Glendale is a West Valley city about 13 miles from Phoenix, with Loop 101, Loop 303 and US 60 (Grand Avenue) running through it. It pairs a historic downtown and big sports venues with a wide range of neighborhoods, so Glendale homes for sale run from 1910s to 1930s bungalows in Catlin Court to suburban homes, condos and newer homes toward the Loop 303.
I'm Terry Day with DeLex Realty. Glendale is one of the Valley's older cities, but it keeps growing west. Below is how the city is laid out, a little history, what people do here, which school districts serve it, and what I tell buyers and sellers before they make a move.

Glendale sits on the west side of the Valley, next to Phoenix. The Arizona Commerce Authority lists Loop 101, Loop 303 and US 60 as running through the city, with I-17 and I-10 close by.
Road work is part of life here. ADOT's project to add a lane in each direction on Loop 101 between 75th Avenue and I-17 was set to start in 2024. Northern Parkway is being built out in stages on the west side: published project summaries show the 111th to 103rd Avenue segment under construction from February 2026 with completion expected in early 2027, and a segment with a new interchange at Loop 101 scheduled to start in late 2026. Check ADOT and the city for current status before you plan a commute around it.
For transit, the city runs the free GUS (Glendale Urban Shuttle) on three weekday routes and Glendale OnBoard, a seven-day on-demand microtransit service. Several Valley Metro bus routes serve the city, with park-and-rides at 99th and Glendale Avenues, 59th and Myrtle Avenues, the Foothills Recreation and Aquatic Center and the Arrowhead Transit Center. Glendale Municipal Airport, about 7 miles west of downtown, has a single 7,150-foot runway.
Glendale grew out of water. William J. Murphy finished the roughly 40-mile Arizona Canal in May 1885, opening the desert north of the Salt River to farming. In 1891, Burgess A. Hadsell started a temperance colony here with about 70 families, and the townsite was platted in 1892 (the city celebrates February 27, 1892 as its birthday). A beet sugar factory built in 1906 earned Glendale the nickname "Sugar City," and the town incorporated on June 18, 1910.
World War II changed the city. Luke Field opened in 1941 and grew into today's Luke Air Force Base, and Thunderbird Field trained pilots during the war before becoming the Thunderbird graduate school. That school later moved to ASU's downtown Phoenix campus, and its old Glendale campus is now Arizona Christian University.
Glendale has a bit of everything: historic bungalows downtown, established neighborhoods, condos and townhomes, golf and gated communities, and newer construction on the west side. My niche pages break it down: Glendale homes with pools, Glendale condos, golf community homes, gated community homes, new construction, pickleball communities and resort-style communities.
The planned VAI Resort near the Loop 101, with about 1,100 rooms and a Mattel Adventure Park, had no public opening date as of April 2026.
Several districts serve Glendale, and the right one depends on the address. They include Glendale Elementary, Pendergast Elementary, Washington Elementary, Peoria Unified and Glendale Union High School District, along with Deer Valley Unified and Dysart Unified in parts of the city. Always confirm boundaries with the district for a specific home. Glendale Community College has its main campus at 6000 W Olive Avenue, Midwestern University is on 59th Avenue, and ASU's West Valley campus sits just across the city line in Phoenix.
Luke Air Force Base is one of the area's biggest employers. The Arizona Commerce Authority lists Honeywell, Bechtel, Delta Dental, AAA, Coca-Cola, Conair and Humana among Glendale's major employers. Westgate and Arrowhead Towne Center are the big shopping hubs.
Every Glendale purchase is different. Check the year built and the history of roofs, AC units and plumbing on older homes, confirm HOA rules in newer communities, and look at flight paths and noise disclosures near Luke Air Force Base. On some homes you may be able to take over the seller's existing FHA or VA loan, so see my assumable mortgage guide, and read my first steps to buying a home in Arizona. Selling?
