Sterling Grove is a staff-gated Toll Brothers golf community of about 780 acres in west Surprise, off Cactus Road just east of Cotton Lane and near Loop 303. It mixes all-ages and 55+ neighborhoods, with villas, cottages and single-family homes around a private 18-hole Nicklaus Design course and a 20,000 square foot clubhouse.
I'm Terry Day with DeLex Realty. Sterling Grove is one of the newer golf communities in the West Valley, and it still has new homes for sale from the builder alongside resales. That mix gives buyers more choices than most golf communities, but it also means more to sort out: which section a home is in, how the club works and what the age rules are. Here is how I break it down.

Sterling Grove sits on the west side of Surprise. Toll Brothers describes it as off W. Cactus Road just east of Cotton Lane, close to Loop 303, which ties into US 60 (Grand Avenue) and I-10. The club's address is on N. Greenwich Blvd in ZIP 85388. Toll held the ribbon-cutting for phase one in January 2020, so most homes here are newer builds from 2020 on. In county records and MLS listings, many lots carry plat names that start with "Toll at Prasada," so do not be surprised to see that name on a deed or a listing.
Toll Brothers sells several collections here, from lock-and-leave villas and small cottages to larger single-family homes. The builder's pages list designs from under 1,000 square feet in the cottages to over 4,000 square feet in the largest single-family plans, in craftsman, farmhouse, prairie and Spanish styles. Some homes back to the golf course. As of October 2026 Toll still shows quick move-in homes and models for sale, so you can compare a new build against a resale on the same street.
The community has both all-ages neighborhoods and 55+ active-adult neighborhoods. In MLS listings, homes in the age-restricted part are often tagged "Sterling Grove - Age Restricted 55+." Age-restricted communities are legal under the federal Housing for Older Persons Act, which generally requires at least 80 percent of occupied homes to have at least one resident 55 or older. The exact rules for each section are in its recorded documents, so I pull those before you write an offer.
The Nicklaus Design course opened in January 2021 and is run by Troon. Early on it opened to daily-fee play while the community was built out, with plans to become private, and the club now describes itself as a private golf club. It offers golf and social memberships, and it has advertised a non-resident golf membership, so membership and home ownership are separate decisions. Ask for the current membership categories in writing.
The clubhouse and 10-acre amenity center opened in April 2022. Toll's announcement listed the Copper + Rye restaurant and bar, the Flora Spa, a fitness center and movement studio, three pools, nine pickleball courts, five tennis courts, two bocce courts and an 18-hole putting course. The community also has a tree-lined town square, cornerstone parks and walking paths. Outside the gates, the club points residents to White Tank Mountain Regional Park, Lake Pleasant Regional Park, the Surprise Recreation Campus and Skyline Regional Park in Buckeye.
Toll Brothers lists Dysart Unified as the school district. Listings most often show Shadow Ridge High School, while elementary and middle school names vary from listing to listing, which is a good reason to check. Confirm boundaries with the district for any specific address, and see my Dysart Unified homes page.
Listings name the association as Sterling Grove. Expect a master association with design rules, gate operations and common-area upkeep, and possibly a separate layer for some sections or the condo villas. Club membership is its own agreement. Ask for the CC&Rs, rental rules, any transfer fees and the club documents before you commit. One more item: at least one listing I reviewed showed a private water company, so confirm the water provider for the lot you want.
Decide early whether you want the 55+ side or an all-ages section, and whether you want golf frontage. For a new build, I compare the builder's included features with nearby resales, because upgrades and lot premiums add up. For a resale, I check how much of the builder warranty is left. Read first steps to buying a home in Arizona, and ask me about assumable mortgages.
When the builder is still selling nearby, your buyer is comparing your home with a brand new one. I price against both resales and current builder inventory, and I point out what you added after closing, such as landscaping, a pool or shades. See how to price your Arizona home to sell.
Is Sterling Grove a 55+ community?
Part of it is, because Sterling Grove has both 55+ active-adult neighborhoods and all-ages neighborhoods. Check which section a home is in and read that section's age rules.
Do you have to join the golf club to live in Sterling Grove?
Club membership is a separate agreement from owning a home, with golf and social options. Ask the club for its current categories and any rules tied to your lot.
Is Sterling Grove gated?
Yes, Toll Brothers describes it as a staff-gated community, and the club mentions a guard house at the entry.
Can I still buy a new home in Sterling Grove?
As of October 2026, yes, Toll Brothers was still listing quick move-in homes and models. Resales are also available, and both show in the listings above.
