Cal-Am markets Valle Del Oro park models as winter homes, and its RV rate card is built around short and seasonal stays: daily, weekly, monthly, a four-month option and winter season periods. For park model owners, Cal-Am's materials say you can stay as long as you want, whenever you want. Even so, I ask the resort office directly about full-year occupancy for the specific site before anyone writes an offer.
Seasonal and year-round use raise different questions, so get these answered in writing:
- How the resort handles vacant homes, mail and site checks while you are away
- Guest rules during peak season (the RV rate card says all visitors register with Guest Services)
- Whether activities, staffing and services change from late spring through early fall
- What the resort allows for covers, shade and heat protection on your home or coach
A packed winter calendar does not tell you what summer looks like. If you plan to leave for the hot months, my checklist for closing up an Arizona home for summer covers the basics.
Amenities and activities
Cal-Am lists a long amenity roster for Valle Del Oro. Highlights from the resort's page include:
- A swimming pool, a lap pool and two spas
- Eight lighted pickleball courts, six lighted tennis courts, eight lighted bocce courts and 16 lighted shuffleboard courts
- A softball field, horseshoe pits, lighted ladder golf and a putting green
- A large ballroom, a fitness center and personal trainers
- A woodshop, plus pottery, stained glass, ceramics, fiber arts, leather and general arts and crafts spaces
- A billiards room, card room and computer lab
- A model train area, model airplane room and RC car track
- Dog agility parks for small dogs, four laundry facilities and an on-site post office
- A hair and nail salon, massage therapy, a patio grill and a poolside tiki bar
The resort also advertises classes such as line dancing, square dancing, ballroom dance, water aerobics and Zumba, along with concerts and chapel services. Schedules change by season, so ask for the current calendar. On a tour, I like to walk the courts and at least one craft building, then ask what slows down or closes in summer.
Park models, RV sites and paperwork
RV sites: The resort's rate card lists sites for Class A, B and C motorhomes, travel trailers and fifth wheels. It sets a minimum RV length and asks that RVs be self-contained, under 10 years old and in good condition, with management able to make exceptions. It also caps pets at two per site and assumes two people per site. Confirm pad size and hookups for your coach before you reserve.
Park models: Cal-Am describes them as one-bedroom homes in roughly the 400 to 800 square foot range, offered new and used. On a resale, look closely at the roof, plumbing, electrical, skirting, decks and any enclosed Arizona room. Ask the resort what exterior standards apply before you plan upgrades.
Ownership: Cal-Am's materials say buyers own the park model home. They do not describe owning the land, so plan on a home sitting on a rented site and confirm the exact arrangement for the space you are buying. Lenders treat park models on rented sites differently from a site-built Mesa house, so talk to a lender early if you plan to finance. If a listing mentions an assumable loan, assumability is subject to lender approval.
Market snapshot
Market snapshot: The MLS showed no closed sales inside Valle del Oro from May 6 to Nov 6, 2026 and no active Valle del Oro listings on Nov 6, 2026, so there is no reliable median to share. Most park models here sell through the resort sales office. The button above shows Mesa manufactured and park model homes that are on the MLS today. Where it sits in the East Valley
Valle Del Oro is on South Ellsworth Road in the 85209 zip code of east Mesa. The resort notes shopping, grocery and medical services nearby. It is a stand-alone Cal-Am resort with its own rules and amenities, not part of a larger master-planned recreation system.
East Mesa has several 55+ resorts with RV sites and park models. I often pair a Valle Del Oro visit with ViewPoint Golf Resort in Mesa so you can compare layouts, amenities and rules in one trip. Resort rules and buying tips
Age rules, pets, vehicles, rentals and guest stays are set in the resort's written rules. Get any site rent or fee figures straight from the resort's official packet. A few habits make the process smoother:
- Confirm whether a listing is a park model on a site, an RV site arrangement or something else
- Read the guest, pet and vehicle rules while you are still on site and can ask questions
- Ask Terry for floor plans on the park models that interest you
- Compare Valle Del Oro with another resort and one site-built East Valley home the same week, so storage, garage and outdoor space differences are easy to see
