
Yes. It is an age-restricted (55+) community, and the age and occupancy rules are in the CC&Rs and the Rules & Regulations.
