Sun City vs. Sun City West vs. Sun City Grand

Sun City (opened 1960) has the oldest homes and the biggest rec system, with 8 recreation centers and 8 golf courses. Sun City West (built 1978 to 1997) sits in the middle, with 4 rec centers and 7 courses. Sun City Grand in Surprise, now branded The Grand, began in 1996 and has the newest homes and 4 golf courses.

"Which Sun City should I buy in?" is the question I hear most from snowbirds who already know they want a Del Webb active adult community in the West Valley, and then realize there are three of them close together. I'm Terry Day, REALTOR® with DeLex Realty, and this is how I help buyers sort them out: by home age, recreation setup and day-to-day lifestyle, not by marketing slogans.

When each was built, and what that means for the house

Sun City opened on January 1, 1960, as Del Webb's first large active adult community. Most of its homes date from the 1960s and 1970s, so rooms and closets tend to be smaller, and the systems may need work unless a seller already did the updating. Condition varies street by street.

Sun City West was built by Del Webb from 1978 to 1997, just west of Sun City. The homes generally feel a generation newer, with more square footage and a wider range of floor plans from the 1980s and 1990s, and a mix of original and remodeled interiors.

Sun City Grand is in the City of Surprise. Its community declaration was recorded in 1996, and the association now calls itself The Grand, though listings still say Sun City Grand. These are typically the newest homes of the three, with more open kitchens and fewer must-replace projects. The association reports about 9,550 homes and 252 condos.

One thing that still surprises buyers when I walk these neighborhoods with them: two houses from the same decade can feel nothing alike. Community age is a starting filter. Condition, lot orientation and whether the sellers already modernized the kitchen decide whether a specific house works.

Rec centers and membership

Each community runs its own recreation system, and each association issues its own card for its own facilities. Sun City's Recreation Centers of Sun City reports 8 recreation centers and 124 chartered clubs. Sun City West has four centers: Beardsley, Kuentz, Palm Ridge and R.H. Johnson. The Grand's facilities include the Palm Center, the Village Center (with Sonoran Plaza and the Chaparral Center), the Adobe Complex, the Cimarron Center and a woodworking shop, and members show their activity card to use them.

What's included, guest rules and costs differ, so ask for the current fee and card rules for the exact address you're considering. What buyers usually compare: pools and fitness, clubs and classes, bowling or pickleball, and guest passes for winter visits. Tour the facilities that matter to you before you fall in love with a floor plan. The house is only half the purchase here.

Golf in each community

Golf is part of the Del Webb story in all three, but the setups differ:

  • Sun City: 8 courses: Lakes West, Lakes East, North, South, Riverview, Willowcreek, Willowbrook and Quail Run.
  • Sun City West: 7 courses (4 regulation, 3 executive): Deer Valley, Desert Trails, Echo Mesa, Grandview, Pebblebrook, Stardust and Trail Ridge.
  • Sun City Grand: 4 courses: Cimarron, Desert Springs, Granite Falls North and Granite Falls South.

Tee-time rules and resident versus non-resident play are set by each association, so check the course you care about. If golf is the reason you're here, tell me whether you want casual rounds, regular play with a rec card, or a golf-course lot with a view. That preference often points you to one community faster than price.

The 55+ rules, side by side

All three are age-restricted communities, and the rules are in each community's CC&Rs:

  • Sun City: the Sun City Home Owners Association's CC&Rs require at least one occupant of each home to be 55 or older, and no one under 19 may live there (visits are limited).
  • Sun City West: each home must be occupied by at least one person 55 or older, and no one under 19 may reside there.
  • Sun City Grand: the CC&Rs require at least 85% of occupied homes to have at least one resident 55 or older, and limit overnight stays by anyone under 19 to 90 days in any 365-day period.

Read the current CC&Rs and the association's buyer guidelines before you write an offer.

Prices: check today's listings

I won't print a price range that will be stale next month. Because the housing stock is older, original Sun City often has more homes at the lower price points, and Sun City Grand's newer homes often ask more. Condition and lot can flip that on any single listing, so compare live listings for the size and condition you want:

Which one fits, by home features

Sun City often fits if you want a lower price point and the largest rec and golf system, and you either enjoy updating a house or will buy one that's already remodeled. It may not fit if you want new-construction feel with no projects.

Sun City West often fits if you want mid-era homes with more space and a middle ground between oldest and newest. It may not fit if your must-have is the newest open-concept layout.

Sun City Grand often fits if you want newer construction, more open plans and less immediate capital work. It may not fit if your top priority is the lowest purchase price of the three. Buyers here often get stuck on model and floor plan, so ask me for the floor plan of any Grand model you're considering.

Some buyers also tour newer Del Webb homes at Sun City Festival in Buckeye. It's a useful comparison when you want newer construction than the three classics.

Assumable mortgages in the Sun Cities

Some listings carry an FHA or VA loan a buyer may be able to take over, subject to the servicer's approval. Not every home has one, and qualifying is never automatic. If that matters to your budget, I can flag likely candidates in your search. More on how it works: buying a home with an assumable mortgage in Arizona.

Questions buyers ask

Which is the least expensive: Sun City, Sun City West or Sun City Grand?
Original Sun City usually has more lower-priced listings because its homes are older, but a remodeled Sun City home can cost more than a dated house in Sun City West or the Grand. Compare live listings for the size and condition you want.

Which has the newest homes?
Sun City Grand, started in 1996 in Surprise. Sun City West (built 1978 to 1997) is next, and Sun City (1960) is the oldest.

Do the three communities share recreation centers?
No. Each association runs its own facilities and issues its own card, with its own fees and guest rules.

How many golf courses does each have?
Sun City has 8, Sun City West has 7 (4 regulation and 3 executive), and Sun City Grand has 4.

Are these 55+ communities?
Yes. All three are age-restricted, and the details differ by association. Read the current CC&Rs for the community you're buying into.

How do I choose if I'm only here part of the year?
Snowbirds usually weigh lock-and-leave ease, guest rules for visiting family, and whether they want a turnkey house or a project they'll improve over several winters. Tell me how many months you'll be here and which amenities you'll use, and I'll narrow the tour list.

Not sure which Sun City fits?
I can set up a tour of all three in one day so you can compare the homes and rec centers yourself. Call Terry Day, DeLex Realty.
