I am Terry Day, and when a buyer asks me for a cart garage in Sunland Springs Village, I start with the floor plan and a tape measure, not the listing photos. A remark that says "golf cart" can mean a true cart bay, a deep tandem garage, or just room to squeeze a cart beside a car. Below is what I check, where the rules live, and what the market looks like right now. For the full community overview, start with my Sunland Springs Village homes for sale page.

What a cart garage means in Sunland Springs Village

In listing language, "golf cart garage" covers a few different setups. Some homes have an extended or tandem car garage with room for a cart behind or beside the car. Others have a separate, smaller bay with its own door. Some sellers simply park a cart in a two-car garage and mention it in the remarks. Sizes vary by plan and by any later remodel, so a listing that mentions a golf cart does not prove the space fits your cart, a charger, shelving and room to walk around it.

There are no model pages for these plans on my site, so ask Terry for the floor plan on any home you like. If you are thinking about adding or changing a cart enclosure, exterior changes in an HOA community typically need architectural approval first. Get the current guidelines from the association before you hire a contractor.

Cart rules: HOA, golf club and state law

This section is general information, not legal advice. Three layers of rules can apply to a cart in Sunland Springs Village.

The HOA. The Sunland Springs Village Homeowners Association publishes its community information at ssvhoa.com, and its office is at 11214 E Laguna Azul Circle, Mesa. The public homepage did not post golf cart rules when I checked on Nov 7, 2026, so ask the association (480-354-8758, as listed on its site) or review the governing documents for any rules on cart parking, driveway storage, street use and cart enclosures. I do not guess at those rules here.

The golf club. Sunland Springs Golf Club at 11061 E Medina Avenue has 27 holes and welcomes public tee times. Its website did not post a personal-cart policy when I checked. If you plan to play with your own cart, ask the pro shop about personal cart approval, cart path rules and any requirements before you count on it. I do not quote cart or membership fees.

Arizona law. A.R.S. 28-101 holds the state definitions for the vehicle code. In general terms, it defines a golf cart as a motor vehicle with at least three wheels on the ground, an unladen weight under 1,800 pounds, designed to be and operated at no more than 25 miles per hour, and designed to carry no more than four people including the driver. A.R.S. 28-966 is a different statute: it covers neighborhood electric vehicles (NEVs) and similar low-speed vehicles, including a 25 mph cap and a ban on driving them on highways posted above 35 mph, though they may cross those at intersections. A golf cart and an NEV are not the same thing under the law. For what it takes to drive a cart on public streets, read my guide to street-legal golf carts in Arizona.

Why buyers want a cart garage here

The reasons I hear most often:

  • Keep the car garage free for cars, a workbench and storage
  • Charge the cart indoors, out of the summer sun
  • Avoid leaving a cart in the driveway, where HOA parking rules may apply
  • Get to the golf course or recreation centers by cart, within the rules that apply

Market snapshot: Sunland Springs Village and cart listings

All of Sunland Springs Village:

  • 20 closed sales from Aug 20 to Nov 6, 2026
  • Median sold price: $470,000
  • Median sold price per square foot: $282
  • 39 active listings on Nov 7, 2026, listed from $299,900 to $807,000

Listings that mention a golf cart:

  • 10 closed sales from May 15 to Sep 23, 2026 (a 6-month window; only 2 of those closed in the last 90 days)
  • Median sold price: $620,000
  • Median sold price per square foot: $286
  • 8 active listings on Nov 7, 2026, listed from $389,900 to $807,000

Cart-mention homes sold for a higher median price than the community overall, but the price per square foot was close ($286 versus $282). That suggests the gap comes mostly from larger homes, not from the cart space alone. The cart sample is small and spread over six months, so read it as a rough guide.

What to check before you buy

  1. Measure the bay length and width, and check the garage door height against your cart roof and windshield
  2. Find the nearest outlet for the charger and ask whether it is on its own circuit
  3. Look for water heaters, softeners or shelving that steal cart length
  4. Check floor slope and whether rain runs into the bay
  5. Get the HOA rules on cart parking, street use and enclosures from the association
  6. Ask the golf club about personal cart rules if you plan to play with your own cart
  7. Confirm which Arizona rules apply to your cart type before you drive on public streets
  8. Remember the listings button is a keyword match; ask me to confirm the actual space

The listings button shows 8 active homes from a Nov 7, 2026 search whose listing mentions a golf cart. It is a keyword match, not a measured cart garage, and the list will thin as homes sell. Call me for a fresh search.

Questions buyers ask

Do all Sunland Springs Village homes have a golf cart garage?
No. Cart space depends on the original plan and any later remodel. Ask Terry for the floor plan and measure before you fall for a listing photo.

Does the listings button show only measured cart garages?
No. It shows Sunland Springs Village listings that mention a golf cart, from a Nov 7, 2026 search. That is a keyword match, so I confirm the bay size and access on site.

Can I use my own cart on the Sunland Springs golf course?
The club website did not post a personal-cart policy when I checked. Ask the pro shop directly about approval and cart path rules.

Is a golf cart the same as a neighborhood electric vehicle in Arizona?
No. A.R.S. 28-101 defines a golf cart, and A.R.S. 28-966 sets operating limits for neighborhood electric vehicles and similar low-speed vehicles. This is general information, not legal advice.

Where can I compare other 55+ communities?
