Sun City AZ Homes with Casita

Some original Sun City homes have a detached casita or an interior guest suite where visiting family can stay. Sun City is age-restricted (55+), and the SCHOA CC&Rs limit anyone under 19 to 90 days of occupancy in any 12-month period. The CC&Rs do not use the word "casita," so confirm rental and use questions with SCHOA before you buy.

Sun City casita homes at a glance

  • Community: Original Sun City, an unincorporated community in Maricopa County that opened January 1, 1960.
  • Age rules: At least one occupant of each residential unit must be 55 or older (SCHOA CC&Rs, Section 2).
  • Visitors under 19: No more than 90 days of occupancy in any 12-month period (SCHOA CC&Rs, Section 2).
  • Casita vs. guest suite: Listing remarks use "casita" for both, so check photos and the floor plan.
  • Renting a casita on its own: The CC&Rs allow one dwelling per lot and single family use; ask SCHOA about a specific lot.
  • Recent sales: 277 Sun City closings Aug 10 to Nov 5, 2026, median sold price $264,000 (ARMLS)

The button shows Sun City listings whose descriptions mention a casita or guest quarters. It is a keyword search of listing remarks, not a verified feature filter, so some results will be interior guest bedrooms and some will mention a casita only in passing. Confirm the space on photos, the floor plan and a showing.

Casita homes are a small slice of the Sun City market, so a handful of sales can move the numbers. When I compare prices for my buyers, I look at casita homes against similar homes without one, in similar condition and on similar streets, rather than leaning on a single average.

Casita versus guest suite

When a Sun City listing says "casita," it can mean two very different things:

  • Detached casita: a separate room, usually with its own bath, set apart from the main house. Guests get privacy and their own door.
  • Interior guest suite: a bedroom and bath inside the main house, often on the far side from the primary bedroom. It may be marketed as a casita, a guest wing or an in-law suite.

Neither is better. A detached room gives more separation; an interior suite keeps guests under the same roof and cooling system. Some guest spaces were added after the home was built, so ask how the space was created and when.

Sun City is unincorporated, which means building permits come through Maricopa County, not a city. SCHOA's FAQ also encourages owners to check plans against the CC&Rs before building. If a casita looks like a later addition, I ask the seller for permit records and check what is on file before we write an offer.

Guest stay rules for visiting family

The SCHOA CC&Rs say at least one occupant of each residential unit must be 55 or older, and that no person under nineteen years of age shall occupy or reside in a residential unit for more than ninety days in any twelve-month period. That limit is written for the residential unit, so I treat a casita as part of the home: a grandchild's nights in the casita count the same as nights in the main house. It does not start a separate count.

Sun City is also covered by Maricopa County age-restricted zoning, according to Daily News-Sun articles kept by the Del Webb Sun Cities Museum. The county's Senior Citizen overlay text uses "18 years of age or under" and a 90-day limit, which does not line up word for word with the CC&R age of 19. If you plan long or repeated visits, ask SCHOA how both rules apply to your situation.

Guest use of the recreation centers is a separate question. The Recreation Centers of Sun City (RCSC) set their own guest card and age rules for pools, fitness rooms and other facilities. Their website did not load for me when I checked, so confirm current guest rules with RCSC before visitors arrive.

When buyers tell me they want long summer visits with grandchildren, I put the 90-day number on the table in our first conversation, before anyone falls for a floor plan. For more on visits, see Can grandchildren visit Sun City AZ?

Can a casita be rented separately?

Here is what the SCHOA CC&Rs say, and only that:

  • Section 3: "No dwelling shall be used except as a single family dwelling." It allows a private garage, carport or servants quarters for use in connection with the dwelling.
  • Section 4: "No more than one dwelling shall be built on any one lot."
  • Section 7: residential units are to be used exclusively for residential use by a single family.
  • Section 13 (leases): before a tenant moves in, the owner must tell the tenant in writing that the property is subject to the CC&Rs and get a written agreement from the tenant to abide by them. The owner must give SCHOA a copy of that agreement on written request.

The CC&Rs do not mention casitas or guest houses by name, so I will not tell you a Sun City casita can or cannot be leased on its own. Whether a particular structure fits these sections is a question for SCHOA, and for the county if zoning is involved. Any tenant is still subject to the age and occupancy rules above.

Do not borrow another community's answer. Sun City West has its own association, and its CC&R brochure says a casita or room may not be rented or leased separate from the primary structure. That is a Sun City West rule, not a Sun City rule. You can compare the two on my Sun City West homes with casita page.

What to check before buying

  1. Read the listing remarks and photos to tell a detached casita from an interior suite.
  2. Ask for a floor plan or measure the space at the showing; confirm the bath, the cooling and how guests get in.
  3. Ask when the space was built and request permit records if it was added later.
  4. Read the SCHOA CC&Rs for age, under-19 occupancy and leasing language.
  5. If renting is part of your plan, ask SCHOA in writing before you write an offer.
  6. Compare casita homes with similar homes without one before deciding what the space is worth to you.

Questions buyers ask

Do all Sun City AZ homes have a casita?
No. Only some homes have a detached casita or a guest suite, and many were added after the home was built. The listings button above is a good starting point, then confirm each space in person.

How long can visitors under 19 stay?
The SCHOA CC&Rs say no person under 19 may occupy or reside in a residential unit for more than 90 days in any 12-month period. Time in a casita counts toward that total.

Can I rent the casita separately?
The SCHOA CC&Rs allow one dwelling per lot and single family use, and they set notice and agreement rules for leases. They do not address casitas by name, so get an answer from SCHOA for the specific lot before you buy with rental income in mind.

Is original Sun City age-restricted?
Yes. Sun City is an age-restricted (55+) community, and the age and occupancy rules are in the SCHOA CC&Rs.

Is Sun City the same as Sun City West?
No. They are separate communities with separate associations and recreation centers, and their casita and rental rules are written differently.
