What $600K to $1M buys in Scottsdale

In Scottsdale, this range usually means an established single-family home rather than a brand-new one. Many are in the master-planned neighborhoods built from the 1970s on, with greenbelts, lakes, community pools and golf nearby. Some need updating, which can be a real opportunity. Condition, lot and location within Scottsdale change the price a lot, so ask me for the recent sales before you make an offer.

Neighborhoods I'd look at first

  • McCormick Ranch: one of Scottsdale's first master plans. Kaiser-Aetna bought the 4,236-acre ranch in 1970, and the community has lakes and golf courses.
  • Scottsdale Ranch: home to the city's Scottsdale Ranch Park and Tennis Center, with 18 courts and a desert garden.
  • McDowell Mountain Ranch: a north Scottsdale community with a city park and aquatic center on Thompson Peak Parkway, close to the McDowell Sonoran Preserve.
  • Gainey Ranch: a 560-acre community built around a golf club, with development starting in the mid-1980s.
  • Grayhawk: a north Scottsdale community known for Grayhawk Golf Club, which opened in 1994.

Tips for buying in Scottsdale in this range

  • Budget for updates. Many homes in this range are older. Plan on a full inspection and look closely at the roof, AC, plumbing and pool.
  • Know the HOA layers. Big master plans often have a master association plus a sub-association. Read both before you offer.
  • Confirm the school district. Scottsdale is served by several districts, so check the exact address with the district.
  • Ask about assumable loans. Some homes have an FHA or VA loan a buyer can take over. See assumable homes in Arizona.
