Robson Ranch Homes with Pool in Eloy
Robson Ranch homes with a pool come two ways: a private pool in your own backyard, or a home that relies on the community pools at the Desert Sky Sports Club. Adding a private pool later means association approval first, then a City of Eloy pool and spa permit.

Two kinds of pool life in Robson Ranch
My first question to a pool buyer is which kind they mean. Some want water steps from the back door, on their own schedule. Others want lap lanes, a spa and neighbors, and are happy to ride over to the sports club for it. Settle that before a listing photo settles it for you.
Robson Ranch Arizona is a Robson Communities development in Eloy, with its community office on N. Robson Blvd. Robson markets it as a 55+ community and states that it is intended for occupancy by at least one person 55 years of age or older per home, although the occupants of a limited number of homes may be younger. Ask for the governing documents in your resale disclosure package to read the exact age and occupancy rules.
Robson also lists an 18-hole championship golf course, 16 pickleball courts, four tennis courts and a fitness center that finished a renovation in 2025.
Community pools at the Desert Sky Sports Club
Robson's community overview places the aquatic amenities at the Desert Sky Sports Club:
- Resort-style outdoor pool: Robson describes covered areas and lounge chairs around it.
- Indoor pool with lap lanes: heated, for year-round swimming, per Robson.
- Covered whirlpool spa: listed beside the main pool.
- Grandchildren's outdoor pool: Robson says it is designed for small children.
Pool hours, guest rules, children's rules and access cards are set by the community, and they can change. Confirm the current rules with the community office before you plan visits around them. I do not quote fees here; ask for current figures in the resale disclosure package once you are under contract.
Buying a home with a private pool
Most Robson Ranch pool homes are resales, so pools range widely in age and condition. Here is what I walk through with buyers on a private-pool tour:
- Equipment: pump, filter, heater if there is one, and controls. Ask for service records and recent repair invoices.
- Shell and deck: cracking, surface wear and deck movement. A pool-specific inspection is worth adding to your general home inspection.
- Barrier: fence, gates, latches and any doors that open toward the pool. More on the rules below.
- Sun and shade: where the afternoon sun hits the water and the patio.
A pattern I see: buyers who start out set on a private pool sometimes change their minds after a few swims at the Desert Sky Sports Club. Before I treat a private pool as a must-have, I suggest a visit to the sports club during posted hours.
If golf matters as much as water, compare pool lots with my Robson Ranch golf course homes page. For the newest listings, see Robson Ranch new listings, and for the full community picture start with Robson Ranch homes for sale in Eloy.
Adding or changing a pool: association approval
Like most master-planned 55+ communities, Robson Ranch has an association with architectural rules for changes to a home and yard. In general terms, plan on these steps:
- Read the current CC&Rs and architectural or design guidelines before you buy with a pool plan.
- Submit plans for association approval before any work starts, and keep that approval separate from contractor bids.
- Expect questions about equipment placement and screening, walls and gates, drainage and backwash, and access during construction.
- Don't assume a neighbor's older pool means your lot can get one the same way.
City of Eloy pool permits and barrier rules in general terms
Robson Ranch is within the City of Eloy, whose Planning and Zoning Commission has approved Robson Ranch plats. The city's Building Safety division lists a Pool Spa Application among its building permit forms, with electronic submittal through the city's online permit portal and a paper form for in-person submittals. On a resale, ask whether the pool was permitted.
At the state level, A.R.S. 36-1681 sets a pool barrier standard for pools at least 18 inches deep and wider than 8 feet. In general it calls for a barrier at least 5 feet tall, no openings a 4-inch sphere can pass, and self-closing, self-latching gates that open outward, away from the pool. The statute includes exemptions, including a home where all residents are at least six years old, and a city code can add its own requirements.
This is a general overview, not legal advice. Confirm the specifics for your lot with the City of Eloy and the association.

There were 6 closed sales Jun 25 to Oct 20, 2026, with a median sold price of $517,500 and a median of $236 per sq ft. That is a small sample, so treat it as a rough guide, not a rule. Who a Robson Ranch pool home fits, by home features
A private-pool home fits a buyer who wants an enclosed backyard with water and will keep up with equipment, cleaning and inspections. A no-pool home fits a buyer who wants less yard work and would rather use the indoor and outdoor pools and the spa at the sports club. If you want a brand-new pool, plan on adding one with association and city approval, or ask Robson about its current new-build homes and options.
Some resales carry FHA or VA loans that a qualified buyer may be able to assume, subject to lender approval. I check for that on every listing we look at. If you are comparing communities, start with the Arizona 55+ living hub.
Before you tour, ask me for floor plans so the model name matches the interior you are walking.
