Robson Ranch Arizona: Eloy 55+ Homes, Golf and Clubs

Robson Ranch Arizona is an age-restricted golf community in Eloy, in Pinal County between the Phoenix and Tucson areas, opened by Robson Communities in 2005. It pairs an 18-hole course with the Ranch House clubhouse, a sports club and an arts center, and Robson still offers new plans next to resales.

Where it is, and the tradeoff to think about

Robson Ranch sits in Eloy along the I-10 corridor, outside the Phoenix metro. That is the biggest decision here, more than the house. The question to answer is how often you will head into the Valley or to Tucson for family, airports, shopping and appointments, and whether the open setting is worth those trips for you.

My advice: before you write an offer, drive the actual routes you will use most, at the times you would use them. If you are new to the area, my Moving to Eloy guide covers the town around the community.

Clubhouses and amenities

Robson's 2025 community overview lists four main venues:

  • The Ranch House (opened 2015): the Ranch House Grill and Lounge, a coffee bar, private dining, and a large ballroom with a stage. Robson has described it as about 39,000 sq ft of indoor and outdoor space.
  • Desert Sky Sports Club: a resort-style outdoor pool, a grandchildren's pool, an indoor lap pool, a covered whirlpool, a fitness center, a dance, yoga and aerobics room, and massage and steam rooms.
  • Creative Arts Center (opened 2010): a wood shop, woodcarving, sewing and crafts, quilting, ceramics, stained glass and painting, pottery and gourds, and a gallery.
  • Elevate Movement Studios (opened 2024).

Outdoors there are 16 pickleball courts, lighted tennis courts, a softball field, the K-9 Korral dog park and walking paths, plus bowling and billiards.

Activities and clubs

Robson lists 56 clubs and groups and calls that "just a sampling," so the real list is longer. With 16 pickleball courts and a full arts center, the days here tend to fill up fast in season. I ask Robson's lifestyle staff for the current club list and calendar for every buyer, and I suggest visiting on a weekday morning between November and April.

Golf

Robson Ranch Golf Club is an 18-hole championship course. Robson's overview says the course, pro shop and practice facility are currently open to the public. If you plan to play often, ask the club about its current resident programs before you buy, and on course lots look at how the patio faces the afternoon sun and how close the tee boxes and cart paths are.

Home models and floor plans

Robson's site currently shows its Oasis Series, six plans from about 1,251 to 2,492 sq ft:

  • Blossom, about 1,251 sq ft
  • Palm, about 1,605 sq ft
  • Arcadia, about 1,772 sq ft
  • Tranquility, about 1,844 sq ft
  • Paradise, about 1,996 sq ft
  • Enchantment, about 2,492 sq ft, a two-story plan

Resales were built from earlier Robson plans, and many have been updated. Ask Terry for the floor plan of any home you are considering.

HOA and membership basics

Ask for the CC&Rs, the current budget and rules on guests, rentals and changes to the home before you commit, and compare what is included with any separately run services such as golf and dining. The age rules are set in Robson's documents: Robson states that homes are intended for occupancy by at least one person 55 or older, that one person in each home must be at least 40, and that no one under 19 may live there permanently.

Buying tips: new build or resale

The builder's sales team works for Robson. If you want your own agent on a new home, call me before your first visit to the sales center so we can ask about Robson's current policy.

Resales vary. Homes here date from 2005 on. I check roofs, HVAC age, water heaters and any remodel approvals.

Assumable loans. Some resale sellers have FHA or VA loans a qualified buyer may be able to take over, subject to lender approval. I check every listing for this. See my assumable mortgage homes page.

Who it fits, by home features

Robson Ranch fits a buyer who wants a newer single-story home, an on-site golf course and a big set of arts and sports facilities, and who is comfortable with a location outside the Valley. It may not fit a buyer who needs to be in the Phoenix metro every day. To compare Robson's Valley communities, see PebbleCreek in Goodyear and Sun Lakes, Robson's first community. For every 55+ community I cover, see the Arizona 55+ Living hub, the 55+ community finder and my Arizona 55+ homes guide.

Also in Pinal County: my Palm Creek Golf and RV Resort guide covers the Casa Grande 55+ resort with RV sites, park models, par-3 golf and pickleball.

The Ranch House room by room

Robson lists these named spaces inside the Ranch House, its roughly 39,000 square foot social clubhouse:

  • Hermosa Ballroom and Auditorium, with a stage and dressing rooms, plus the Hermosa Ballroom Patio outside
  • Fireside Private Dining for smaller gatherings
  • Two multi-purpose rooms used for meetings and club activities
  • Hideaway Billiards Room
  • TV Lounge and Coffee Bar
  • Ranch House Grill, which Robson says serves brunch, lunch and dinner, with beer on tap and a full bar
  • Tack Room Lounge and Bar

The dressing rooms behind the stage are why the ballroom works for resident shows and concerts, not just banquets. If evening programs matter to you, ask the lifestyle staff for the current events calendar and how tickets for ballroom events are handled.

