Sunland Village Mesa Homes with Pool

Sunland Village Mesa homes with a pool come two ways: a private pool in your own backyard, or a home that uses the community pools. Sunland Village and Sunland Village East are separate age-restricted (55+) associations in Mesa, each with its own pools and architectural rules, and any new pool also needs a City of Mesa permit.

The listings button shows Sunland Village area listings flagged with a private pool in the MLS. Pool flags are not always accurate, and the search can mix in homes from both associations, so confirm the pool type and which association the address belongs to in each listing.

Two kinds of pool life in Sunland Village

When buyers tell me they want a Sunland Village home with a pool, my first question is which kind they mean. Some want water a few steps from the back door; others are fine with a community pool. I also confirm which association the address belongs to before we tour.

It also matters which Sunland Village you mean. Sunland Village, run by the Sunland Village Community Association (SVCA), and Sunland Village East, run by the Sunland Village East HOA, sit near each other in Mesa but have separate boards, CC&Rs, pools and architectural committees.

Sunland Village community pools

The SVCA lists two pool complexes on its Swimming Pools page:

  • South Pool at 4546 E. Delta Ave.: two pools and one jacuzzi, with free water aerobics in the morning.
  • North Pool at 510 S. Quinn: one L-shaped pool and one jacuzzi, with lap swim, water aerobics and seasonal water volleyball.

Posted rules at both complexes, as listed this run: members enter with a Sunland Village key fob, guests must be with a member or carry a guest fob from the office, you must be 18 or older to use the spas, and there is no lifeguard on duty. Guests ages 3 to 17 have set swim hours with an SVCA resident present.

Sunland Village East community pools

Sunland Village East has a North Complex and a South Complex. The HOA's amenities page describes three resort-style pools and two heated jacuzzis, while its home page lists a North Pool and a South Pool. Ask the HOA office for the current pool list, hours and guest rules, since those were not posted on the pages I checked.

Many SVE homes are condos. The HOA counts 780 condo units among its 2,437 homes, and those condos fall under sub-associations. If you are looking at an SVE condo, plan on community pools rather than a private one, and read the sub-association documents as well as the master HOA documents.

Buying a home with a private pool

Both communities are mostly resale markets, so private pools vary in age, size and condition. Here is what I walk through on a private-pool tour:

  • Equipment: pump, filter, any heater and controls. Ask for service records and recent repair invoices.
  • Shell and deck: cracking, surface wear and deck movement. A pool-specific inspection is worth adding to your general home inspection.
  • Barrier: fence, gates, latches, and any house doors or windows that open toward the pool.
  • Location: compare the pool lot with a no-pool home closer to the community pool you would actually use.

Adding or remodeling a pool: association rules

Sunland Village (SVCA): the association asks owners to get Architectural Control Committee (ACC) approval before starting exterior projects. The ACC generally meets on Thursdays, and approved projects get a green permit to display in a front window until the work is done. Work without approval can lead to fines under the fine policy. The pool-specific rules are in the ACC Guidelines linked from the SVCA Architectural Guidelines page; read the current version before you get bids.

Sunland Village East: the SVE Architectural Committee Guidelines spell out the pool rules. In general terms:

  • A plot plan showing the pool location, design and equipment location is required for approval.
  • The ACC will not approve a new or remodeled pool without proof of a City of Mesa permit.
  • The water's edge must be at least 4 feet from any property line.
  • Pool equipment must be hidden from the street and neighbors and placed where the pumps do not disturb neighbors.
  • A backwash pit is required, and backwashing into the street, common areas, golf course or neighboring lots is not allowed.
  • Requests must come from the homeowner, not the contractor, and walls need a separate wall form.

Those SVE guidelines state that they do not apply to the golf or garden condo owners, who answer to their condo sub-associations.

City of Mesa pool permit and barrier rules in general terms

Mesa lists constructing or filling in an inground swimming pool among projects that need a residential construction permit. The city's pool and spa barrier brochure covers pools, spas and hot tubs 18 inches deep or more. In general terms:

  • Every pool needs a barrier at least 5 feet tall, measured on the outside, with openings that will not pass a 4-inch sphere.
  • Gates must open away from the pool and be self-closing and self-latching; latches lower than 54 inches go on the pool side.
  • Doors and low operable windows with direct pool access need an approved setup or a listed water hazard entrance alarm. Pet doors are not allowed in the barrier wall.
  • The water's edge must be at least 4 feet from property lines, and pools cannot go in the required front yard or a public utility easement.
  • An above-ground spa or hot tub may use a lockable hard safety cover in place of a barrier.

This is a general overview, not legal advice. Confirm the specifics for your lot with the City of Mesa and your association.

Pool home or no-pool home, by home features

A private-pool home brings an enclosed backyard with water plus equipment, cleaning and inspections. A no-pool home means less yard work and a short trip to a community pool to swim. Some resales carry FHA or VA loans that a qualified buyer may be able to assume, subject to lender approval. I check for that on every listing we look at.
