Buyers looking at 55+ communities near Scottsdale usually choose among three paths: a partial-55+ resort community just east of North Scottsdale, established age-restricted communities in the East Valley, or an all-ages lock-and-leave condo or townhome. This guide lays out each path by home features, without rankings or drive-time promises.
55+ communities near Scottsdale at a glance
- Partial 55+ near North Scottsdale: Trilogy at Verde River in Rio Verde, which Shea Homes lists as "Partial 55+" with 55+ and all-ages neighborhoods
- East Valley age-restricted options: Sun Lakes associations and Leisure World in Mesa
- More Mesa choices: site-built 55+ neighborhoods plus 55+ manufactured home and RV resort communities
- Lock-and-leave: condos and townhomes, usually all-ages, with smaller exterior upkeep
- Rules: age occupancy rules are written in each association's CC&Rs, so read them for the exact address
- Floor plans: ask Terry for floor plans

What "near Scottsdale" usually means in a search
When someone types "55+ communities near Scottsdale," they are rarely asking for one exact city boundary. They usually want Scottsdale-side dining, shopping, trails or medical appointments within reach, plus a home that fits a retirement or snowbird plan. The search widens quickly once you look at the actual communities, because the large amenity campuses on this side of the Valley sit in Rio Verde, Mesa and the Sun Lakes area.
Before I build a tour, I ask one question: which problem are you solving? A full club campus, an age-restricted neighborhood with established resale homes, or a low-maintenance home you can lock up for the summer. Each answer points to a different shortlist. If you want the full statewide picture first, the Arizona 55+ living hub and the 55+ community finder are good starting points.
Trilogy at Verde River (partial 55+)
Trilogy at Verde River is a Shea Homes Trilogy community in Rio Verde, AZ 85263. Shea describes it as a gated "55+ & All Ages Resort community" located just east of North Scottsdale, bordering the Tonto National Forest. That wording matters: Shea lists the community as partial 55+, so some neighborhoods are age-restricted and others are open to all ages. Confirm which section a specific lot is in before you write an offer.
Home features buyers ask about:
- Single-story plans in single-family detached homes and duplexes, per Shea
- The Verde River Golf & Social Club, which Shea describes as about 30,000 square feet of indoor club space with dining, resort pools, a day spa, a culinary studio and a fitness facility
- A golf course Shea says was redesigned in 2016 with PGA Tour player Tom Lehman, with views of the Tonto National Forest and Four Peaks
Club membership terms and which areas are members-only should be confirmed in writing for the home you choose. See the Trilogy at Verde River homes page for current listings.
Sun Lakes
Sun Lakes, AZ 85248 is a southeast Valley area made up of separate associations, each with its own documents and amenity access. Cottonwood Palo Verde at Sun Lakes states on its official site that it is "an age 55 and older housing community in accordance with the Arizona and Federal Fair Housing Acts," with an 18-hole championship course at Cottonwood and an 18-hole executive course at Palo Verde. IronOaks at Sun Lakes describes itself as a gated community "designed for active adults" with 45 holes of golf across its Ironwood and Oakwood courses.
Because the rules differ by association, I match each address to its own association packet and confirm the age occupancy language, guest rules and amenity card before you commit. Browse current homes on the Sun Lakes 55+ homes page.
Leisure World in Mesa
Leisure World is in Mesa, with its community association at 908 S Power Rd, Mesa, AZ 85206. The Leisure World Community Association describes it as a "55+ golf retirement community" and a gated community with around-the-clock security. Guests need advance gate clearance from the property owner.
The association lists two private courses: Coyote Run, an 18-hole championship course, and Heron Lakes, an 18-hole executive course. Golf access terms can be separate from basic residency, so confirm them for your situation. Current homes are on the Leisure World homes page.
More Mesa 55+ options
Mesa has a wide mix of 55+ choices beyond Leisure World. Some are site-built neighborhoods with single-level homes. Others are 55+ manufactured home and RV resort communities, where the land arrangement and park rules work differently from a standard HOA, so the documents deserve a careful read.
- Mesa active adult (55+) homes covers site-built communities across the city
- Mesa 55+ manufactured home communities covers manufactured home and resort-style parks
- East Valley vs West Valley 55+ communities helps if you are still choosing a side of the Valley
Lock-and-leave condos and townhomes
Not every Scottsdale-side buyer needs an age-restricted address. Some want a condo or townhome with a smaller outdoor footprint, an association that handles exterior care, and features like single-level living, an elevator building or covered parking. These buildings are usually all-ages, so the 55+ label does not apply unless the documents say so.
For lock-and-leave buyers, the paperwork matters as much as the finishes. I review what the association maintains, guest and rental rules, and the reserve study. My lock-and-leave condo guide goes deeper, and the closing up for summer checklist helps snowbirds plan the months away.
Partial-55+ and mixed master plans
Some Valley communities, Trilogy at Verde River included, combine age-restricted neighborhoods with all-ages streets. Marketing language can blur that line. Before you write an offer, confirm whether the specific lot carries 55+ occupancy rules and which amenities that association actually opens. This is general information, not legal advice; talk with a real estate attorney if you have questions about CC&R language.
Assumable loans on resale homes
Some resale listings in these areas mention an assumable FHA or VA loan. Assumption is always subject to lender approval, and the terms belong to the existing loan, so I do not quote rates or payments. If that path interests you, see the assumable mortgage homes page and I can start lender outreach while you narrow communities.
How I compare these without rankings
- Age-restriction status and the exact CC&R language
- Single-level or multi-level living
- Club campus or lock-and-leave maintenance
- New construction or resale inspection profile
- Golf, court sports and club access, confirmed in writing
Who this guide fits, by home features
This guide is useful if you want single-level homes, a gated entry, a golf or club campus, or exterior maintenance handled by an association, with the Scottsdale side of the Valley as your reference point. If your shortlist is West Valley Sun City product, the Arizona 55+ homes guide is a better fit.