Desert Sky Sports Club and Elevate Movement Studios up close

Beyond the pools and courts, Robson's community overview lists these Desert Sky Sports Club features:

  • Indoor pool with lap lanes, a resort-style outdoor pool, a covered whirlpool and a separate grandchildren's pool
  • Fitness center, which Robson says was renovated in 2025 (an earlier major renovation was in 2017)
  • Dance, yoga and aerobics room, plus multi-purpose activity rooms
  • Men's and women's locker rooms, with massage and steam rooms
  • Four lighted tennis courts and one softball field, alongside the 16 pickleball courts

Elevate Movement Studios opened in 2024 with three studios for group classes such as spin, yoga and stretching. Ask the front desk how class sign-ups work and whether popular classes fill early during the winter months.

Robson Ranch Golf Club tees and layout

The course plays as a par 72 from every tee. Robson publishes four sets:

Robson Ranch Golf Club tees at a glance

  • Black: 6,845 yards, rating 72.0, slope 120
  • Pine: 6,338 yards, rating 69.6, slope 117
  • Rust: 5,797 yards, rating 67.2, slope 109
  • Plum: 4,909 yards, rating 66.8, slope 109

Robson describes elevated tees, rolling fairways, natural desert areas and placed bunkers, with several risk and reward holes. The practice area has a driving range, putting and chipping greens and sand bunkers. The pro shop carries apparel and equipment, and the golf club lists hours of 6 a.m. to 5 p.m. daily (confirm seasonal hours with the pro shop).

Resident golf groups Robson lists include Men's 9-Hole and 18-Hole, Ladies' 9-Hole and 18-Hole, Sunday Couples Golf and a Mixed Putting League. Robson's overview notes the course and practice facility are owned by the developer or its assignees, so ask how resident play and any guest limits work today.

Home series and plan sizes on Robson's build list

Beyond the Oasis Series, Robson's current build-to-order list for Robson Ranch Arizona shows three more series. Sizes are Robson's approximate figures:

  • Tradition Series: Montecito (about 1,630 sq ft), Bali II (about 1,769), Reva (about 1,788), Mandara (about 1,884), Bella (about 1,912) and Fresco (about 2,009). Robson says every new Tradition home includes a golf cart garage as standard.
  • Premiere Series: Pavona (about 2,157 sq ft), Miramonte (about 2,215) and Vienta (about 2,308), with 2.5 to 3 car garages.
  • Estate Series: Avalon (about 2,665 sq ft) with a 3 car garage.

Robson's included-features sheet lists items such as a tankless water heater, spray foam attic insulation, dual-pane low-E windows, 9 foot flat ceilings, a pre-plumbed soft water loop, a post-tension foundation and a limited 9-year warranty. Robson also markets its new homes as ENERGY STAR homes. Features, plans and options change, so confirm the current list in writing before you sign. On resales, these features may differ from the original build.

How the amenities grew, 2005 to 2024

  • 2005: Robson Ranch Arizona opened with its 18-hole golf course
  • 2006 to 2007: the sports club, Ranch House Grill and pro shop opened
  • 2010: Creative Arts Center opened
  • 2012: 12 pickleball courts added, for 16 total
  • 2015: the Ranch House clubhouse opened
  • 2017: major fitness center renovation
  • 2024: Elevate Movement Studios opened

Robson says the community passed 1,500 homes as it marked 20 years in 2025. Knowing the timeline helps date a resale: homes near the original core often date from the early years, so check roofs, HVAC systems and water heaters.

Resident clubs by interest

Robson notes that homeowners form and run the clubs, not the developer or the HOA. A sampling from Robson's current list:

  • Sports and fitness: pickleball, tennis, softball (the Robson Rangers), hiking (active since 2009), walking, table tennis, line dancing and tai chi
  • Music: Robson Ranch Singers and the Strummers Club
  • Creative arts: Fine Arts Guild, pottery and ceramics, sewing and quilting, stained glass, fused glass, gourds and paper crafting
  • Games and social: bridge and duplicate bridge, mah jong, poker, Hand and Foot, cornhole, book groups, genealogy, an RV club and a radio control car and airplane club
  • Giving back: Adopt-a-Highway, Support Our Troops and a Parkinson's support group

Pick two clubs that match hobbies you already have and ask their contacts about guest visits and summer schedules before you decide.
