What Mesa Regal is

Mesa Regal is one of the larger RV and park model resorts in Mesa, and it appears on Cal-Am Resorts' list of 55+ RV parks in Arizona. The resort is age-restricted to 55+. The specific occupancy, guest, pet and vehicle rules live in the resort's current rules and governing documents, so ask for the packet that applies to the site you are looking at.

The resort sits in suburban Mesa, and Cal-Am describes it as close to shopping, restaurants, golf courses and medical care. I map the actual site you are considering against your real errands, rather than quoting drive times that change with traffic and season.

Renting a site vs buying a park model

Mesa Regal offers two different paths, and they are very different from a paperwork point of view.

Renting an RV site. Cal-Am lists sites for Class A, B and C recreational vehicles, motorhomes, travel trailers and fifth wheels. You bring your rig and rent a site for a stay. Rates are given by phone through the resort office, and the resort offers online booking. This path gives you a season in Mesa without owning a structure.

Buying a park model. Cal-Am's Mesa Regal page lists park model homes for sale by site number, many with features like a raised Arizona room, a deck or laundry. Its promotions also refer to resort lifestyle fees. In general terms, that means the home and the site are separate pieces: you buy the park model, and you pay the resort for the site and amenities under its own agreement.

Before you write an offer on a park model, I get answers in writing to a few questions:

  • What exactly transfers with the sale: the home, any additions, the Arizona room, sheds or carports?
  • What is the site agreement, and what can the resort require of a new owner or at resale?
  • What approvals does the resort need before closing?
  • How will the purchase be financed, if not with cash?

The photos of a park model look similar from listing to listing. The site agreement is where the real differences are.

Amenities and activities

The amenity list below comes from Cal-Am's current Mesa Regal page. Counts and programs can change, so confirm anything that matters to you with the resort office.

  • Pools and spas: 4 outdoor pools, 2 spas, water aerobics
  • Courts: 7 pickleball, 6 lighted tennis, 8 bocce ball, 24 shuffleboard
  • Sports: softball teams, pitch and putt, hiking
  • Fitness and wellness: fitness center, educational and fitness classes, massage therapy
  • Pets: pet-friendly policy and a dog agility park
  • Arts and crafts: woodcarving, silversmithing, pottery and ceramics, lapidary, stained glass, scrapbooking, a quilting and sewing room, an arts and crafts room and music rooms
  • Social: 9,600 sq. ft. ballroom, card room, poker, darts, line dancing and dance classes, jam sessions, themed events
  • Other: computer lab and classes, non-denominational worship service, BBQ patio area, RV parking, laundry facilities

Ask about seasonal hours and guest policies. Many resort programs run fullest in the winter months, so a summer tour can feel quieter than the calendar suggests.

Mesa Regal vs Viewpoint Golf Resort

Buyers looking at Mesa Regal often tour Viewpoint Golf Resort the same day. Both are 55+ RV and park model resorts in Mesa, but they come from different operators and lean in different directions.

Viewpoint Golf Resort is at 8700 East University Drive in Mesa and is branded under Thousand Trails, part of the Equity LifeStyle Properties (ELS) family. Its official page lists an 18-hole championship golf course and a 9-hole executive course, plus a driving range and putting green, and states a minimum check-in age of 55.

Mesa Regal is a Cal-Am resort with pitch and putt rather than full golf courses on site. Its strengths on paper are the court count, the long list of craft studios and the large ballroom.

Choose by home features and site terms:

  • If an on-site 18-hole course matters most, put Viewpoint first on the tour.
  • If courts, craft studios and ballroom space matter more than golf, give Mesa Regal a close look.
  • Either way, compare the site agreements side by side. Two operators means two different sets of rules and fees.

Buying tips for a park model

Park models need a different kind of homework than a standard single-family resale.

  • Inspect the structure. Check the roof, the Arizona room or any addition, the deck, plumbing and electrical, and the utility hookups to the site.
  • Read the resort documents. Get the current rules, the site agreement and any approval requirements before you are under contract, not after.
  • Talk to a lender early. Park model financing can be specialized, and not every loan type fits every home. If a listing mentions an assumable loan, assumability is subject to lender approval.
  • Plan for summer. If you will leave the home empty part of the year, read the closing up for summer checklist.

Who it fits by home features

Often a fit when you want:

  • An RV site or a park model inside a resort with many pools, courts and craft rooms
  • Pitch and putt and court sports more than a full golf course
  • A smaller home footprint with an Arizona room or deck

Often a miss when you want:

  • A site-built single-family home with a private yard
  • An 18-hole course inside the resort (look at Viewpoint)
  • A community with no resort rules or site agreement

Ask Terry for floor plans on any park model you are considering.
