Morrison Ranch is a master-planned community in east Gilbert built on land the Morrison family farmed for generations. The family planned the community to keep a bit of its farm feel, so you will see white fences, tree-lined parkways, green belts, fishing lakes and the old Morrison grain silos still standing. I help buyers and sellers in Morrison Ranch and across the Southeast Valley, and here is what I think you should know before you tour.

Morrison Ranch sits on the east side of Gilbert, roughly between Greenfield Road and Power Road around Elliot and Warner roads. Mesa is just to the east across Power Road. US 60 is a short drive north and the Loop 202 Santan Freeway is a short drive south, so getting to Chandler, Tempe and the rest of the Valley is easy. Phoenix-Mesa Gateway Airport and ASU's Polytechnic campus are southeast of the community.
Shopping is close. Gilbert Gateway Towne Center is nearby, and Morrison Town Center has shops, dining and offices. A new retail center called Parkview at Morrison Ranch, at the northeast corner of Higley and Warner roads, is one of the last commercial parcels in the master plan. Its developer lists a Mountainside Fitness, a Chipotle and a Black Rock Coffee, with completion targeted for fall 2026.
The Morrisons have farmed in Gilbert for about a century, growing cotton and alfalfa and running dairy and cattle operations. As Gilbert grew, the family chose to plan for development instead of simply selling off land. Family members have said the goal was a sense of openness and community with a little agricultural flavor. That is why the community kept its silos, open space and ranch-style touches.
Most homes in Morrison Ranch are single-family houses built from the 2000s on. You will find a wide range of sizes, from smaller starter plans to large two-story and single-level homes, plus some townhomes. Many different builders worked here over the years; recent listings name builders such as Ashton Woods and Taylor Morrison, among others. Because each section was built by a different builder at a different time, floor plans, lot sizes and finishes change from street to street.
A few things I look at on every Morrison Ranch home: whether it backs to a green belt or lake, the age of the roof and AC units, and which sub-association (if any) it belongs to.
Many Morrison Ranch addresses are served by Gilbert Public Schools. Schools that show up on recent listings include Greenfield Elementary, Greenfield Junior High and Highland High School. There are also charter and private schools nearby. School boundaries can change, and some streets near the edges may be assigned differently, so always confirm the school for a specific address with the district.
Morrison Ranch has a master community association that maintains the common areas, parks, lakes and green belts and enforces the CC&Rs and design guidelines. Some sections also have their own sub-association, which can mean a second set of rules and dues. Before you write an offer, I pull the HOA details for that exact property so you know what is covered and what the rules say about things like parking, rentals and exterior changes.
Inventory here moves at different speeds depending on the section and the home's setting. Homes on green belts and near the lakes often draw the most interest. I help you compare sections side by side and look at recent sales for that exact type of home, not just the community average.
If you are just starting, read my guide to the first steps of buying a home in Arizona. Some homes built in recent years may have an assumable loan, and I explain how that works in my assumable mortgage guide.
Pricing in Morrison Ranch depends a lot on the section, the builder, the lot and what backs up to it. I price with sales from your section first, then the wider community. My pricing guide and my Gilbert home values seller guide explain how I do it. Call me for a free, no-pressure price opinion.
Is Morrison Ranch in Gilbert or Mesa? Morrison Ranch is in the Town of Gilbert. Mesa starts just to the east.
Can I fish in the Morrison Ranch lakes? The lakes are used for catch-and-release fishing by residents. Check the current HOA rules for details.
Is there new construction in Morrison Ranch? Most of the community is built out, so most homes for sale are resales. Commercial and some mixed-use parcels are still being finished.
Does every home have the same HOA? All homes are part of the master association, but some sections have an added sub-association. I check this for each home.
