Yes, the Phoenix area has 55+ condos and villas built for lock-and-leave living. Good examples are the 252 La Solana condos at The Grand in Surprise, the villas and Towers condominiums in Sunland Village in Mesa, and the 780 condo units in Sunland Village East. Read each association's documents to see exactly what it maintains while you are away.
Plenty of snowbirds want a home they can lock in late spring and reopen in the fall without hiring a full landscape crew. The work is matching the association rules to how you actually travel. I am Terry Day, REALTOR® with DeLex Realty. The communities named here are age-restricted (55+), with the rules in their CC&Rs.

What lock-and-leave really means
In a 55+ condo or villa, the association usually handles more of the outside than it would for a single-family home, and you still handle the inside: cooling service, appliances, insurance on your unit and your shut-down routine. Guest and rental rules can limit how the home is used while you are gone. It does not mean zero responsibility. It means a shorter outdoor to-do list.
Examples buyers ask me to compare
These are starting points, not a ranked list. Inventory changes, so ask me for a current search before you plan a trip around a name.
La Solana at The Grand, Surprise. La Solana sits in the northeast corner of The Grand and has 252 condominium homes. The Grand describes it as maintenance-free living with no landscaping or outdoor upkeep, and says La Solana residents get The Grand's membership benefits plus their own clubhouse with a movie theater, lending library, hair salon and a heated saltwater pool and spa.
Sunland Village, Mesa. Sunland Village says its homes are single-family homes, villas and condos. The villas (Villas I and II, and Villas III) and the Towers Condominiums each have their own governing documents, so read the set for the exact building you like. See my Sunland Village guide.
Sunland Village East, Mesa. The association reports 2,437 homes: 1,657 single-family homes and 780 single-story condo units in four condo groups (Garden Condo I and II, Garden Condo III, Golf Condo I and Golf Condo II). Each condo association hires a management company for the outside of its buildings and grounds, while the master association runs the pools, fitness centers, sports courts and auditorium.
Other Valley 55+ communities have villas or townhomes too. Use the 55+ community finder and filter for condos and townhomes, or ask me for an attached-home search.
What to check about exterior maintenance
Before you write an offer, read the governing documents and ask the association in writing:
- Which outside items the association maintains
- What the owner maintains: patios, doors, windows, cooling units, water heaters
- How roof work is handled on attached buildings
- How special assessments are approved for building repairs
- How insurance is split between the association's policy and your own unit policy
I will not guess those answers from a listing photo. The documents decide whether the home is truly low-touch when you leave.
Summer care checklist for snowbirds
- Cooling service and filter changes on a schedule
- Water shutoff habits your insurer and association recommend
- Mail, packages and guest entry rules
- Who checks the unit after a summer storm
- Whether the association wants a local contact on file
Ask neighbors how they handle summer, then confirm the official rule. For more on the hot months, see my retiring to Arizona checklist.
Buying tips: inspections, fees and assumable loans
Attached homes need an inspection that fits shared structures: roof and building questions, cooling age and access, windows and sliding doors, plumbing and the water heater location, plus the reserve study and recent association minutes. Fees vary by building and community, and this page lists no dollar amounts. Ask for the current budget and reserve summary in the disclosure package.
Some listings advertise an assumable FHA or VA loan. Assumption is always subject to lender approval, and a condo project can need its own approval step. I check both early.
Condo vs single-family in the same community
Buyers sometimes tour a condo and a house in the same 55+ community on the same day. The amenities may be the same; the workload is not. Choose attached living when you want less outside work and are comfortable with shared walls and association schedules. Choose single-family when you want private outdoor space and control over exterior projects.
Questions people ask
Are there 55+ condos for sale in the Phoenix area?
Yes. Communities such as The Grand (La Solana), Sunland Village and Sunland Village East include condos or villas. Call me at 602-483-4665 for a current search.
What is a lock-and-leave home?
Usually an attached or low-maintenance home that a seasonal owner can secure for summer while the association handles defined outside items. The documents for that address set the details.
Is La Solana at The Grand a condo community?
Yes. La Solana has 252 condominium homes in the northeast corner of The Grand, with its own clubhouse and pool.
Who maintains the outside of Sunland Village East condos?
Each of the four condo associations hires a management company for the outside of its buildings and grounds.
Can I assume a loan on a 55+ condo?
Sometimes, subject to lender approval and the condo project's status. I verify both before you rely on it.
