Sossaman Estates is a neighborhood of single-family homes in Queen Creek, ZIP 85142, reached from Power Road at Jacaranda Boulevard with access to the Loop 202 San Tan Freeway along Power Road. Most homes were built from 2003 to 2005 by builders such as Ryland, Greystone and U.S. Home, and Richmond American added a newer phase from about 2017 to 2020.
In the MLS, homes here show up under the community name "Sossaman" or "Sossaman Estates," split into parcels and phases such as Parcel A, Parcel D, Parcel H and Sossaman Estates 3. That matters, because school assignments and some HOA details can change from one parcel to the next. Here is what I want you to know before you tour.

Sossaman Estates sits in the northwest part of Queen Creek. Listing directions bring you south on Power Road to Jacaranda Boulevard, and streets inside the neighborhood include Walnut Road, Pine Valley Drive, Oak Hill Lane and 184th and 185th Places. Richmond American describes the location as having access to the SanTan Freeway (Loop 202) and Power Road, which is how most owners head toward Gilbert, Mesa and the rest of the Valley.
The name is a familiar one in town. The Sossaman family homesteaded a farm in Queen Creek in 1919, and Steve Sossaman, a fourth-generation farmer, helped lead the effort to incorporate the Town of Queen Creek. You will see the name on Sossaman Road and Sossaman Middle School too.
This is a single-family neighborhood. The first wave of homes went up from about 2003 to 2005. MLS records from that period show U.S. Home, Ryland Homes and Greystone Homes as builders. Richmond American came back later with Sossaman Estates 3, and listings show homes from that phase built from about 2017 to 2020. Richmond American has also noted that some Sossaman Estates homes were built with basements, which is not common in the Valley.
Lots in recent listings run about 8,600 to 11,300 square feet, roughly a fifth to a quarter acre, so you get more yard than in many newer subdivisions. Floor plans vary a lot by builder and phase, so I compare homes parcel by parcel rather than lumping them together.
Inside the neighborhood, listings point to a playground and walking and biking paths. Nearby, owners use the Queen Creek Wash Trail, Mansel Carter Oasis Park and Gilbert Regional Park. Queen Creek's farm-country side is close as well, with Schnepf Farms and the Queen Creek Olive Mill, and Queen Creek Marketplace handles everyday shopping. Toka Sticks Golf Club is also in the area.
For Parcels A, D and H, listings show Higley Unified School District: Cortina Elementary, Sossaman Middle School and Higley High School. One listing from the newer Richmond American phase shows Queen Creek Elementary, Queen Creek Junior High and Queen Creek High School instead, so assignments can differ by phase. Please confirm the schools for any specific address directly with the district.
Listings name the association as the Sossaman Estates HOA. It covers common areas such as the paths and playground, and it has CC&Rs that govern things like exterior changes, parking and landscaping. I could not confirm a management company from a public source, so I pull the current HOA documents, dues and rules for each home we look at.
Because the homes span two building periods, you can choose between a mid-2000s home on a bigger lot or a newer Richmond American home. I check roof age, HVAC age and any basement details on the older homes, and I confirm parcel, school assignment and HOA rules for every address. Some sellers in the Valley have low-rate loans that a buyer can take over, so read my guide to buying a home with an assumable mortgage in Arizona. If you are just starting, my first steps to buying a home in Arizona walks through the process.
Buyers here compare across phases, so I price your home against true matches: same builder era, similar lot size and the same school assignment. Updates, yard condition and any basement space all matter. My article on how to price your Arizona home to sell explains how I set a list price that draws offers.
