WestWing Mountain is a master-planned community in north Peoria, ZIP 85383, along Lake Pleasant Parkway and Westwing Parkway north of Happy Valley Road. It has single-family homes built in the early and mid 2000s by builders such as Pulte, Beazer and TW Lewis, set around a mountain preserve with a trail system.
The master plan for WestWing Mountain was drawn up in 1997 for Pivotal Group and Pulte Homes, according to Hadley Design, the firm that planned it. It covers about 1,312 acres and was designed with a trail network, a school site, a park and recreation center, and roughly 300 acres of mountain preserve. Today it is a settled neighborhood with mature landscaping and big desert views. Here is what I want you to know before you tour.

WestWing Mountain sits on the east side of Lake Pleasant Parkway in north Peoria. Listings give Lake Pleasant Parkway and Westwing Parkway as the main cross streets, and some homes are reached from 83rd Avenue and Jomax Road by way of High Desert Drive. Lake Pleasant Parkway runs south toward the Loop 101 and north toward the Loop 303 and Lake Pleasant Regional Park, so you can reach both freeways without cutting through a lot of side streets.
Shopping is close. Lake Pleasant Towne Center, a large Vestar center, is on Lake Pleasant Parkway, and Vestar's newer Shops at Lake Pleasant sit at the northeast corner of Happy Valley Road and Lake Pleasant Parkway. That gives you grocery stores, restaurants and big-box stores within a few minutes.
WestWing Mountain was built in phases, with neighborhoods named by parcel. The listings I have checked show Beazer and TW Lewis homes built in 2003 and Pulte homes built in 2005 in Phase 2. The master planner describes Phase 2 alone as more than 500 homesites. Homes are single-family, and the setting against the mountain gives many streets desert and hillside views.
There is also a gated section called Bella Vista, with its gate at Iona Way, according to listings. If a gated street matters to you, tell me early and I will focus the search there.
WestWing Mountain itself appears to be built out. A separate new community called Aloravita, from Pulte and Tri Pointe, is planned on Westwing Parkway north of Happy Valley Road, with model homes expected around late 2027. It is not part of WestWing Mountain, and it is slated for a different school district, but it may matter to you if you are comparing new and resale homes nearby.
The master plan was built around open space, with a trail system and a mountain preserve. Listings also mention tennis courts and a playground; confirm current amenities with the HOA, since I could not verify the full list from an official source.
One of the best nearby spots is Paloma Community Park, a City of Peoria park at Lake Pleasant Parkway and Dixileta Drive that opened in October 2020. It has a fishing lake, a dog park, pickleball courts, a splash pad and ballfields. Lake Pleasant Regional Park, run by Maricopa County, is a short drive north for boating, fishing and hiking.
Unlike much of Peoria, WestWing Mountain is in the Deer Valley Unified School District, not Peoria Unified. Schools that come up for this area:
Because listings disagree on the high school, please confirm the assigned schools for any address with Deer Valley Unified before you buy.
Listings show the community association as WestWing Mountain HOA. I could not confirm the management company or whether there are sub-associations from an official source, and gated sections like Bella Vista often have their own added rules. For any home, I ask for the CC&Rs, the resale disclosure and the current fee schedule, and I read the rules on parking, rentals and exterior changes with you before you make an offer.
Most homes here are around 20 years old, so the inspection matters. I look closely at the age of the roof, the air conditioning units, the water heater and any pool equipment, and I ask the seller what has been replaced. Homes on the preserve edge or with a view lot can be priced differently from interior streets, so I compare them separately.
A home with an older FHA or VA loan may be assumable, which is worth asking about. See my page on buying a home with an assumable mortgage in Arizona. If you also want to look at brand-new homes nearby, read my guide to buying new construction with a buyer's agent first. New to the process? Start with the first steps to buying a home in Arizona.
Buyers who look here often also look at newer communities farther north. Your advantages are mature landscaping, an established neighborhood, fast access to Lake Pleasant Parkway shopping and the Deer Valley Unified school assignment. Show off recent updates, and price against true comparable sales on similar lots. My article on how to price your Arizona home to sell and the Peoria home values seller guide walk through it, and I am glad to run a pricing review for your home.
