Corte Bella Homes with Casita

Some Corte Bella homes for sale come with a detached casita or an interior guest suite, which gives visiting family a private space inside this gated, age-restricted community in Sun City West. Before you buy, read the association's governing documents, because guest stays and rentals follow Corte Bella's own CC&Rs and rules.

What Corte Bella is, in plain terms

Corte Bella is a private, gated community in the Sun City West area of the West Valley. The community website, cortebella.net, describes 1,650 homes, an 18-hole golf course of 7,011 yards owned by KemperSports, a fitness center with saunas, a 25-yard pool, and courts for pickleball, tennis and bocce. The golf club is a separate business from the homeowners association.

Sources state the age threshold differently: cortebella.net calls Corte Bella a fifty-five plus community, and the KemperSports property page says 45 and older. Because they differ, I treat Corte Bella as age-restricted and send my buyers to the CC&Rs for the actual occupancy language. Ask the association office for the current documents, not a summary.

Corte Bella is also not the same thing as the Recreation Centers of Sun City West. That organization runs its own four recreation centers (Beardsley, Kuentz, Palm Ridge and R.H. Johnson) and its own golf courses for its members. A Sun City West mailing address does not mean a Sun City West rec card comes with the house. You can read more on my Corte Bella homes for sale page.

Casita versus guest suite

When a Corte Bella listing says "casita," it can mean one of two things:

  • Detached casita: a separate room, usually with its own bath, set apart from the main house and often reached through the courtyard. Guests get the most privacy here.
  • Interior guest suite: a bedroom and bath inside the main house, usually set apart from the primary suite. It is easier to reach in summer and ties into the home's heating and cooling.

Neither layout is better. It depends on how long your family stays and how much privacy everyone wants. The trouble comes when a buyer pictures a detached casita and walks into a third bedroom with its own bath. Before I compare homes, I check the remarks, the photos and the plan sheet.

The Corte Bella Resource Center has a Home Floor Plans folder with sheets for its models, including Alameda, Arcadia, Bellita, Cambria, Encanto, Figueroa, Granada, Mirada, Montecito, Quinta, San Marco and San Ysidro. The plan names alone don't tell you which plans include a casita, so match the listing to its sheet and see what was built at that address.

Guest stays: what to read

The question I hear most is how long kids or grandkids can stay. In an age-restricted community, guest stays and occupancy rules are written into the governing documents, and having a casita doesn't change them. Visitors in a casita are still guests in your home.

I could not find the current guest-stay language in a public Corte Bella source while writing this page, so I'm not going to quote a number. Ask for the current CC&Rs, bylaws and Rules and Regulations from the association. Read the sections on occupancy, guests and persons under the age the documents name. If your family has a regular visit pattern, like a month each winter, get your questions answered in writing before your inspection period ends.

Amenity access is a separate question. If visiting family will use the pool, fitness center or courts, ask the association how guest passes, cards or waivers work right now.

One thing buyers often miss: if you're also looking in Sun City West, its guest and children policy belongs to the Recreation Centers of Sun City West and doesn't carry over to Corte Bella. Compare the two communities document by document.

Can a casita be rented separately?

I did not find a public Corte Bella source that answers this, so I won't guess. Several things decide it: the CC&Rs and rules on leasing, any minimum lease terms, whether the documents allow leasing part of a lot, and county rules on a second living unit. If rental income from a casita is part of your plan, get a written answer from the association before you make an offer, and treat an unconfirmed "rentable casita" claim in a listing as unconfirmed.

When I compare comps, I keep homes with a detached casita separate from homes with an interior guest suite. Condition and lot matter as much as the extra room.

What I check before you buy

  1. Read the listing remarks and photos to see whether the space is a detached casita or an interior suite.
  2. Match the model to its plan sheet in the Corte Bella Resource Center.
  3. Request the current CC&Rs, bylaws and Rules and Regulations, and read the guest, occupancy and leasing sections.
  4. If the casita looks like a later addition, ask the association about its Architectural Review Committee (ARC) approval.
  5. Look up permit history. For parcels in unincorporated Maricopa County, the county's permit records tools show permitted work only, so unpermitted changes will not appear.
  6. Have the inspector look at the casita's cooling, plumbing and electrical on their own, not just the main house.

Questions buyers ask

Do all Corte Bella homes have a casita?
No. Only some homes have a detached casita or an interior guest suite. The listings button above filters for listings that mention one, and the plan sheet shows what the model includes.

Where do I find the guest stay rules?
In Corte Bella's governing documents: the CC&Rs, bylaws and Rules and Regulations. Ask the association for the current versions before you buy.

Can I rent the casita separately?
I didn't find a public source that answers this. Get a written answer from the association, based on the current leasing language, before you buy with that plan.

Is Corte Bella part of the Sun City West recreation centers?
Corte Bella has its own association and amenities, and the Recreation Centers of Sun City West is a separate membership organization. Don't assume one comes with the other.

Is Corte Bella 55+?
It is age-restricted. Sources state the age threshold differently, so read the CC&Rs for the exact rule.
