55+ Active Adult Homes for Sale in Surprise, AZ

Most 55+ homes in Surprise are in a handful of large age-restricted communities in the 85374 and 85387/85388 ZIP codes on the city's north and west sides. The biggest is The Grand (formerly Sun City Grand), with four golf courses, and smaller choices include Sun Village, Arizona Traditions and newer sections at Sterling Grove and Asante.

Where 55+ homes are in Surprise

Active adult communities in Surprise sit mostly north of Bell Road and out toward the Loop 303 corridor. The Grand and Sun Village both have 85374 addresses, with The Grand's Village Center on N. Remington Drive and Sun Village's clubhouse on N. Sun Village Parkway. Arizona Traditions is a gated community described as sitting just west of Loop 303, also in 85374. The newer 55+ sections are farther west and north: Sterling Grove is at Cotton Lane and Cactus Road (85388), and Asante Heritage is in the Asante master plan in north Surprise (85387).

The main communities

The Grand. Del Webb built it starting in the mid-1990s, and it is inside Surprise city limits. The association's site lists about 9,550 houses and 252 condos, four golf courses (Desert Springs, Cimarron, Granite Falls North and Granite Falls South), pools and a day spa, fitness centers, a lifelong learning program, trails, racquet sports, a dog park and dining. Sun Village. A smaller 55+ community of about 1,382 homes and single-level condos. Its site lists an 18-hole par-3 walking course, an outdoor pool, pickleball, tennis, a fitness center, art and stained-glass rooms, libraries and a 250-seat ballroom.

Arizona Traditions. A gated 55+ community with roughly 1,700-plus single-family homes built from the late 1990s into the 2010s, an 18-hole golf course and a large clubhouse, based on published community descriptions. See my Arizona Traditions page.

Sterling Grove. Toll Brothers' staff-gated golf community has both all-ages neighborhoods and 55+ active-adult collections, with a private Nicklaus Design course and a 20,000 sq ft clubhouse. Details on my Sterling Grove page.

Asante Heritage. Lennar's active adult section of Asante, described by the builder as for ages 55 and better, with a gated entry, clubhouse, fitness center, resort-style pool with lap lanes, pickleball, bocce and a 9-hole lighted putting course.

How the age rules work

55+ communities are legal age-restricted housing under the federal Housing for Older Persons Act. Under HUD's rules, at least 80% of occupied homes must have at least one resident who is 55 or older, and the community has to publish its 55+ intent and verify ages at least every two years. Arizona law, A.R.S. 41-1491.04, has a matching exemption. Each community's own documents set the details, such as rules for younger spouses, guests and how long visitors can stay, so I pull those for every home a client is serious about.

Things to check before you buy

• Age and occupancy rules: read the CC&Rs for who can live in the home and for how long guests may stay.
• Recreation and club access: in some communities rec centers come with the home, while golf is a separate membership or pay-per-play. Ask which is which.
• Fees at closing: many associations charge transfer or capital fees. I get the current list from the HOA before you commit.
• Rental rules: if you may rent the home seasonally, check minimum lease terms first.
• The home itself: many resale homes are 20 to 30 years old, so look closely at the roof, HVAC age, water heater and any golf course fencing.
• Golf carts: some communities allow carts on internal streets. Ask about rules and garage space for one.

The City of Surprise also runs a Senior Center for adults 50 and older, with classes, fitness and a lunch program.

Yes, builders such as Toll Brothers at Sterling Grove and Lennar at Asante Heritage have offered 55+ collections. Availability changes, so I check what is open the week you are ready to look.

Do I have to be 55 to buy?
It depends on the community's rules, because the federal standard is based on who lives in the home, not who owns it. Each community's documents spell out its requirements, and I get them for you before you write an offer.
