Dove Valley Ranch is a golf course community in far north Phoenix that uses Cave Creek mailing addresses (ZIP 85331), built around the Robert Trent Jones Jr. designed Dove Valley Ranch Golf Club near Carefree Highway and Black Mountain Parkway. Most homes are single-family homes from the early 2000s, plus the Villagio condominiums.
I'm Terry Day with DeLex Realty. Dove Valley Ranch confuses a lot of buyers because the mail says Cave Creek but the City of Phoenix map says Phoenix. Here is what that means for you, along with what the homes, the golf course and the HOA look like, so you can decide whether it belongs on your list.

Dove Valley Ranch sits in the desert foothills at the north edge of Phoenix, with Black Mountain Parkway running through it and Dove Valley Road along its edge. Listings usually describe it as near Carefree Highway and Black Mountain Parkway, or near Cave Creek Road and Rancho Paloma Drive.
Here is the part that matters. I checked the City of Phoenix's own maps: the golf club parcels and the homes I tested fall inside Phoenix city limits, in the Desert View Village, even though the county lists their city as Cave Creek. Phoenix's Desert View Village plan even lists the Dove Valley Ranch Golf Club as one of the village's assets. So zoning, building permits and city services come from Phoenix, not the Town of Cave Creek. A few parcels just to the east tested outside Phoenix, so I confirm the jurisdiction on each home before you write an offer.
A 1997 archaeological survey done for the project describes it as the Dove Valley Ranch Project in north Phoenix, about 500 acres, for PK Development. Troon describes the finished community as an 850-acre master-planned golf community, so the acreage depends on what you count. Local agent sources and listings say Shea Homes built the smaller homes and Richmond American the larger ones, mostly from about 2000 to 2004, with the Villagio condos built around 2007. Home sizes in those sources run from about 1,190 to about 4,000 square feet.
The MLS splits the community into many parcels and named neighborhoods, including Vista Montana, Arroyo Trails and Villagio. Views vary by lot, from golf course to mountain and desert. Some lots back to the fairways, so look at stray ball exposure and course irrigation if a golf lot is on your list. My Cave Creek golf community homes page covers the wider area.
The golf course is the centerpiece. Dove Valley Ranch Golf Club, at 33750 N Dove Lakes Drive, is an 18-hole, par-72 course that opened in 1998, designed by Robert Trent Jones Jr. It plays just over 7,000 yards from the back tees and is open to the public as a daily-fee course, so living here does not require a club membership. In 2026, Thompson Golf Group sold the 165-acre course to The Walden Group, with Thompson staying on to run it under a multiyear agreement.
Dove Valley Park, a 4.8-acre City of Phoenix neighborhood park with a playground, sits inside the community on Rancho Paloma Drive. Desert Willow Park is close by, and the Phoenix Sonoran Preserve trail system is within a short drive, including the Apache Wash trailhead on Sonoran Desert Drive.
Dove Valley Ranch is served by the Cave Creek Unified School District. Listings commonly name Lone Mountain Elementary or Desert Willow Elementary, Sonoran Trails Middle School and Cactus Shadows High School. Because listings disagree on the elementary school, confirm boundaries with the district for any specific address. Homes near a school are not guaranteed to be assigned to it.
The Dove Valley Ranch Community Association was incorporated in February 1998. Its website names HOAMCO as the management company. The association enforces the CC&Rs and architectural guidelines and maintains common areas. Some neighborhoods, such as Villagio, have their own association and amenities on top of the master association, and listings mention gated sections. Ask for the resale disclosure packet from every association that applies to a home, and read the rules on rentals, parking, exterior changes and landscaping before you buy.
Buyers here compare views, lot position and updates more than anything. Golf, mountain and preserve views are worth showing in photos, and updated kitchens and baths stand out against original early 2000s finishes. Be clear in the listing that the home is in Phoenix with a Cave Creek address, since buyers ask. My guide on how to price your Arizona home to sell walks through the numbers.
