Fletcher Heights is a community of 2,098 homes in Peoria, on both sides of Deer Valley Road at 83rd Avenue, northwest of the Loop 101 and close to the P83 entertainment district. It was built from 1999 to 2002 on former farmland and has single-family homes, three water features, walking paths and about 9 acres of turf.

Fletcher Heights takes its name from Robert L. Fletcher, a West Valley farmer who bought 320 acres here in 1939. Today it is a settled neighborhood with established landscaping and quick freeway access. Here is what I want you to know before you tour.

Where it is

Fletcher Heights sits north and south of Deer Valley Road at 83rd Avenue in Peoria. The HOA describes it as northwest of the 101 freeway and minutes from P83, Peoria's dining and entertainment district. The Loop 303 is also within reach for trips to the north and west. Arrowhead Towne Center is a short drive, and listings mention the New River Canal path nearby for walking and biking.

Robert L. Fletcher bought 320 acres of desert near 83rd Avenue and Deer Valley Road in 1939 and farmed vegetables, cotton and later citrus. Fletcher Heights and nearby Fletcher Farms were built on that former farmland.

The homes

The HOA says Fletcher Heights was built from 1999 to 2002, and listings show homes from about 1998 to 2003. Builders seen in listings and local guides include Fulton Homes, Greystone Homes and Morrison. Homes are single-family, and a local guide notes that some lots are up to half an acre.

Since the homes are now more than 20 years old, I check roofs, HVAC units, water heaters and pool equipment closely. Established yards are a plus, but irrigation and landscaping are worth a look too.

Things to do

Inside the community, the HOA maintains three water features, walking paths, a tot lot, two ramadas, benches, about 9 acres of turf and about 40 acres of desert landscaping. The HOA does not list a community pool or recreation center. A local guide describes Fletcher Park as a 7.5-acre park with lighted tennis and basketball courts, a shaded playground, grills and picnic ramadas.

Nearby, the Peoria Sports Complex on 83rd Avenue hosts spring training, and P83 and Arrowhead Towne Center cover dining and shopping.

Schools

Fletcher Heights is in Peoria Unified School District. Listings show Frontier Elementary (a K-8 school on N 81st Avenue) and Sunrise Mountain High School on N 83rd Avenue. Please confirm schools for a specific address directly with the district.

HOA basics

The association is the Fletcher Heights Community Association, a nonprofit formed in 1997. It is run by a five-member volunteer homeowner board and managed by AAM.
